Abstract

This research aims to design a minimarket building using precast concrete and compare the costs and implementation time of precast concrete and conventional concrete. With precast concrete technology using RISHA (Simple Healthy Instant House) panels which are standardized and have been tested by the PUPR Ministry, this helps to simplify and save time on the process of building this minimarket. This advantage makes precast concrete an alternative for use as an alternative construction system. The research method used is experimental in the computer laboratory, Civil Engineering Department, Manado State Polytechnic where the design uses digital methods, namely BIM (Building Information Modeling) technology with Tekla software, and several other supporting applications such as Autocad and Sketchup. The output of this research is a precast concrete minimarket building design product, and it can be concluded that for minimarkets with a building area of 129 m2, the RISHA method can reduce costs, especially for carrying out concrete structural work, by 84% compared to using conventional concrete, with a price difference of IDR 238,411. 660.01. For time comparison, the RISHA method is superior with a difference of 5 days or 35 working hours.

Abstract

Implementasi beton precast pada desain bangunan hotel 4 tingkat dengan luas bangunan 1920 m2 yang direncanakan akan digunakan sebagai fasilitas praktik laboratorium housekeeping di Politeknik Negeri Manado menunjang konsep pendekatan skema pembelajaran praktikum, desain bangunan ini dapat menjadi referensi desain terkait untuk memberikan kemudahan akses bagi pengguna maupun pengelola. Selaras dengan hal tersebut, metode kerja konstruksi precast yang dalam realisasinya mendapat banyak hasil evaluasi yang mendukung implementasi aspek efisiensi. Adapun metode penelitian didasari oleh kajian literatur, perhitungan kekuatan struktur, desain tampilan 3D bangunan, dan perhitungan biaya serta asumsi waktu penyelesaian pekerjaan. Hasil yang diperoleh yakni, 1). Perencanaan struktur dilakukan melalui pendekatan analisis struktur dengan Software ETABS V9.6.0, 2). Prinsip kinerja struktur yang direpresentasikan melalui detail komponen sambungan komponen pracetak mendeskripsikan bentuk komponen struktur yang solid, bersifat daktail, serta mendukung konsep Struktur Rangka Pemikul Momen Khusus (SRPMK), 3). Desain bangunan mengutamakan konsep minimalis, diikuti dengan bentuk pembagian ruangan yang mudah diakses. 4). Hasil penelitian serta analisis konstruksi precast (pracetak) didapati biaya sebesar Rp.8.561.107.000 untuk kurun waktu penyelesaian pekerjaan selama 12 minggu atau 3 bulan. Urgensi penelitian berkenaan dengan keseragaman mutu yang didapat, hal ini menunjang optimalisasi umur layan bangunan. Terutama untuk pemanfaatannya sebagai laboratorium.

Abstract

Konsep bangunan hijau adalah sebuah konsep pembangunan dimana perencanaan dan pelaksanaan proses konstruksi yang didasarkan pada dokumen kontrak untuk meminimalkan dampak negatif  proses konstruksi terhadap lingkungan agar terjadi keseimbangan antara kemampuan lingkungan dan kebutuhan hidup manusia untuk generasi sekarang dan mendatang. Dengan semakin maraknya penerapan bangunan hijau di Indonesia dan dukungan pemerintah lewat peraturan – peraturan yang ditetapkan, maka pembangunan  dengan konsep green construction akan terus berkembang. Namun karena rendahnya tingkat popularitas konstruksi bangunan hijau di Indonesia dan rendahnya kesadaran lingkungan masyarakat umum, terlebih lagi konsep pembangunan ini mempunyai ciri-ciri masa pembangunan yang lama, investasi yang besar, jumlah sumber daya manusia yang besar. Oleh karena itu, pelaksanaan konstruksi bangunan hijau pada proyek konstruksi di Indonesia, perlu melakukan manajemen risiko dengan lebih baik dan identifikasi risiko proyek di antara risiko-risiko proyek tersebut merupakan prioritas utama. Adapun tujuan dari penelitian ini adalah mengidentifikasi risiko – risiko yang dapat dialami dalam konstruksi bangunan green construction di Indonesia, menentukan hirarki dari risiko – risiko yang dialami tersebut. Metode penelitian dilakukan dengan survei metode Delphi selanjutnya untuk penentuan hirarki risiko menggunakan metode pair wise comparasion. Adapun jenis risiko yang teridentifikasi adalah 27 (dua puluh tujuh) jenis risiko dengan tingkatannya masing-masing. Tingkatan pertama terdapat 1 (satu) jenis risiko yaitu biaya proyek yang tidak terduga meningkat. Tingkatan kedua terdiri dari 25 (dua puluh lima jenis risiko). Sedangkan, tingkatan ketiga terdiri dari 1 (satu) jenis risiko yaitu ketentuan kontrak yang tidak jelas untuk klaim dan litigasi, risiko ini merupakan sumber dari semua risiko yang ada.

Abstract

Proyek Bandar Udara XYZ yang berlokasi di Provinsi Sulawesi Utara, yang mengalami deviasi keterlambatan yang tinggi dalam pelaksanaannya dikarenakan beberapa kali terjadi perubahan perencanaan struktur yang mengakibatkan volume pekerjaan bertambah dan harus disesuaikan kembali serta keterlambatan yang terjadi akibat material yang berada diluar daerah Provinsi Sulawesi Utara dan beberapa kendala dilapangan dalam metode pelaksanaannya . Tujuan dari penelitian ini yaitu menghitung kembali Rencana Anggaran Biaya (RAB) dengan menggunakan Analisa Harga Satuan Pekerjaan (AHSP) yang terbaru sesuai Permen PUPR No 8 tahun 2023 serta menggunakan Harga Upah dan Bahan Tahun 2024 Provinsi Sulawesi Utara. Jenis data yang digunakan dalam penelitian ini yaitu data yang diperoleh dari observasi lapangan yang dilakukan sebelumnya, data penyesuaian AHSP Permen PUPR tahun 2023 dan data yang diterbitkan oleh kontraktor pelaksana serta konsultan perencana Berdasarkan perhitungan ulang Rencana Anggaran Biaya diperoleh hasil hitungan Rencana Anggaran Biaya tersebut sebesar Rp17.616.460.311,19.-. Perbedaan yang paling signifikan terdapat pada pekerjaan struktur dimana memiliki kenaikan sebesar 199,96 %. Namun terdapat juga penurunan jumalah harga yang terjadi sebesar -13,52% pada pekerjaan lantai.

Abstract

Construction projects inevitably encounter challenges related to time, labor, cost, and materials. If these issues aren't addressed promptly and effectively, new problems inevitably arise, such as delays in work duration, inefficient labor distribution, and delays in equipment and materials. The construction of the Amaris Hotel in Manado encountered significant challenges, particularly in structural work. A clear imbalance in labor allocation was identified, where the availability of labor in the field did not align with the project's needs. This discrepancy was exposed through unit price analysis of daily reports. This study aims to optimize human resources using the Resource Leveling method with Microsoft Project 2021 Software, addressing the ground floor structure to the roof floor. The results of the analysis showed that the duration of time required after the analysis did not change, namely 303 days. The study also determined the number of effective workers: 63 laborers, 34 builders, 3 foremen, and 3 building foremen.

Abstract

This study focuses on developing marketing strategies to increase the adoption of permeable paving blocks, an environmentally friendly product. Using a SWOT analysis, the research identifies strengths such as eco-friendly benefits and weaknesses like limited market awareness. The opportunities involve growing demand for green products, while threats include competition from traditional materials. Data were collected through surveys and interviews with industry experts. Results show that leveraging product sustainability and tapping into government incentives can boost sales, while addressing market education gaps is essential. Strategic use of social media and partnerships with eco-conscious businesses further enhances product visibility. This research provides actionable strategies to improve market positioning and product adoption.

Abstract

Construction projects that start from the implementation stage to the operational stage cannot be separated from the use of increasingly limited natural resources. Seeing the impacts that will be caused, a construction project needs to be managed so that there is no more severe environmental damage. Green construction is a holistic process from planning to the operation of a construction project whose management is based on contract documents, with the aim of minimizing the negative impacts of the construction process. The development of green construction implementation is also inseparable from project risks in the implementation of its construction. Therefore, this study aims to analyze the risks in the implementation stage of the green construction project and determine its mitigation strategy. This study was conducted using the Delphi method and to determine the risk hierarchy using the pair wise comparison method, then for the mitigation strategy using SWOT analysis. The results of this study found 27 types of risks in the implementation stage of the green construction project which were divided into 3 levels. Where the root of the risk is the unclear contract provisions for claims and litigation. Therefore, a mitigation strategy was prepared, namely compiling a clearer and more comprehensive contract, the contract provisions include clear clauses on the management of claims and disputes, and establishing a more structured settlement mechanism to avoid litigation. Abstract

This community service program for the application of science and technology to the community involved KAMANG business group partners in Matungkas Village, District. Dimembe District. North Minahasa with the main problem is in the production sector. To overcome this problem, empowerment activities were carried out and the application of three-dimensional block paving formwork technology was carried out. The aim is the application of science and technology to society through the creation of three-dimensional paving block printing formwork which is expected to increase the production of business groups. The methods used were technology workshops and Community Based Research and Participatory Action Research. Through this service activity, quality three-dimensional paving printing forms are obtained. Through training in financial report management skills, group members' ability to prepare financial reports increases but still requires coaching related to marketing management, especially with currently developing digital technology. For future product development, it is necessary to collaborate with educational institutions and other private parties to provide raw materials, product quality testing and a good marketing management system. In the end, with the PkM implemented, the Kamang business group can develop and open up job opportunities for the surrounding community.
