Abstract

The Parte Club Surabaya Building Renovation Project has encountered various problems. These issues arise from multiple factors, primarily due to the complex nature of the structure as it involves renovating an old building. This research aims to identify the dominant risks and allocate the responsibility for managing these risks to the most appropriate party involved. Quantitative research methods were employed for this study. The sample consisted of 18 individuals, including expert staff from the implementing contractor and supervisory consultant. Data collection involved primary data obtained through purposive sampling, with 18 respondents selected. Secondary data included a review of previous similar research literature studies and historical data from earlier projects with similarities. The results of the data processing stage indicated the presence of dominant risks during project implementation and risk allocation. Consequently, project implementation is susceptible to risks identified by analyzing 27 selected risk variables. Six risk variables were dominant in project implementation: construction changes, additional expenses (overheads), project delays, material damage/loss, design errors, and changes to the work schedule. Risk allocation assessment results indicated that 19 risks were allocated to contractors, 3 to owners, and 5 jointly between the owner and contractor (shared). The percentage distribution of risk allocation is as follows: 70% to the contractor, 11% to the owner, and 19% allocated jointly (shared) between the two parties.

Abstract

Heavy equipment is a vital resource in a project, but renting heavy equipment is a costly undertaking. Besides that, a project always has constraints that allow the project completion time to exceed the specified time, and delays will also cause costs incurred to increase. So from the calculation of the productivity of heavy equipment, it is necessary so that the tool can work optimally. From the analysis results, it was found that the productivity of excavators was 154.185 m3/Hour. For dump trucks, it was 37.99 m3/Hour, then calculating the duration of work. For heavy equipment excavators, it took 454 Hours, and for dump trucks, it took 263 O'clock. For the cost of renting heavy equipment from the calculation of the analysis of the cost of renting heavy equipment for excavators, a value of Rp.1,985,200/Day is obtained, while for dump trucks, it is Rp.2,578,000/Day

Abstract

The analysis performed to optimize costs will generate alternatives that will be compared with the initial design, and this analysis can be called value engineering analysis. This research aims to assess the percentage of cost savings that can be obtained by applying the value engineering technique, as well as to evaluate the life cycle cost of various selected material alternatives. The Mosque Construction Project in the South Kalimantan Provincial Government Office Area was chosen as the research object because of cost inefficiency in the architectural work, with a total cost of Rp. 26,857,215,362.63 out of the total project cost of Rp. 55,600,738,764.97. The architectural work will be corrected using Pareto diagram analysis through the value engineering phases, namely the information phase, speculation phase, and analysis phase. From the value engineering analysis results, a savings of 3.65% of the total project value was obtained. The life cycle cost analysis shows that the selected material has a lower life cycle cost value compared to the initially planned material. In addition, the work execution time with the selected material can complete the work on site more quickly

Abstract

Pelaksanan Proyek Jalan Pelabuhan Batulicin merupakan proyek yang penting karena jalan akses The implementation of the Batulicin Port Road Project is an important project because the current access road to Batulicin Port is inadequate. The project execution faced obstacles, including delays in the availability of skilled workers and construction laborers/workers at the project site, delays in the arrival of materials due to required pre-order (indent) and a relatively long manufacturing process at the factory. In the first week up to the third week, the achieved progress was above the planned schedule, and in the fourth week, the achieved progress was below the expected plan. In the fifth week, the achieved progress was above the expected schedule, but in the sixth week up to the tenth week, the achievement progress was again below the planned progress. The fluctuations in progress must be monitored comprehensively in terms of time to estimate the time required for project completion. To resolve these problems, a method used for project control is the Earned Value Analysis (EVA) method. Earned Value Analysis is a tool used in project management that integrates cost and time. The earned value concept presents three dimensions: the physical completion of the project (the percent complete), which reflects the budgeted cost absorption, the actual costs incurred or what is called the actual cost, and what is obtained from the costs incurred or what is called the earned value. The research results show that for time performance (Schedule Performance Index), the value is less than 1, indicating that the project's performance is slower than the planned schedule. The Estimate All Schedule (EAS) value shows a value of 277 days, which is 37 days longer than the planned schedule.

Abstract

Yos Sudarso Road in Baubau City is a major urban corridor that has experienced a decline in traffic performance due to intensive activities in commercial, tourism, and port areas, resulting in high side friction caused by on-street parking and vehicle maneuvering. These conditions reduce the effective road capacity and degrade the level of service. This study aims to estimate the cost required to improve road performance as a basis for practical and applicable traffic management recommendations. The research employs a quantitative approach by identifying improvement alternatives, calculating work volumes, and estimating costs based on the 2022 Indonesian Public Works Unit Price Analysis (Analisa Harga Satuan Pekerjaan, AHSP) for Road and Bridge Works and the 2024 Baubau City Standard Unit Cost (Harga Satuan Pokok Kegiatan, HSPK). The results indicate that traffic management measures in the form of one-side on-street parking arrangement and installation of no-parking traffic signs require a total cost of IDR 57,000,000.00. This cost is relatively economical and effective in improving road capacity and traffic performance without physical road widening.

Abstract

Road construction in hilly regions of Indonesia presents complex technical and financial challenges due to extreme topographical variations. This study examines the integration of technical design analysis with the Indonesian Standard Unit Price Method (AHSP) to improve cost estimation accuracy and risk management. Using the Batauga–Sampolawa road project in South Buton Regency as a case study, the research analyzes how longsection and cross-section designs influence earthwork volumes and subsequent cost structures. Results indicate that hilly topography necessitates significant slope stabilization measures and unbalanced cut-fill volumes, directly impacting cost distribution. Through AHSP-based cost projection for 2025, the study identifies critical risk factors including fuel price volatility, material classification uncertainties, and equipment productivity in steep terrain. The research demonstrates that an integrated design-cost approach enables more realistic budgeting and proactive risk mitigation in hilly road projects. Recommendations include the adoption of digital terrain modeling, AHSP adjustment factors for hilly conditions, and contingency planning for geotechnical uncertainties.
