Abstract

Credit agreements utilizing Mortgage Rights provide preferential treatment to creditors. In case of debtor default, creditors can liquidate the mortgaged land to settle the debt. The Indonesian Mortgage Law (UUHT) only allows for extrajudicial foreclosure with consent from the grantor and the mortgagee. However, the regulation concerning third-party foreclosure and the debtor's position in this process under UUHT remains ambiguous. This research employs a normative approach, utilizing statutory and conceptual methods. Findings reveal that UUHT does not specifically regulate third-party foreclosure sales. Debtors act solely as recipients of debt repayment rights, yet they hold influence in determining the foreclosure process. Consequently, creditors lose the ability to independently sell the property and recover payments, thus diminishing creditor preference.

Abstract

Abstract: The problem of cultivating Skills and absenteeism is important to study, because these two things are the fundamental factors that affect employee performance. Job training and attendance are the initial basis for an employee to become skilled in their field and achieve increased performance. So, in this study the authors formulate the main problem, how much job training affects the performance of BCA Regional Office IV Denpasar Service Centre employees, how much Absenteeism affects the performance of BCA Regional Office IV Denpasar Service Centre employees, and how much Job Training and Absentee-ism affect BCA employee performance Kanwil IV Denpasar Service Centre. Data collection methods used are observation, questionnaires and literature study. The samples in this study were 66 employees. The analysis technique used is multiple linear regression analysis. The results of the study show that job training and work absences have a simultaneous effect on performance by 65.5%. The correlation coefficient between job training and absenteeism on performance is a very strong relationship of 0.809. The output of this study is in the form of posters that motivate employees to continue to improve their abilities through job training and maintain discipline through work attendance

Abstract

This study explores the importance of premarital counseling in the context of Indonesian marriage law, with a focus on preparing prospective couples for a happy and healthy married life. Using a qualitative phenomenological approach, data was collected through in-depth interviews with couples who had participated in premarital counseling. The results showed that premarital counseling plays an important role in equipping couples with knowledge about effective communication, conflict management, reproductive health, and rights and obligations in marriage. This finding is supported by previous research that shows a positive relationship between premarital readiness and long-term marital success. The mentorship program is based on a strong legal framework, including Law No. 1/1974 on Marriage and Minister of Religious Affairs Regulation No. 20/2019. However, the implementation of premarital guidance faces challenges, such as limited facilities and manpower at the Office of Religious Affairs (KUA) and differences in the quality of the program across regions. In addition, cultural and social barriers affect the acceptance and effectiveness of this guidance. This study emphasizes the importance of adjusting the guidance program to better consider local customs and culture. Thus, premarital guidance is expected to reduce divorce rates and improve the quality of marriages by preparing prospective couples for the challenges of married life. The findings provide important insights for policy makers and practitioners to improve the quality and accessibility of premarital guidance in Indonesia.

Abstract

This study aims to examine Dale Carnegie's "Fundamental Techniques in Handling People," the first chapter of his seminal work "How to Win Friends and Influence People", Through document analysis, we will closely read the chapter, identifying key arguments, practical strategies, and underlying assumptions about human behaviour. We also review relevant secondary literature that provides context and critical analysis of Carnegie's work. We explore Carnegie's three core principles: avoiding criticism, expressing genuine appreciation, and arousing a "deep yearning desire" in others. We analyse the effectiveness of each principle, explore potential limitations, and consider cultural or historical specificities that might influence their application. Conclusion: We synthesize our analysis to evaluate the overall effectiveness of Carnegie's techniques in building positive relationships and achieving personal goals. We also consider the enduring relevance of his advice in the contemporary world. Pedagogical Impact: Finally, we explore the chapter's potential application in educational settings. We consider how its principles can be adapted to enhance interpersonal communication, conflict resolution, and leadership skills in students.

Abstract

This study aims to determine the quality of excellent service to cargo handling service officers at PT. Gapura Angkasa Denpasar Branch to find out the service attributes that require top priority in improvement in order to formulate a strategy for improvement. The population in this study was customer cargo of 2911 people, determining the sample size using the Slovin formula and obtained a sample of 96.7 rounded up to 97 people. The data analysis method used is descriptive statistics, Importance Performance Analysis (IPA), and Customer SatisfAction Index (CSI) with quantitative data types. The results of this study indicate that the quality of service is not entirely satisfactory with the value of the level of conformity 84%, the average value of performance and expectations of 3.92 and 4.67 then the value of the gap is -0.75 and the level of customer satisfAction with the services provided is 78.63% meaning quite satisfied. Service attributes that need improvement are the dimensions of Attitude (Attitude), Attention (Attention) and Appearance (Appearance). The formulated strategy includes, conducting training programs in accordance with standard operating procedures (SOP), implementing 3S procedures (Greetings, Smiles, and Greetings), a new service procedure was made in accordance with the company's standard operating procedures (SOP) and the company held training programs on excellent service quality in proper communication techniques. And provide socialization or counseling, especially about physical and non-physical Appearance, such as dressing, how to convey information in good words, and not offensive

Abstract

The objectives of this study are to determine the perception and participation of the community towards the development of Kaba-kaba tourism villages, to find out the internal and external conditions of Kaba-kaba Village, and to formulate a strategy for the development of Kaba-kaba tourism villages. The research method was carried out by collecting data on interviews, observations, documentation, and Focus Group Discussion. Data in analysis with descriptive qualitative and SWOT analysis. The results of the research are the public's perception of the development of the Kaba-kaba tourist village is generally good, but they do not understand well because socialization has never been carried out and the community will support its development. Direct community participation is only a small part, especially those who are willing to guide tourism and the provision of food and drink, indirect participation of the community in working together in cleaning the village environment. Tourism village development strategy can be divided into several aspects, including conservation and revitalization, development of tourist products, improvement of facilities and infrastructure, improvement of human resources, management of tourism village, marketing system, increase of community participation, and improvement of other facilities.

Abstract

Implementing human resource development strategy in empowering senior and junior employees for the training of the labor force in order improve discipline, work attitude and work ethic in order to achieve more than theory. The aim of this research is to know how the company execute the strategies for implementing strategy management theories. Several obstacles have been found that they can influence the performance of job training. So, it takes research back to minimize existing problems through. The assessment indicator used in this study is 4 (four) strategic management phases with the following indicators 1) environmental analysis, 2) formulation of strategies, 3) implementation of strategy and 4) evaluation and control. The humanitarian approach in developing human resources is more effective than the theoretical approach. In other words, the theoretical approach plus the humanitarian approach is harmoniously applied

Abstract

The objectives of this research are to analyse (1) products marketed to Eastern Indonesia by PTKI company; (2) the form of organizational structure applied; (3) the market mechanism implemented; (4) tasks carried out by the leadership of the company in the area.  Direct interviews with the leaders of the three regions, as well as secondary data collected through the company’s website. The analysis technique used is descriptive qualitative, namely a clear description of the market mechanism of the company in the Eastern Indonesia Region. The results of the research are (1) all the products marketed are non-food products such as skincare, sanitary napkins and detergent. (2) The company has a line organizational structure and has duties and responsibilities from superiors to subordinates. (3) The market mechanism implemented starts from looking at the population of provincial, district and sub-district areas and BPS. (4) The leadership undertakes tasks related to planning, emphasizing the importance of instilling values in consumers. This encourages them to use the company’s products, which are integrated into their lives due to their adequate quality and reasonable price. The policies under the previous leadership are largely similar to those under the new leadership, with the primary difference being in the leadership style.

Abstract

The purpose of this study is to determine the influence of customer satisfaction and trust in brand partially or simultaneously on customer retention of Hyatt Regency Bali customers. This research is of a quantitative type. The analysis technique used is multiple linear regression analysis. Sampling was done with purposive sampling with a sample of 97 respondents. The data collection instrument uses a questionnaire with a closed statement. Data analysis used parametric inferential statistical analysis. Simultaneous testing showed a significant influence of the variables of customer satisfaction and trust in brand on customer retention with a Sig. value of 0.000<0.1 and a Calculation value of 106.219>Table 2.36. Partial testing showed a significant influence of customer satisfaction variables on customer retention with a Sig. value of 0.000<0.1 and a calculation of 3.853>table 1.66123. Partial testing also showed a significant influence of the trust in brand variable on customer retention with a Sig. value of 0.000<0.1 and a calculation of 7.303> t-table 1.66123. This result is strengthened by the acquisition of a determination coefficient value of 68.7% of customer retention, which can be explained by variations in customer satisfaction and trust in brand. The remaining 31.3% were explained by other causes that were not mentioned in this study. It can be concluded that Hyatt Regency Bali increases customer retention by increasing customer satisfaction and trust in the brand so that it can be known the strategies that must be done to increase the customer retention rate.

Abstract

La Brisa was launched in 2017 in Canggu, Bali. However, the place has gained popularity due to the beachside setup. Among the attractions which open its doors to guests is the namely La Brisa Sunday Market with multicultural shops and the social area where guests meet while strolling the area with the eco-friendly products and goods, world-class cuisine, and handmade products offered at the market. Thus, how La Brisa enchant diversification, Innovation, and sustainable development to encourage local people business and interpenetration between cultures? In this paper the author is looking at why the location is a favorite amongst visitors and how it manages to make the Balinese culture relevant to the international market while at the same time creating a unique theme that both is meaningful and enjoyable. For this research, observations of the market were conducted, the authors conducted interviews with vendors, visitors, and La Brisa employees to gain first-hand experience, and they collected articles from online sources and populated a database from the market. Our interviews gave information about participant demographics, their purpose of coming to the market, as well as their perception towards it, while field trips gave a live perspective on the actual happening of the market environment. La Brisa Sunday Market can be ‘an exemplification of a successful neighborhood project that had purchased the good representation of people.’ In essence, La Brisa Sunday Market exemplifies how community, business, and culture can coexist harmoniously, offering a model for sustainable and inclusive neighborhood projects.
