Abstract

Pasar Pagi Samarinda, located in Gajah Mada, Samarinda, East Kalimantan, is a staple food market that is planned to be upgraded to a Type A market through a development project outlined in the Detail Engineering Design (DED). According to the DED document prepared by the consultant, the total project value is estimated to be IDR 364,459,686,000. To improve financing efficiency while maintaining construction quality, a Value Engineering (VE) analysis is required. The goal of Value Engineering is to analyze the construction design to achieve the desired function at a lower cost without compromising quality. This study aims to identify design components that can be replaced with more cost-effective alternatives while still being effective. The research method used is descriptive, both qualitative and quantitative, with analysis stages according to Value Engineering standards. The first stage involves gathering information about the initial project design. Next, a functional analysis is carried out to determine the needs of each component. During the creativity stage, alternative, more cost-efficient designs are proposed. The evaluation phase compares the alternatives based on cost and benefits, and finally, the recommendation phase provides the most cost-efficient design solution. The results show that replacing the bored pile foundation design with a pile foundation can significantly reduce construction costs. Using the pile foundation reduces the total project cost to IDR 379,536,168,000, lower than the initial design with a bored pile foundation valued at IDR 371,486,210,000. The cost savings of IDR 8,049,958,000, or about 2.12% of the total project value, indicate that the pile foundation alternative is an effective solution for reducing costs without compromising the construction quality of Pasar Pagi Samarinda

Abstract

Labor productivity is a critical factor in construction project success as it directly affects time, cost, and work quality. In the Palm Vista Residence housing development project, delays in ground floor structural works indicate suboptimal human resource performance. This study aims to analyze labor productivity levels, identify factors influencing productivity, and formulate strategies to improve productivity in sloof beams, columns, and floor slab works. The research employs a quantitative approach with descriptive-analytical methods through field observations, questionnaires, and interviews. Labor productivity is measured using the work sampling method and the Labour Utilization Rate (LUR), while influencing factors are analyzed using multiple linear regression. Strategy prioritization for productivity improvement is determined using the Analytical Hierarchy Process (AHP). The results show that labor productivity is at a moderate level and is significantly influenced by work experience, managerial aspects, and coordination and planning. The priority strategies include improving worker competence and strengthening project management practices. These findings are expected to provide practical guidance for construction labor management to enhance efficiency and ensure timely project completion.

Abstract

Roofing work plays an important role in hospital building construction because it affects costs, time, comfort, and structural performance. In the Muhammadiyah Rodliyah Achid Moga Pemalang Hospital Building Construction Project, the existing Kliplok zincalume roofing system was costly and had low productivity. This study aims to obtain more efficient roof design alternatives through Value Engineering (VE) based on SAVE International standards, including information gathering, FAST function analysis, creative stage, evaluation, and development. Two alternatives were developed: Alternative 1 uses SDS tapping screws with 3.0 mm CNP purlins, and Alternative 2 uses 2.3 mm CNP purlins. Both alternatives fulfill the main function with a value index >1.0. Alternative 1 provides the highest cost savings of 27.96%, increases productivity from 25 to 35 m²/person-day, and reduces the implementation duration by four days. A 10-year Life Cycle Cost analysis shows the lowest cost in Alternative 1. Value Engineering has proven to be effective in improving the cost efficiency and performance of hospital roof work.

Abstract

Pengendalian proyek memiliki tiga factor penting yaotu, biaya, waktu dan mutu. Salah satu dari factor yang harus diperhatikan dalam memperhitungkan yaitu waktu dan biaya untuk dapat menjadikan proyek menjadi efektif dan efisien. Peneliti ini memiliki tujuan untuk mengukur kinerja proyek, membuat reschedule yang optimal, efektifitas waktu dan efisiensi biaya pada proyek Pembangunan Gedung Kantor Pengadilan Tinggi Agama Bali. Pada penelitian ini menggunakan Metode Earned Value Management (EVM) dan Crash Program dengan data yang dibutuhkan untuk Analisa yaitu data primer dan data sekunder. Data yang sudah terkumpul selanjutnya analisis kinerja waktu dan biaya proyek serta Analisa efisiensi biaya terhadap alternatif jam kerja lembur dan penambahan tenaga kerja. Hasil kinerja proyek pada Metode Earned Value Management (EVM) secara biaya surplus mulai pada Minggu ke 3 hingga minggu ke 37 dan minggu ke 42 hingga Minggu ke 47. Namun mengalami minus biaya pada minggu ke 38 hingg minggu ke 41, serta secara kinerja waktu penyelesaian sesuai dengan rencana time schedule. Sedangkan untuk reschedule dan Crash Program yang bisa dikatakan optimal, dengan memperhitungkan nilai penambahan tenaga kerja dengan efisiensi biaya sebesar 2,73% terhadap total cost dengan durasi normal dan efektifitas waktu selama 21 hari kalender lebih cepat dari rencana.

Abstract

The construction of Universitas Muhammadiyah Semarang (Unimus) Hospital employs a self-management approach. During the construction phase, delays and a decline in building quality that did not align with the planning phase were observed. Therefore, a review of the management approach is necessary to ensure timely completion, maintained quality, and cost efficiency. This study evaluates the effectiveness of time, cost, and quality management in the construction project. The analysis method used is the interactive data analysis paradigm, involving data reduction, storage, and analysis using IBM SPSS 20. The analysis results indicate that time and cost management have been effective, with the construction work being completed within the set schedule and the costs not exceeding the Budget Plan. Quality management is rated very good with a score of 4.35, indicating that the construction process is strictly carried out according to specified materials and work procedures. Cost savings are also rated very good with a score of 3.89, indicating effective cost control. Time efficiency is rated good with a score of 4.06, showing that the project can run the schedule efficiently. Based on the research results, the researcher recommends enhancing leadership aspects and increasing active involvement of top management in supervision and strategic decision-making. This study also shows that self-management can promote transparency, efficiency, and high-quality outcomes in construction projects.

Abstract

Time delays and cost overruns remain major problems in building construction projects, particularly in concrete structural works that dominate project duration and cost. This study aims to evaluate the application of re-engineering in concrete structural work methods on the time and cost performance of multi-storey building projects. A quantitative approach using a case study method was employed through comparative analysis between the existing method and alternative methods. The analyzed alternatives include ready-mix concrete with Sika Viscocrete 8007 admixture and semi-system formwork as Alternative I, ready-mix concrete with system formwork as Alternative II, and ready-mix concrete with Sika Viscocrete 8007 admixture combined with system formwork as Alternative III. The results show that all alternatives perform better than the existing method with a duration of 243 days. Alternative I reduced the duration to 208 days with cost efficiency of IDR 55,781,730 or 0.214 percent. Alternative II reduced the duration to 203 days with cost efficiency of IDR 187,553,261 or 0.724 percent. Alternative III achieved the best performance with a duration of 168 days, accelerating 75 days and providing the highest cost efficiency of IDR 243,334,991 or 0.941 percent. The study concludes that re-engineering effectively improves project time and cost performance, with Alternative III as the optimal method.

Abstract

Construction project control requires careful planning to avoid delays and cost overruns. This study aims to evaluate the performance of the CBT Laboratory Building construction project at the Faculty of Medicine, Wahid Hasyim University, Semarang, in terms of cost and time using the Earned Value Analysis (EVA) method, and to analyze acceleration alternatives using the crashing method. The method used is a quantitative approach with a case study, based on project data such as the Budget Plan (RAB), S-curve, and work progress reports. The analysis was carried out using the Earned Value Analysis (EVA) method to assess project performance in terms of cost and time through indicators such as CV, SV, CPI, and SPI. Furthermore, an acceleration analysis was conducted using the crashing method to determine the optimal alternative for overcoming project delays by considering time and cost efficiency. The results of the Earned Value Analysis indicate that the project experienced delays and cost overruns, as shown by SPI < 1 and CPI < 1. The estimated project completion time increased to 227 days, longer than the initial plan of 217 days, while the estimated final cost reached RP 5,451,241,064.85, exceeding the initial budget. Acceleration efforts using the crashing method show that adding adding labor is more efficient than working hours (overtime), resulting in a project duration of 212 days with lower costs of RP 5,658,221,364.08. Thus, the Earned Value Analysis method is effective for evaluating project performance, while crashing can be a solution for acceleration by considering time and cost efficiency.

Abstract

AbstractAt the road construction stage, it often faces various problems. Risk management applied to the IKN VVIP Airport Access Road Construction Project at PT. ABC is incomplete, so this study aims to identify potential risks, assess the level of risk, measure the impact of possible risks, and plan mitigation. In this study, the Failure Mode and Effect Analysis (FMEA) method is used to analyze risks, a risk matrix is used to evaluate risks, and a focus group discussion (FGD) with 8 respondents from PT ABC who have more than 5 years of working experience in project implementation is used to determine risk mitigation. The results of this study show that there are 35 risk variables, including 17 risks of road project work, 10 risks of remote areas, and 8 risks of national issues. After conducting a risk analysis, 13 risk variables were obtained that were considered critical, namely poor project time control, errors in the implementation method, errors in the initial drawing design, late ordering and delivery of materials, equipment damage, poor quality management procedures, less than optimal equipment productivity, evaluation of work specifications that were not carried out, considerable labor requirements, limited availability of natural materials, limited competent sub-contractors, lack of equipment to support project activities, limited communication technology (internet, cellular network), and improving the economy of the area around the new capital city. Of the 13 risk variables, six very high-risk categories and seven high-risk categories were found. Management mitigates the 13 risks by paying attention to work equipment and materials, checking work access, scheduling work plans, selecting subcontractors and workers, and improving the economy around the project.Keywords: Risk Analysis, Risk Mitigation, FMEA Method, IKN Project

Abstract

Background: Rapid urbanization and economic growth in Malang City have significantly influenced urban mobility patterns, increasing dependence on private vehicles and reshaping commuting behavior. Understanding the socio-economic determinants of travel behavior is therefore essential for sustainable transport planning in secondary cities in Indonesia. Objective: This study analyzes the relationship between socio-economic factors (such as age, income, education, occupation, gender, household size, and vehicle ownership) and daily travel behavior in Malang City, including trip frequency, trip purpose, and transport mode choice. Methods: A quantitative cross-sectional design was applied using a structured questionnaire distributed to 200 households selected through non-probability sampling. The data were analyzed using descriptive statistics and stepwise multiple linear regression to examine the effects of socio-economic variables on different dimensions of travel behavior. Results: Education was the only significant predictor of trip frequency (B = 0.081, p < 0.001; R² = 0.140). For trip purpose, the model demonstrated strong explanatory power (R² = 0.610, F = 50.300, p < 0.001), with occupation (β = 0.706, p < 0.001), education (β = 0.132, p = 0.006), and income (β = −0.107, p = 0.021) identified as significant determinants. However, none of the socio-economic variables significantly influenced transport mode choice (R² = 0.010, p = 0.931), indicating that infrastructure conditions and transport service availability may play a more dominant role in determining mode selection. Conclusion: Socio-economic factors influence travel behavior differently across various dimensions. While these factors significantly affect trip frequency and trip purpose, they do not determine transport mode choice.

Abstract

Heavy equipment productivity is a critical determinant of time and cost performance in road and drainage construction projects, particularly in industrial environments where operational restrictions may affect equipment efficiency. This study evaluates the productivity of heavy equipment used in road and drainage works at the Modern Cikande Industrial Estate, Banten, Indonesia, including excavators, dump trucks, motor graders, vibratory rollers, and foco trucks. The analysis combines field-measured cycle times, productivity calculations based on national standards, fleet balance analysis, and operating cost estimation. The results show that excavators, motor graders, vibratory rollers, and foco trucks achieved productivity levels close to or exceeding standard benchmarks, while dump truck productivity declined significantly due to speed restrictions imposed for safety reasons within the industrial area. The analysis identifies an optimal equipment configuration of one excavator and seven dump trucks, generating effective productivity of 27.23 m³/hour with an operating cost of IDR 3,265,205 per hour. The novelty of this study lies in its context-specific decision-support framework that integrates field productivity, safety constraints, equipment balance, and operational cost under restricted industrial operating conditions. The findings contribute practical guidance for contractors and project managers in improving fleet allocation and cost efficiency while maintaining compliance with industrial safety regulations.Keywords: heavy equipment productivity; fleet balancing; industrial construction; equipment management; operational efficiency; drainage construction.  Produktivitas alat berat merupakan faktor penentu yang krusial terhadap kinerja waktu dan biaya pada proyek konstruksi jalan dan drainase, khususnya di lingkungan industri yang memiliki pembatasan operasional yang dapat memengaruhi efisiensi alat. Penelitian ini mengevaluasi produktivitas alat berat yang digunakan pada pekerjaan jalan dan drainase di Kawasan Industri Modern Cikande, Banten, Indonesia, meliputi excavator, dump truck, motor grader, vibratory roller, dan foco truck. Analisis dilakukan dengan mengombinasikan pengukuran waktu siklus lapangan, perhitungan produktivitas berdasarkan standar nasional, analisis keseimbangan armada, serta estimasi biaya operasional. Hasil penelitian menunjukkan bahwa excavator, motor grader, vibratory roller, dan foco truck mencapai tingkat produktivitas yang mendekati atau melampaui standar acuan, sedangkan produktivitas dump truck mengalami penurunan signifikan akibat pembatasan kecepatan yang diterapkan untuk alasan keselamatan di kawasan industri. Analisis mengidentifikasi konfigurasi alat yang optimal, yaitu satu excavator dan tujuh dump truck, yang menghasilkan produktivitas efektif sebesar 27,23 m³/jam dengan biaya operasional sebesar Rp3.265.205 per jam. Kebaruan penelitian ini terletak pada kerangka pendukung keputusan yang spesifik terhadap konteks, yang mengintegrasikan produktivitas lapangan, kendala keselamatan, keseimbangan alat, dan biaya operasional dalam kondisi operasional industri yang terbatas. Temuan penelitian ini memberikan panduan praktis bagi kontraktor dan manajer proyek dalam meningkatkan alokasi armada dan efisiensi biaya, dengan tetap memenuhi ketentuan keselamatan di kawasan industri.Kata kunci: produktivitas alat berat; keseimbangan armada; konstruksi industri; manajemen peralatan; efisiensi operasional; konstruksi drainase.
