Abstract

Bangunan cagar budaya merupakan bangunan yang butuh perlakuan khusus agar bangunan tersebut tidak kehilangan nilai fungsi dan aspek keselamatan konstruksinya. Seiring waktu bangunan cagar budaya mengalami perubahan fungsi, namun kerap kali perubahan fungsi pada bangunan tersebut tidak memperhatikan aspek keselamatan konstruksi. Penelitian ini bertujuan untuk mengidentifikasi karakteristik bangunan cagar budaya dari aspek keselamatan konstruksi serta pengaruh perubahan fungsi bangunan terhadap penambahan perkuatan dan perubahan nilai lahan berdasarkan NJOP (Nilai Jual Objek Pajak). Metode penelitian  deskriptif kuantitatif dari hasil observasi visual dilakukan untuk mengasses sesuai enam kategori kerusakan. Kategori kerusakan dikelompokkan menjadi tiga kondisi, yaitu baik, sedang, dan buruk. Analisis keamanan bangunan diambil berdasarkan kondisi struktur dan perkuatan pada bangunan yang dibagi menjadi tiga kondisi, aman (kategori kerusakan 0 – II dengan perkuatan), sedang (kategori kerusakan I – II tanpa perkuatan), dan rawan (kategori kerusakan III – V tanpa perkuatan). Hasil penelitian menunjukkan bahwa 81 dari 125 bangunan berubah fungsi. Dari 81 bangunan yang berubah fungsi, terdapat 23% bangunan yang diperkuat dan 77% bangunan yang tidak diperkuat. Sedangkan pada 44 bangunan yang tidak berubah fungsi, terdapat 20% bangunan yang diperkuat dan 80% bangunan yang tidak diperkuat. Jalan Kepodang merupakan daerah dengan kenaikan nilai lahan tertinggi yaitu 317% dengan 63% bangunan di jalan tersebut mengalami perubahan fungsi. Hal ini membuktikan bahwa perubahan fungsi bangunan berpengaruh terhadap kenaikan nilai lahan pada Kawasan Kota Lama Semarang

Abstract

The knowledge transfer plays a vital role in maintaining the quality of construction projects, especially in the rehabilitation of heritage buildings, which demand a contextual expertise and a deep understanding of historical values. Aims: This study aims to explore and analyze the implementation of knowledge transfer strategies by construction companies in the historical building conservation projects. Methodology and results: Employing a qualitative approach, data were collected through in-depth interviews, field observations, and document analysis of selected rehabilitation projects. The findings indicate that knowledge transfer in such projects is predominantly informal and relies on individual experience, interpersonal networks, and intergenerational communication. Tacit knowledge, including traditional conservation techniques and assessment of aged materials, remains undocumented and is not incorporated into formal knowledge management systems. Conslusion, significant, and impact of study:  The identification of effective strategies includes experience-based mentorship, cross-generational collaboration, team-incentives, and documented digitial-tools. The study recommends the development of adaptive and participatory knowledge management systems to enhance the sustainability of conservation practices and preserve historical values across generations.

Abstract

The Yogyakarta International Airport Project, valued at IDR 5.8 trillion, demands an exceptionally high daily supply of ready-mix concrete—approximately 7,000 m³—within a tight timeframe of only eight effective months. Given that concrete work constitutes 20% of the total project value, an efficient and reliable supply chain becomes essential. This research aims to simulate and analyze supply chain management (SCM) strategies specifically for the procurement of ready-mix concrete, with the objective of identifying the most efficient supply pattern to ensure both quality and timely delivery. Using production capacity analysis and SCM simulation, the study reveals that existing batching plants on and around the site can only meet a daily capacity of 5,272 m³. To bridge the gap, a self-managed batching system is proposed, which involves establishing three new batching plants at the project site, each with a 1,000 m³/day capacity, while centralizing raw material procurement under the project team for quality control. The simulation results show that the self-management model is more cost-effective, reducing the price of ready-mix concrete from IDR 936,833.00 to IDR 895,392.00 per m³, yielding a cost efficiency of IDR 41,441.00 per m³. These findings highlight the importance of SCM optimization and self-management strategies in large-scale infrastructure projects for enhanced cost and quality control.

Abstract

The construction industry is one of the industrial fields affected by the Covid 19 pandemic, many factors cause delays in the implementation experienced by construction projects. This study found that project productivity was the most affected factor due to the ongoing Covid pandemic, in addition to obtaining a total of 7 factors including high risk, 5 medium risk factors, and 1 low risk factor. As for the risk response, it has been recommended by the author to be covered in this journal in order to help readers in dealing with similar risks.

Abstract

The management of building asset data has experienced many problems related to accessibility and storage issues. This causes difficulties for asset managers in managing and developing buildings after the construction phase. This research aims to develop a 7D Building Information Modeling (BIM) model of buildings to facilitate access to asset data in operational and maintenance activities. Autodesk Revit was used to perform BIM modeling and was integrated with COBIe and the cloud via QR code. The Faculty of Engineering Building Diponegoro University was used as a case study. Data was collected through observation, project documents, as-built drawings, technical specifications, etc. This 7D BIM model with COBIe plug-in is expected to address gaps in asset management, improve operational efficiency, reduce the risk of damage, improve the ability to classify assets in a systematic and integrated manner, and improve collaboration between stakeholders to increase the effectiveness of asset management significantly.

Abstract

Construction accidents remain a significant challenge in the construction industry. One of the biggest challenges is to design and communicate the safety plan of the project to all parties and people working on the construction site. The emergence of 8D Building Information Modeling (BIM) represents a technological advancement focusing on project safety, yet its implementation remains limited globally, including in Indonesia. This research was aimed to develop an 8D BIM model of a building project which allow project stakeholders to plan and examine the safety aspect of the project via virtual reality (VR). The digital model allows stakeholders to virtually identify construction hazards, plan the placement of safety equipment, and simulate safety protocols before implementation. It also facilitates clearer communication of safety plans to stakeholders and provides a realistic project experience via VR. This study marks an initial effort to leverage 8D BIM in construction projects, aiming to improve safety management by preemptively addressing potential accidents on-site.

Abstract

The integration of Building Information Modeling (BIM) in construction faces challenges due to differing approaches from stakeholders. This study emphasizes the need for practical improvements in BIM implementation in Indonesia, particularly in managerial aspects. By identifying the factors causing isolated BIM usage ('Lonely BIM'), this research provides actionable strategies to promote better collaboration, enhance stakeholder coordination, and streamline BIM processes in infrastructure projects. These insights aim to improve efficiency, reduce project delays, and encourage wider adoption of BIM, ensuring more consistent and integrated digital construction practices across the industry. Using qualitative methods, interviews and project data were analyzed with ATLAS.ti software. The factors identified include organizational culture, with the top rank being workplace culture, software/hardware investment with the top rank being software/hardware procurement, human resources factors with the top rank being the lack of human resources and support, skill disparity factors with the top rank being stakeholder BIM capability, technological gaps among stakeholders, communication constraints with the top rank being the effectiveness of coordination and communication methods, and the factor of owner demands, where the majority do not require BIM. These results identify important factors influencing BIM isolation and offer insights for the construction industry to overcome these barriers.

Abstract

Program Kuliah Kerja Nyata (KKN) Tematik yang dilaksanakan di Desa Cokro bertujuan untuk mendorong potensi desa menjadi kawasan wisata berbasis kelestarian lingkungan. Desa ini memiliki kekayaan alam berupa Umbul Ingas dan aliran Sungai Pusur, yang telah dimanfaatkan sebagai objek wisata, namun masih menyimpan potensi untuk dikembangkan lebih lanjut. Pelibatan masyarakat dalam menjaga keberlanjutan kawasan tersebut menjadi hal yang krusial melalui upaya konservasi lingkungan. Salah satu pendekatan yang digunakan dalam kegiatan ini adalah edukasi mengenai pentingnya pengelolaan air bersih secara berkelanjutan serta teknologi pengolahan limbah dengan metode presentasi dan poster. Kegiatan ini juga disertai dengan usulan pemanfaatan limbah tersebut menjadi pupuk organik cair sebagai bentuk penguatan sistem pengolahan limbah. Selain itu, dirumuskan pula rancangan pengembangan wilayah wisata air baru pada bagian aliran Sungai Pusur yang belum dimanfaatkan, dengan menerapkan prinsip prinsip pengelolaan sumber daya air yang berwawasan lingkungan. Seluruh rangkaian kegiatan ini diharapkan dapat menjadi kontribusi nyata dalam mendukung Desa Cokro sebagai desa wisata yang berkelanjutan.Kata kunci : Wisata, Pengelolaan, Konservasi, Air, Limbah tahu cair

Abstract

Kajian ini bertujuan untuk mengevaluasi sekaligus mendalami tingkat kematangan implementasi BIM pada suatu organisasi yang mengelola proyek infrastruktur. Pengumpulan data diperoleh dari 19 proyek infrastruktur di salah satu BUMN karya di Indonesia yang memiliki karakteristik berbeda melalui kuesioner self assessment terhadap kondisi penggunaan BIM di masing-masing proyek. Penilaian difokuskan pada rangkaian kompetensi BIM, kapabilitas BIM, dan skala organisasi yang hasilnya berupa grade implementasi BIM. Hasil penelitian menunjukkan bahwa jika hanya satu proyek yang mendapatkan penilaian maksimal atau termasuk dalam kategori kematangan optimis atau tinggi, maka 42,1% proyek berada pada kategori kematangan terintegrasi atau sedang-tinggi dan 52,6% berada pada tingkat kematangan yang dikelola atau sedang. Kesimpulannya, secara organisasi implementasi BIM yang terjadi berada pada level managed atau medium maturity. Diagram visual kapabilitas dan maturitas BIM disajikan dengan banyak celah yang terjadi dalam kumpulan kompetensi proses seperti produk & layanan, gambar, LOI/LOD, desain BIM, spesifikasi jadwal tersemat, 4D, 5D, manajemen operasi & fasilitas, dan kepemimpinan. Temuan ini menjadi acuan bagi pemangku kepentingan untuk menentukan langkah dan strategi perbaikan dan pengembangan ke depan.

Abstract

Sekolah merupakan suatu lembaga pendidikan formal yang dirancang untuk memberikan pengajaran, pembelajaran, dan pengembangan pengetahuan kepada siswa dalam berbagai bidang. Dalam sebuah sekolah terdapat sarana dan prasarana yang harus terpenuhi dengan baik, demi menunjang kebutuhan siswa untuk belajar. Kondisi sarana dan prasarana di sekolah Madrasah Ibtidaiyah Islamiyah Pancakarya, Kelurahan Rejosari, Kecamatan Semarang Timur, Kota Semarang saat ini dirasa sudah kurang layak dan kurang nyaman untuk kegiatan belajar mengajar. Hal ini dikarenakan bangunan sudah berumur lebih dari 10 tahun. Kondisi inilah yang mendasari perlunya dilakukan renovasi bangunan sekolah Madrasah Ibtidaiyah Islamiyah Pancakarya, hal ini agar mampu menunjang kegiatan belajar mengajar dengan baik dan nyaman. Pengabdian masyarakat dilakukan dengan menghubungi pihak mitra pengabdian mengenai apa saja kendala yang ada di Masdrasah Ibtidaiyah Islamiyah Pancakarya yang perlu untuk direnovasi. Selain itu, dilakukan juga koordinasi dengan pihak pemborong sebagai pihak ke tiga dalam pelaksanaan renovasi ruang kantor Madrasah Ibtidaiyah Islamiyah Pancakarya. Pengabdian Masyarakat yang dilakukan berupa perbaikan ruang kantor dan pengawasan teknis pada rehabilitasi ruang kantor sekolah.
