Abstract

Rumah merupakan kebutuhan primer dari masyarakat, seperti yang terlihat pada tahun 2012 pertumbuhan properti residensial mencapai 20%. Proses pengambilan keputusan dalam pembelian rumah mempertimbangkan faktor demografi, keluarga dan situasi. Penelitian ini dimaksudkan untuk mengetahui hubungan latar belakang demografi, karakter keluarga, dan karakter situasi dalam pemilihan pendanaan saat membeli rumah tinggal. Metode analisa data yang digunakan adalah tabulasi silang dan chi-square. Perolehan data dengan membagikan kuesioner kepada keluarga yang sedang atau sudah pernah melakukan pinjaman untuk pembelian rumah tinggal di Surabaya. Dari hasil penelitian diperoleh bahwa ada beberapa variabel dari faktor demografi, keluarga dan situasi yang mempunyai hubungan dengan pendanaan.

Abstract

Dalam kehidupan setiap orang baik yang masih dalam tahap baru bekerja maupun yang sudah berkeluarga pasti berkaitan dengan kebutuhan yang bermacam-macam. Rumah merupakan salah satu kebutuhan yang penting dan diperlukan bagi keluarga, dan akan berbeda satu dengan yang lain. Penelitian ini ertujuan untuk mengetahui indikator apa saja yang digunakan oleh masing-masing tahapan keluarga dalam pengambilan keputusan kepemilikan rumah untuk tujuan konsumsi dan investasi yang kemudian akan diinterpretasikan menggunakan analisis korespondensi. Sampel yang digunakan adalah tahapan keluarga yang terdiri dari bachelorhood, parenthood, dan post-parenthood. Dari analisis korespondensi diketahui bahwa masing-masing tahapan keluarga menggunakan indikator yang berbeda dalam mengambil keputusan kepemilikan rumah.In the life of every person is either still in the new stage of work or who are already married are definitely related to the various needs. House is one of the important and necessary need for the family, thus will differ with one another. The research’s aim is to find out what considerations be taken by the respective stages of the family in decision making home ownership based on the motives in the side of consumption and investment will then be interpreted using the correspondence analysis. The sample used is the family stages consisting of bachelorhood, parenthood, and post-parenthood. Correspondence analysis noted that each stage of the family have different indicators in the decision to make home ownership.

Abstract

Rumah tidak hanya dapat dijadikan sebagai tempat tinggal, tetapi dapat dijadikan sebagai investasi. Ketidakseimbangan antara pertumbuhan penduduk dengan pembangunan rumah menyebabkan tingkat permintaan rumah meningkat. Oleh sebab itu terdapat tambahan peluang investasi pada investor yang berinvestasi rumah, yaitu dengan menyewakan rumah tersebut. Adapun bermacam alasan yang mendasari pemilik menyewakan rumah. Oleh karena itu, dalam penelitian ini bertujuan untuk mengelompokan alasan-alasan pemilik dalam pengambilan keputusan menyewakan rumah dengan menggunakan analisa faktor. Sampel yang digunakan adalah pemilik yang menyewakan rumahnya di Surabaya. Dari hasil analisa faktor, alasan-alasan pemilik membentuk empat faktor baru yaitu, faktor inflow and outflow, faktor investasi, faktor biaya dan peraturan sewa menyewa, dan faktor minat berwirausaha

Abstract

The rapid economic growth and development encourage companies to have sustainable competitive advantage in order to compete in the market. One of the strategies to face this competition is building a good brand image. Brand has always been an important factor in company’s growth. The concept of brand thrust was used to show the level of company allocation to enhance their brand image. This study aims to examine the effect of brand thrust on financial performance of property companies in Indonesia capital market for the period 2009-2016. The independent variables used are brand thrust and firm characteristics. The dependent variable used is financial performance. The method used is panel data Ordinary Least Square (OLS) regression with the number of sample are 28 firms of property sector. This study reveals brand thrust, long term debt to assets ratio, stock market beta, market share, operating profit margins, and capital expenditure to property, plant, and equipment have a significant influence on financial performance of property companies. Abstract

Developers undertake construction and maintenance of public facilities, social facilities including infrastructure, facilities and utilities in housing estate. The purpose of the maintenance is to increase the value of housing and to comfort the residents. This study aims to identify and evaluate the influence of the types of maintenance undertaken by the developers on the satisfaction of the residents.Data were obtained by distributing questionnaires to housing residents in Surabaya who have lived at least 1 (one) year. The surveyed housing estate has an Environmental Management Agency.The number of respondents obtained are about 100 people with convenience sampling technique.Data processing using SEM-PLS and Kendall’s way analysis of non-parametric test. The results showed that residents of housing estate in Surabaya were satisfied with the maintenance done by the developer. The three types of maintenance that have been performed byEnvironmental Management Agencyare considered good by residents, including corrective maintenance, routine maintenance, and cosmetic maintenance. Furthermore, residents of housing in West Surabaya even showed a higher level of satisfaction with the maintenance done by each BPL than residents in East Surabaya and South Surabaya

Abstract

Previous research focused on the conditions, awareness, and priorities of tenants for property maintenance in housing and middle-class flats, so that simple flats have not received special attention related to property maintenance issues. This study aims to determine the maintenance priority, the reasons given by tenants to maintain simple flat, the correlation between maintenance priorities and the reasons for maintain. The method used was a survey by distributing questionnaires. Property maintenance is divided into three such as structure, architecture and utility. The results show that each tenant has different priorities on property maintenance and their reasoning behind it. Disagreements occur in each of the tenants, where some of them are more concerned with maintenance and reasons for utility maintenance rather than structure and architecture maintenance. The more important the maintenance is, the stronger reason to do the maintenance. This research provides benefit to the management, namely the Surabaya City Governement, to develop procedures that can be proposed by tenants to obtain maintenance for damaged flat in accordance with priority needs of tenants. The managers can also develop maintenance strategies before and after damaged occur.

Abstract

The government is intensively implementing formal and informal education to improve individual financial literacy. This study aims to examine the effect of women's financial self-efficacy on financial product ownership, controlling for contributing to financial literacy, financial risk preferences, and demographic factors. The sample consists of 253 female respondents who live in Surabaya and already have financial products. The data are collected using questionnaires and processed using binary logistic regression. The results show that women's financial self-efficacy significantly affects the choice of financial products in the form of investment, credit cards, and other loans. However, it does not significantly affect the choice of financial products in the form of savings, mortgages, health insurance, and life insurance. This study is expected to provide benefits in developing learning methods to appropriately improve women's financial literacy according to the available financial product choices. Besides, this study is also expected to provide advice to female clients to diversify their investment product portfolios according to their personalities to achieve their financial goals.

Abstract

   Focus for this apartment appraisal is the physical factor, which is involved location attribute, facilities and building of its apartment, with market comparison approach which is worked with regression. Location attribute is described into the distance between apartment and CBD area, shopping mall and hospital. Facilities attribute is divided into standard facilities and non-standard facilities which are use dummy variable. Building of the apartment is described into square meters, floor of the unit apartment, view from the apartment and number of room in the unit apartment. The result of this research is variable location; facilities and building of its apartment together determine influence of apartment market value. For facilities and view partially do not determine influence of apartment market value. The distance between apartment and CBD area, shopping mall and hospital; square meters, floor of the unit apartment and number of room in the unit apartment partially determine influence of apartment market value.

Abstract

The objective of this research is to observe the direct impact of corporate social responsibility towards financial performance, and indirect impact of corporate social responsibility towards financial performance through intellectual capital and bankruption risk as mediating variables. Smart PLS software is used in this study. Data is obtained from annual report of banking companies listed in IDX from 2011 to 2018. This study is a quantitative form which is calculated using Corporate Social Disclosure Index formula as CSR indicator, Value Added Intellectual Coefficient (VAICTM) as indicator of intellectual capital, Tobin’s Q as financial performance indicator. The results show positive impact of corporate social responsibility towards financial performance, corporate social responsibility towards intellectual capital, and intellectual capital towards financial performance.

Abstract

Demand and supply in housing market depends on macroeconomic conditions such as Gross Domestic Product, interest rates, and housing prices. Changes to these variables are related to changes in housing market. This study aims to examine the relationship of housing prices, Gross Domestic Product, mortgage interest rate to Banking Credit. Knowing the relationship will be useful in making strategic decisions related to property investment and portfolio management. Housing price using Residential Price Index in primary market will be grouped into three parts based on land area of residential property consist of small house type, medium house type, and big house type. Data processing using Auto Regressive Distribution Lag (ARDL) bound test model to test the relationship between variables. The result of the research shows that there is a significant long run cointegration on the variable of housing price, Gross Domestic Product, and mortgage interest to banking credit. Furthermore, in testing each housing price group, the test results also show the relationship between these variables.
