Abstract

ABSTRACT The construction phase is a stage that needs attention so that the main goal of producing a quality project can be achieved. In the construction phase, project managers should consider the positive and negative aspects that will occur in the next stage, the operational phase. The construction project is a job sector that has high risk compared to other sectors. The number of work accidents in Indonesia is quite high and continues to increase from previous years. the number of accidents in Indonesia continues to increase from 2007 to 2011. The number of work accidents in Indonesia in 2008 experienced the highest increase of 13.17%. While in 2011 the number of work accidents in Indonesia that the smallest increase is 0.79%. It indicates the risk of accidents in Indonesia is quite high. Cost of safety can be divided by other approaches that consist of cost prevention, inspection cost, and accident cost. If the security system is not valid or there is no safety program, usually the cost of prevention and inspection is not provided or available but small (less adequate), while the accident costs are great. prevention and inspection is sufficient, so as to reduce the cost of accidents to be small. Safety and work safety management system planning is a series of steps, hazard identification, risk assessment, risk control, and cost calculation of risk control. Based on this it becomes interesting to do an assessment of the estimated cost prevention (prevention cost) and inspection cost (K3) on the construction project. The results of the review on the construction project reviewed indicate that the costs required for prevention cost and inspection cost of work accidents amount to IDR 726,182,726.28 or 5.39% of the total contract value consisting of the cost of personal protective equipment amounting to IDR 585,780,486.28, the cost of occupational safety and health equipment of IDR 32,402,240.00 and the cost of personnel of occupational safety and health is IDR 108.000.000,00. Abstract

Proyek konstruksi merupakan suatu rangkaian kegiatan yang saling berkaitan untuk mencapai tujuan tertentu (bangunan/konstruksi) dalam batasan waktu, biaya dan mutu tertentu. Proyek konstruksi selalu memerlukan resources (sumber daya) yaitu man (manusia), material (bahan bangunan), machine (peralatan), method (metode pelaksanaan), money (uang), information (informasi), dan time (waktu). Metode pelaksanaan pekerjaan merupakan urutan pelaksanaan pekerjaan yang logis dan teknik sehubungan dengan tersedianya sumber daya yang dibutuhkan dan kondisi medan kerja, guna memperoleh cara pelaksanaan yang efektif dan efisien. Tanggul adalah suatu konstruksi yang dibuat untuk mencegah banjir di dataran yang dilindungi. Dalam pelaksanaan kegiatan ini perlu dibuat penjabaran tata cara dan teknik-teknik pelaksanaan pekerjaan yang merupakan inti dari seluruh kegiatan dalam sistem manajemen konstruksi. Untuk itu menarik dilakukan kajian tentang penerapan metode pelaksanaan pembuatan tanggul sungai sepanjang alur Tukad Mati bagian tengah. Tujuan yang ingin dicapai dalam penelitian ini adalah mengimplementasikan metode pelaksanaan pembuatan tanggul sepanjang alur Tukad Mati bagian tengah. Manfaat yang didapat dari kajian ini adalah meningkatkan pemahaman tentang penerapan teori metode pelaksanaan pembuatan tanggul sepanjang alur sungai. Sebagai sumbangan pemikiran bagi institusi pendidikan dalam mengembangkan dan menerapkan pengetahuan tentang metode pelaksanaan pembuatan tanggul, penataan alur sungai, dan normalisasi sedimentasi. Berdasarkan hasil kajian bahwa, pekerjaan galian tanah pada pekerjaan pembuatan tanggul menggunakan excavator sebagai alat gali utama. Material hasil galian diletakkan dipinggir galian pondasi dan nantinya hasil galian berguna sebagai kistdam. Kistdam terdiri dari hasil galian, anyaman bambu, dan turap bambu. Kistdam dipasang pada setiap segmen dimana setiap segmen panjangnya 12m. Sedangkan turap bambu dipasang dengan jarak 10-15 cm. Pekerjaan bekisting tanggul dilakukan dalam 4 tahap. Pekerjaan perancah dilaksanakan sebanyak 2 tahap. Pekerjaan pengecoran menggunakan beton readymix K-300 dengan pengaturan penempatan truck mixer dengan pompa kodok.

Abstract

The cash flow Model of investment projects in the field of housing is attractive to be observed, thus several most rational alternative can be selected. Conditions in the border area of Denpasar city has not found any research on investment risk analysis in the field of housing. Therefore, this research is very important to implement so that it can give consideration to the investor in investing. The objective of this research is to determine the project cash flow model on the housing investment in border area of Denpasar City. Data collection process begins with survey data in the office of REI (Real Estate Indonesia) Bali branch and developers of housing projects in border area of Denpasar City. Data collection using questionnaire and developer as the respondents. The analysis was carried out on two investment models namely model 1 (100% loan capital) and model 2 (30% own capital and 70% loan capital), while the investment valuation control uses NPV and BCR with the risk analysis using the @risk program. The analysis shows that Model 1 does not meet the investment criteria because the value of NPV 1, so it is eligible to be chosen. The results of the risk analysis with the @risk program for model 2 has a probability of NPV > 0 is 76.4% and the probability of BCR > 1 is 77.1%. This means that the cash flow model has the greatest opportunity to obtain greater profits. Model aliran kas proyek investasi di bidang perumahan menarik untuk diamati, sehingga beberapa alternatif investasi yang paling rasional dapat dipilih. Untuk kondisi di daerah perbatasan Kota Denpasar belum ditemukan adanya kajian tentang analisis risiko investasi dalam bidang perumahan. Oleh karena itu penelitian ini sangat penting untuk dilaksanakan sehingga dapat memberikan pertimbangan kepada investor dalam berinvestasi. Tujuan pada penelitian ini adalah untuk mengetahui model aliran kas proyek pada investasi perumahan di daerah perbatasan Kota Denpasar. Proses pengumpulan data diawali dengan survey data di kantor REI (Real Estate Indonesia) cabang Bali dan beberapa pengembang proyek perumahan di daerah perbatasan Kota Denpasar. Pengumpulan data menggunakan kuisioner dan pengembang sebagai respondennya. Analisis dilakukan terhadap dua model investasi yaitu model 1 (100% modal pinjaman) dan model 2 (30% modal sendiri dan 70% modal pinjaman), sedangkan kontrol penilaian investasi menggunakan NPV dan BCR dengan analisis risikonya menggunakan program @risk. Hasil analisis menunjukkan bahwa model 1 tidak memenuhi kriteria investasi, karena nilai NPV < 0 dan BCR < 1, sehingga tidak layak untuk dipilih. Model 2 memiliki nilai NPV > 0 dan BCR > 1, sehingga layak untuk dipilih. Hasil analisis risiko dengan program @risk untuk model 2 memiliki nilai probabilitas NPV > 0 sebesar 76.4% dan probabilitas BCR > 1 sebesar 77.1%. Hal ini berarti bahwa aliran kas model tersebut memiliki peluang paling besar untuk memperoleh keuntungan yang lebih besar.

Abstract

Pura Luhur Andakasa merupakan salah satu pura Sad Kahyangan di Bali yang terletak di Kabupaten Karangasem, tepatnya di Banjar Pakel, Desa Gegelang, Kecamatan Manggis. Pura Luhur ini berada 200 meter di atas permukaan laut. Pura ini dicapai dalam jarak 42 km dari Universitas Warmadewa. Dalam perjalanan menuju pura luhur, kondisi jalan yang harus dilalui sangat curam dan sempit. Hal tersebut disebabkan oleh kemiringan jalan yang sangat ekstrim serta lebar jalan yang cukup sempit. Hal tersebut yang kemudian menjadi permasalahan yang dirasakan oleh pengempon pura serta pemedek saat mengendarai kendaraan dan berpapasan dengan kendaraan lainnya mengingat persembahyangan dilakukan dari dari satu titik ke titik lainnya. Berdasarkan permasalahan tersebut, pengempon Pura meminta bantuan dari tim PkM untuk menyelesaiakan permasalahan yang terjadi. Adapun solusi terkait permasalahan geometrik jalan yang ditawarkan antara lain: (1) perencanaan desain geometrik jalan sebagai alternatif untuk mengatasi permasalahan kemiringan jalan, (2) perhitungan galian dan timbunan dalam perencanaan desain geometrik jalan yang baru yang dituangkan dalam RAB. Penyelesaian masalah mitra menggunakan metode survey, pengukuran langsung dilapangan dan tahap FGD dengan pengempon pura langsung untuk membuat dan merencanakan desain perencanaan geomerik jalan. Hasil dari kegiatan PKM akan digunakan oleh pengempon Pura dalam rangka pengembangan dan pembuatan jalan baru menuju Pura Luhur Andakasa.

Abstract

In this study, a re-planning of schedules and costs will be carried out on the Balimed Denpasar Hospital Building Development Project which aims to be a basis for decision making so that the project runs according to plan. The calculation results obtained a Schedule Performance Index (SPI) of 0,683 and a Cost Performance Index (CPI) of 1 which shows that the project implementation was completed late with the budget as planned. If the project performance at the time of reporting remains the same until the rest of the work is completed, then the amount of the Estimate All Cost (EAC) is IDR. 46.881.134.933,39, which is the same amount as planned. This shows that there is no additional cost, so the total cost of remaining work is IDR. 40.249.362.635,43. The implementation time increased by 183 days because the Estimate All Schedule (EAS) was longer, which was 723 days from the original plan of 540 days.

Abstract

Pura Sad Kahyangan Luhur Andakasa is one of the temples that is a prayer destination for Hindus in Bali. This temple is located in Gegelang Village, Manggis District, Karangasem Regency. This temple is one of the temples visited by many pilgrims. The high level of public interest in praying at Puru Luhur Andakasa needs to be supported by adequate parking for the vehicles used by pilgrims. Apart from that, the existing parking area is also used by traders to sell. Therefore, based on requests from community leaders and the administrators of Pura Luhur Andakasa, the dedication was focused on macro and micro issues raised by local community leaders regarding the arrangement of land for parking plots and kiosks for traders selling around the Pura Luhur Andakasa area. In carrying out this service, a measurement method is used, which will then be expressed as a design for parking lots and selling blocks/kiosks for traders.

Abstract

The implementation of a construction project is highly dependent on the availability of labor which is the main driving force in the planning stage until the realization of the project. Without labor, it is impossible to achieve the goals of the project itself. The workability of the workforce is usually called productivity. One thing closely related to labor productivity is the cost of project implementation. The higher the productivity, the smaller the possibility of excess/inflation of project implementation costs, and vice versa. Based on this, further research is needed to determine the factors influencing labor productivity in implementing small-scale construction projects in Bali. Problem-solving and data analysis in this study used the Analytical Hierarchy Process (AHP) method. The results of the study showed that the most influential factors in labor productivity in project implementation were labor skills in carrying out work in the field (14.5%), equipment used during work (12.8%), the physical condition of workers (11.4%), job and work instructions given by superiors (11.3%), time schedule or work implementation time (10.5%), coordination between workers (10.2%), worker discipline during work or project implementation (10.1%), available materials (9.9%), and the last was the workspace or space available in carrying  a job (9.4%).

Abstract

Construction project implementation planning is an important stage that aims to optimize time, cost, and quality of work. In the construction project of the Badung Regency KPU Office Building, implementation planning is very crucial considering the location of the project which is in a densely populated area, so that an appropriate and efficient implementation method is needed. The problems faced are how to prepare an implementation schedule, calculate resource requirements, and plan costs systematically so that the project can run according to plan. This study uses the Precedence Diagram Method (PDM) to prepare the project schedule and Microsoft Project as a visualization tool. In addition, an analysis of human resource needs, materials, and tools was carried out as well as the preparation of the Implementation Cost Plan (RBP) and Budget Plan (RAB). The results of the study show that implementation planning using the PDM method produces a structured and efficient project schedule. The total cost obtained from the RBP analysis results is IDR 4,159,270,327.34, while the RAB reaches IDR 4,623,397,141.26, with a cost difference of IDR 464,126,813.93. This research is expected to be a reference for planning the implementation of similar building construction projects, especially in the context of using the PDM method.

Abstract

Hutan Desa Lebih merupakan kawasan seluas 3 hektar yang direboisasi dengan pohon mahoni pada tahun 2014 untuk mencegah erosi, mengingat posisinya berada di atas permukiman warga. Saat ini kawasan tersebut belum dimanfaatkan secara optimal dan hanya berfungsi sebagai ruang hijau dengan potensi terbatas. Permasalahan utama adalah rendahnya pemanfaatan hutan desa, padahal terdapat potensi sumber mata air suci di Pura Taman Beji serta aktivitas ekonomi masyarakat melalui UMKM kuliner berbasis hasil laut. Pengabdian ini bertujuan mengkaji potensi Hutan Desa Lebih untuk dikembangkan sebagai kawasan ekowisata berbasis kearifan lokal dengan konsep Tri Hita Karana. Fokus utamanya adalah bagaimana pengembangan ekowisata dapat mendukung pelestarian lingkungan, meningkatkan ekonomi lokal, serta menjaga keharmonisan sosial budaya. Metode yang digunakan adalah studi deskriptif-kualitatif dengan pendekatan analisis potensi sumber daya alam, sosial-ekonomi, serta kearifan lokal masyarakat. Data diperoleh melalui observasi lapangan, wawancara dengan pengelola desa, serta kajian literatur terkait konsep ekowisata dan keberlanjutan. Hasil kajian menunjukkan bahwa pengembangan ekowisata dapat dilakukan melalui beberapa program: (1) jalur tracking dari desa menuju hutan; (2) lintasan ATV dan area istirahat; (3) fasilitas eco-glamping; (4) ruang komunal untuk kegiatan masyarakat; dan (5) tempat melukat di Pura Taman Beji. Pengembangan ini mendukung keberlanjutan dengan tiga pilar utama: pelestarian lingkungan, pemberdayaan ekonomi melalui UMKM kuliner, dan penguatan nilai spiritual serta sosial budaya. Dengan demikian, Hutan Desa Lebih berpotensi menjadi destinasi ekowisata unggulan yang sejalan dengan visi-misi desa dan tujuan SDGs.

Abstract

Wood material is a construction material that has its own appeal from an aesthetic and architectural point of view, however wood material has various limitations, namely in terms of durability and structural strength when compared to structural materials such as concrete and steel. This research examines the structural behavior of residential houses using glulam wood materials using program analysis software ETABS.  From the results of initial design calculations, the dimensions of the structural elements were obtained, namely beams measuring 25 cm x 40 cm and columns measuring 30 cm x 30 cm. Based on the results of the analysis that has been carried out, it shows that the house structure has met earthquake resistance requirements with maximum inter-story drift of 24.35 mm (below the 26.92 mm limit). The dynamic analysis shows successful mass participation with total mass participation ratios exceeding 90% in all primary directions: 99.11% for translational motion in X-direction (UX), 99.29% for translational motion in Y-direction (UY), and 99.51% for rotational motion about vertical axis (RZ). These results indicate that the structural model adequately captures both lateral and torsional responses of the building under seismic loading.
