Abstract

Retirement planning is an important thing to do for every individual. Individuals who do not have a good retirement plan are feared to have anxiety about their retirement. This research is a basic research that examines the perception of the people of Surabaya on retirement planning qualitatively. This study uses the Theory of Planned Behavior (TPB), Time Discounting, and Proactivity variables as triggers for a person’s intention to plan for retirement. This study aims to determine the Surabaya people's perception of retirement planning and what factors influence an individual to decide to do financial planning. The research was conducted by conducting in - depth interviews with several resource persons with active working criteria, in which the results of the interviews would be used as material for further discussion. It was found from the discussions that several factors in the TPB, Time Discounting, and Proactivity indirectly influenced the intentions of the informants.

Abstract

In the modern society, apartments are one of the answers to the need of residential for the citizens due to limited area for landed housing and over crowded city for businesses. Therefore, it will be very interested to investigate the price of appartements, since they are not only influenced by, e.g., physical factors, location, external factor and distance to the central business district, but also they have dependency to the price of other appartements in the neighborhoods. This dependency is called the spatial dependency; to accommodate this dependency to model the price of apartemen by ordinary least square is not enough. Therefore, in this research we used the spatial regresion to model the price of appartements, particularly in Surabaya. Abstract in Bahasa Indonesia: Dalam masyarakat modern, apartemen merupakan salah satu jawaban akan kebutuhan tempat tinggal bagi warga kota, karena adanya keterbatasan lahan untuk perumahan dan kota yang padat dengan daerah bisnis. Oleh karena itu sangatlah menarik untuk menginvestigasi harga apartemen, karena mereka tidak hanya tergantung pada, misalnya, faktor fisik, lokasi, faktor eksternal dan jarak ke pusat bisnis, tetapi juga tergantung pada harga apartemen di daerah sekitarnya. Ketergantungan ini disebut dengan ketergantungan spasial. Untuk mengakomodasi ketergatungan ini memodelkan harga jual apartemen dengan menggunakan metode regresi linear biasa tidaklah cukup. Pada penelitian ini, akan digunakan model regresi spasial untuk memodelkan harga apartemen khususnya di Surabaya. Kata kunci: Ordinary Least Square (OLS), Spatial Regresion, Spatial Auto Regresion (SAR).

Abstract

Since June 2003, CitraRaya Surabaya Housing was developed by means of Singaporean City concept that was a reposition of the old concept namely Autonomous City. Along with the new concept, the development and management were adjusted to Singaporean appearances and standards. Factor analysis of property attributes consisting of; location, price, physical appearance, image of the developer, and concept of Singaporean City, shows that CitraRaya’s consumers primary consideration to purchase a house is not the Singaporean City Concept, but the price factor; while the primary consideration to purchase a parcel of land is indeed the Singaporean City concept. Abstract in Bahasa Indonesia : Sejak Juni 2003 perumahan CitraRaya Surabaya dikembangkan dengan konsep Kota Singapura yang merupakan reposisi dari konsep lama yaitu Kota Mandiri. Dengan konsep baru ini, pengembangan dan manajemen kota disesuaikan dengan penampilan dan standar Singapura. Dengan menggunakan analisa faktor terhadap atribut-atribut properti yang terdiri dari lokasi, harga, tampilan fisik properti, image developer, dan konsep Kota Singapura, diperoleh bahwa yang merupakan pertimbangan utama konsumen CitraRaya di Surabaya dalam pembelian rumah bukanlah konsep Kota Singapura namun faktor harga, sedangkan pertimbangan utama konsumen dalam pembelian kavling adalah faktor konsep kota Singapura.

Abstract

Abstract: This study aimed to determine the effect of demographic factors on credit card usage behavior. Demographic factors such as age, gender, income, education, marital status, according to some previous research has significant effect to credit card usage behavior, both it is related with spending activity with credit cards and also the pattern of payments in pay off credit card bills. Sampling was conducted on people  who  live  in  Surabaya, which  has  a  credit  card  either  as  primary and additional card holder. The data collection use questionnaires form, which is distributed to shopping center visitors in Surabaya. Descriptive analysis is used to decribe the demographic factors and credit card usage behavior. SEM-PLS test conducted  to  examine  the  effect  of  demographic factors  such  as  age,  gender, income, education, marital status on credit card usage behavior in Surabaya. The results showed demographic factors (age, income and marital status) significantly affect the credit card usage behavior (in terms of pay off credit card bills) in Surabaya.Keywords: Demographic Factors, Credit card usage behavior.

Abstract

Every individual definitely will perform housing mobility in accordance to pursue his life purpose. This research aims to determine the influence of affordability, life-course, housing profile, and neighborhood to housing mobility decision in Surabaya, Indonesia. Data samples were collected from Surabaya societies who have ever moved before, and living in a self-owned home at the moment. The method of analysis used is Partial Least Square (PLS). The results insinuate that affordability, and housing profile elucidates significant impact on housing mobility. Howbeit, life-course and neighborhood delineate insignificant impact on housing mobility. Therefore, individual's decision to perform a mobility is influenced by availability of wealth and physical appearance of the chosen house to be occupied.

Abstract

The financial management of each individual depends on his financial intelligent. This study aims to examine the differences between financial knowledge and financial behavior, which are a combination of financial intelligent in each generation, namely the millennials, Gen X, and baby boomers. The sample used consisted of 100 respondents in each generation, selected using purposive sampling technique. Data collection used questionnaires distributed by online and hardcopy, which is then processed to test the differences using the ANOVA test. The results of the analysis showed that there are significant differences in financial intelligence on millennials, Gen X, and baby boomers. However, there were no difference in financial intelligence between millennials and Gen X. This proves that differences in generations that have different growth periods will have different levels of financial knowledge, resulting in differences in financial behavior. Abstract

The steady increase of human population and the limited living space encourages developers to make vertical residential namely apartments. The developers certainly need the right marketing strategy, one of them is determining the target age of the buyer. In this study, age is categorized into several generations, which is Gen X and Gen Y. Gen X and Gen Y have different characters and mindsets. This also makes a difference in consideration of buying an apartment. This research examines about the differences in the consideration of external factors and internal factors between Gen X and Gen Y in purchasing an apartment. External factors consist of physical condition of the apartment, location, environmental and financial factors. Meanwhile, internal factors consist of psychological, emotional, and intuition factors. The results stated that there were only differences in external environmental factors. Although there are no difference on other external and internal factors, Gen X tends to consider physical and location factors more, while Gen Y considers financial factors more. Meanwhile, all internal factors are considered more by Gen X than Gen Y.

Abstract

Pembangunan apartemen merupakan solusi yang baik untuk memenuhi kebutuhan tempat tinggal di Surabaya di mana lahan semakin sempit dan semakin mahal. Namun, seiring berjalannya waktu kerusakan apartemen merupakan hal yang pasti terjadi dan harus ditangani untuk bisa menjaga kepuasan dari penghuni apartemen. Penelitian ini meneliti kepuasan penghuni terhadap respon manajemen dalam menangani kerusakan yang terjadi pada apartemen. Kerusakan yang dianalisa adalah kerusakan struktural, non struktural di dalam dan di luar unit apartemen. Data diperoleh melalui kuisioner pada penghuni apartemen di Surabaya sejumlah 100 responden, data diolah dan diuji menggunakan analisa Partial Least Square. Hasil uji menampilkan kerusakan non struktural apartemen memberi pengaruh yang signifikan terhadap respon manajemen properti. Sedangkan kerusakan struktural dan kerusakan di luar unit apartemen tidak memberi pengaruh. Respon manajemen properti juga memberi dampak yang signifikan terhadap kepuasan penghuni bangunan. Nilai prediktif Q2 menyatakan data pada model mampu menjelaskan sebesar 55.7 % dan sisanya 44.3% adalah variabel lain yang perlu diteliti lebih lanjut.

Abstract

Lahan perkotaan yang terbatas serta kualitas lingkungan yang semakin menurun, mendorong kebutuhan alternatif tempat tinggal. Penggunaan bangunan vertikal secara maksimal diharapkan dapat memperbaiki kualitas tata kota. Berbagai penelitian dilakukan untuk memahami keadaan di rumah susun maupun kondisi fasilitas yang tersedia, namun penelitian sebelumnya fokus pada rumah susun kelas menengah atas. Pada sisi lain, rumah susun (rusun) sederhana sewa memiliki kendala tersendiri jika terjadi laporan kerusakan, meliputi tingkat kerusakan ringan, sedang, dan berat. Perbedaan pandangan terjadi pada sisi pengelola (pemerintah), penghuni, serta biaya sewa perbulan. Birokrasi pemerintah yang cenderung lambat mengarahkan penelitian ini pada responsivitas pengelola terhadap kerusakan bangunan. Penelitian dilakukan dengan menyebarkan kuesioner dan uji chi-square. Hasil dari penelitian menunjukkan kerusakan berhubungan dengan pelayanan, khususnya pelayanan informatif oleh petugas rusun. Namun pelayanan informatif tidak diikuti dengan responsivitas tindakan pengelola. Kerusakan yang tidak segera diperbaiki, mengakibatkan kerusakan menjadi semakin parah.

Abstract

Tujuan dari penelitian ini adalah untuk mengetahui faktor-faktor yang signifikan yang mempengaruhi keputusan perusahaan properti dan real estat di Indonesia dalam menyesuaikan struktur modalnya, beserta speed of adjustment menuju nilai target. Faktor-faktor yang diuji meliputi profitabilitas, tangibilitas, ukuran, market-to-book value, industry median leverage, rate inflasi secara umum, dan market stock return. Penelitian menggunakan data laporan keuangan perusahaan properti dan real estat dari Bursa Efek Indonesia, tahun 2010 sampai dengan 2019. Teknik analisis yang dipilih untuk menganalisis data dan menguji hipotesis dalam adalah regresi linear. Hasil analisis dapat disimpulkan bahwa variabel profitabilitas, ukuran perusahaan, dan market-to-book value berpengaruh signifikan terhadap leverage pada perusahaan subsektor properti dan real estat yang tercatat di BEI periode 2010 s.d. 2019. Dari hasil penelitian, ditemukan juga bahwa perusahaan properti dan real estat di Indonesia memiliki speed of adjustment sebesar 53,43%.
