Abstract

Rumah merupakan salah satu kebutuhan primer. Membeli rumah merupakan salah satu keputusan penting dalam rumah tangga karena nilainya yang besar dan merupakan nilai terbesar dalam portofolio aset keluarga. Namun keterbatasan finansial menjadi salah satu penghambat dalam suatu keluarga untuk membeli rumah. Oleh sebab itu perlunya bantuan finansial orang tua dalam pembelian rumah pertama anaknya. Sehingga penelitian ini bertujuan untuk mengetahui keterlibatan orang tua dalam proses pendanaan pembelian rumah pertama anaknya serta seberapa besar pengaruh bantuan finansial orang tua kepada anaknya dalam membeli rumah pertama kali. Hasil dari penelitian ini menunjukkan bahwa orang tua terlibat dalam pembelian rumah pertama kali untuk anaknya sesuai dengan pendapatannya dan bentuk bantuan yang diberikan. Dari 212 responden, sebagian besar yaitu sebanyak 72,2% orang tua terlibat dalam proses pendanaan rumah pertama anaknya. Rata-rata besar kontribusi bantuan finansial orang tua sebesar 44,4% dari harga rumah. The house is one of the primary needs. Buying a home is one of the important decisions in a household because it has a large value and is the biggest value in a family's asset portfolio. But financial limitations become one of the obstacles in a family to buy a house. Therefore the need for financial assistance from parents for the first time buying a home for their children. So this study aims to determine the involvement of parents in the process of funding their first-time home purchase and how much influence the financial assistance of parents to their children in first-time buying a home. The results of this study indicate that parents are involved in first-time home purchases for their children according to their income and the form of assistance provided. From 212 respondents, the majority of which is as much as 72.2% of parents involved in the first-time home funding process for their children. The average contribution of parents' financial assistance was 44.4% of the price of the house.

Abstract

This study targeted to investigate whether factor of physical condition, planning concept offered, location, and financial affect the willingness to pay for residential with near toll road gate in Surabaya and also find out the percentage of willingness to pay for residential with near toll road gate in Surabaya. The samples are people who have intention of buying residential or have puchase residential in Surabaya and in productive age. The data analysis method used is Partial Least Square (PLS) using the Smart PLS program. The results of this analysis showed that physical condition, planning concept offered and location affect the willingess to pay for residential with near toll road gate in Surabaya, while financial not significantly affect. For willingness to pay residential with near toll road gate in Surabaya, most of them answer between 0-10%.

Abstract

The slowing of economic growth in Indonesia could cause financial distress for companies in property, construction and real estate sectors as these companies has enormous amount of GDP contributions in Indonesia. These difficulties are related to companies being able to accomplish all its responsibilities in short nor long terms. In assessing financial status of a company, discriminant analysis could be of use to see financial ratio such as liquidity ratio, profitability, activity and solvability. This research consists of comparative and sample pulling technique towards 81 population in multiple sectors such as property, construction and real estate. Data collection method by documentation. Discriminant analysis results depicts that liquidity ratio(CA/CL), profitability (EBIT/TA and NI/SALES), activity (SALES/TA), and solvability (BV/TL and TL/EQUITY) could be used to distinguish which company are experiencing financial distress and which are not.

Abstract

This research examines the impact of perceived financial literacy and parental norms on money management. I collected the data by spreading online and printed questionnaires towards 100 respondents of students who got Bidikmisi scholarship from several universities in Indonesia. Then, the data was processed by SmartPLS. The result of the research shows that perceived financial literacy and parental norms significantly influence money management of students who got Bidikmisi scholarship. So, the role of parents in terms of educating the children about finance shapes the knowledge of the students to manage the scholarship to fulfill the needs of the college.

Abstract

A house, especially landed housing is one of the primary needs and yet scarcity continues to occur due to the depletion of land quantity and increasingly rising selling prices. In order for the development of a residential area to be more directed and productive, it is necessary to analyze the appropriate land allocation and generate maximum land value. Through this paper, the author examines the effect of a residential planning with green concepts along with housing support facilities in relevance with highest and best use analysis, especially its impact on costs and revenues.

Abstract

This study aim to determine financial literacy, financial risk tolerance, and financial socialization agents effect/influence on stock investment decisions in the millennial generation. The research was conducted by distributing questionnaires to 400 millennial generation stock investors in Indonesia. The data analysis method by Structural Equation Modeling (SEM) using the SmartPLS 3.2.7 program. The results show that financial literacy has a significant effect on investment decisions. Financial risk tolerance has significant effect on investment decisions, meanwhile financial socialization agents do not have a significant effect on investment decisions.

Abstract

A promising investment in the property sector is due to appreciation in property value. As an economic instrument, the stock market, inseparable from different environmental factors, was triggered by incident in Wuhan, Hubei Province, China, an outbreak of acute respiratory tract infection 2 (SARS-CoV-2) in December 2019 and then spread across China. This study is a comparative study on the stock index of the property sector on the stock exchange of countries affected by the Corona Virus Disease 2019 (COVID-19) case, with a purposive sampling technique according to certain criteria for sample selection. The event analysis was performed by analyzing market reaction; with COVID-19 incident effect as one of the event tests, the stock price index. The findings of the study indicate that there is an index response to the incident of COVID-19. The reflected reaction shows in the abnormal return and trade volume activity before and after the incident. Thus, this study is expected to be taken into consideration for stock investors regarding the impact of the Corona Virus Disease 2019 (COVID-19) pandemic on stock prices, by providing an overview of changes in stock prices during the monitoring period, so that they can make investment decisions in the period before and after incident.

Abstract

The main purpose of this study is to investigate the causality of the behavioral bias ‘herding’ that was traced down to both social and normative influences. An experimental method was developed to test 125 participants studying finance. The experiment provides a total of 6 houses in which the participants were instructed to appraise to a value that meets their willingness to purchase. The subjects were treated with social and normative influences and their valuation shifts were observed. In total, three valuations were recorded, labeled ‘initial’, ‘social’, and ‘normative’ valuations respectively. Our findings showed that the undergraduates were susceptible to both social and normative influences. However, further analysis showed that some external factors had a role in causing the herding behavior.

Abstract

Rumah merupakan kebutuhan pokok untuk tempat tinggal, terutama pada generasi milenial yang memasuki tahap berkeluarga. Kepemilikan rumah oleh generasi milenial mempertimbangkan beberapa faktor yaitu faktor internal, keluarga, eksternal, kondisi fisik rumah (struktur), lokasi, keuangan, serta selera yang terkait gaya hidup. Tujuan penelitian ini adalah mengeksplorasi faktor-faktor yang menjadi pertimbangan generasi milenial terkait kepemilikan rumah pilihan tersebut, dan menampilkan kendala finansial yang dihadapi generasi milenial terkait kepemilikan rumah tinggal tersebut. Penelitian eksploratif diterapkan pada penyusunan kuesioner yang disebarkan secara online melalui google form sebagai sumber data. Responden yang berhasil dikumpulkan 235 orang dengan teknik purposive sampling. Data yang dikumpulkan, diolah menggunakan program SPSS dengan teknik analisa faktor dan teknik rangking. Hasil penelitian membuktikan bahwa faktor-faktor yang dipertimbangkan generasi milenial adalah faktor keluarga dan eksternal, keuangan dan lingkungan, kondisi fisik rumah tinggal, internal dan selera. Sedangkan kendala finansial utama pada generasi milenial, tidak tersedianya dukungan finansial dari orang terdekat sehingga ragu melakukan pembelian rumah. Manfaat dari studi ini adalah pentingnya setiap individu untuk melakukan perencanaan keuangan sedini mungkin terutama tujuan pembelian properti. Selanjutnya bagi developer, informasi kendala finansial tersebut memberikan informasi untuk melakukan strategi pemasaran dan peluncuran produk yang disesuaikan kondisi calon pembeli generasi milenial.

Abstract

Penelitian ini menguji pengaruh corporate governance dan kinerja perusahaan terhadap nilai perusahaan sektor properti dan real estat di Indonesia. Pengukuran corporate governance menggunakan ukuran direksi, komisaris independen, remunerasi, umur komisaris, dan umur CEO. Kinerja perusahaan diukur dari sisi likuiditas, solvabilitas, dan profitabilitas. Nilai perusahaan diukur dengan price to book value (PBV). Laporan keuangan perusahaan sektor properti dan real estat dipilih secara purposive untuk periode 2011-2020, sehingga diperoleh 31 perusahaan yang diolah menggunakan regresi logistik. Hasil penelitian menunjukkan bahwa corporate governance yaitu ukuran direksi dan umur CEO serta kinerja perusahaan yaitu solvabilitas dan profitabilitas berpengaruh signifikan terhadap nilai perusahaan.
