Abstract

This study aims to analyze the influence of preventive maintenance and Total Quality Management (TQM) on the operational performance of floating crane vessels at PT XYZ and to develop a more systematic and measurable maintenance strategy. The research focuses on the FC 02 floating crane unit, which experienced high downtime and fluctuating operational availability. A quantitative approach was employed using a survey method involving 228 respondents directly engaged in floating crane operations and maintenance activities. Data were analyzed using the Partial Least Squares–Structural Equation Modeling (PLS-SEM) method with SmartPLS software. The results indicate that preventive maintenance has a positive and significant effect on operational performance, particularly in improving equipment reliability and reducing downtime. Furthermore, Total Quality Management shows a stronger and more dominant positive influence on operational performance, highlighting the critical role of managerial systems, leadership commitment, and continuous improvement practices. The findings confirm that integrating effective preventive maintenance with consistent TQM implementation can significantly enhance the operational performance of floating crane vessels. This study provides both theoretical contributions to maritime maintenance literature and practical insights for designing a Planned Maintenance System (PMS) to support sustainable operational performance.

Abstract

production capacity constraints. A key issue is the limited capacity of the grinding machine, which frequently overheats, leading to production delays and exceeding standard working hours. To address this problem, an investment in an additional grinding machine is proposed. A feasibility study was conducted by analyzing market, technical, and financial aspects using Net Present Value (NPV), Internal Rate of Return (IRR), and Payback Period (PBP). The results showed an NPV of IDR 4,824,298,738, an IRR of 34.72%, and a PBP of 3.85 years, indicating the investment’s feasibility. Additionally, an incremental cost analysis was performed to compare the existing condition with the proposed alternative, yielding a ∆ROR of 98%, which exceeds the Minimum Attractive Rate of Return (MARR) of 11.01%. These findings confirm that adding a grinding machine is the most viable alternative to enhance production capacity, accommodate growing demand, and improve operational efficiency. By implementing this investment, the company can optimize its production process, reduce overtime costs, and ensure a stable supply to meet market needs. The feasibility study provides valuable insights for decision-making in similar industries facing production limitations due to equipment constraints. Keywords: Feasibility Analysis, Incremental Cost Analysis, NPV, IRR, PBP

Abstract

Miruki Way is a culinary business located at Jl. Sukapura No. 14, Dayeuhkolot District, Bandung Regency. It offers various sweet drinks and side dishes accessible to a broad audience. The business owner was planning to open a new branch and is considering various aspects such as market analysis, technical feasibility, and financial viability. Based on the design results, the NPV value obtained using the MARR value of 10.7% is $1,151,288, the IRR value is 44.09%, and the payback period is 4.02 years. Sensitivity testing shows that the new branch is sensitive to decreasing product demand, decreasing selling prices, increasing raw materials, and increasing labor costs. Considering the risk factor of 18.37%, the NPV value is $1,496,970, the IRR value is 44.09%, and the payback period is 4.30 years. In conclusion, the branch opening is deemed feasible based on the positive NPV, IRR exceeding MARR, and the payback period falling within the expected range. Keywords: Feasibility Analysis, Market Aspect, Technical Aspect, Financial Aspect, Sensitivity and Risk Analysis

Abstract

The rapid pace of urbanization has heightened the demand for housing, making the housing industry increasingly significant. PT Fajar Ratna Kumala, a real estate company, plans to revive the XYZ Housing Project in Baleendah District in 2024, initially designed in 2014 but delayed due to internal issues. With a growing population, the company aims to develop the project on a 12-hectare rice field they acquired, necessitating a comprehensive feasibility evaluation to ensure market alignment and regulatory compliance. The feasibility analysis encompasses five main aspects: market, legal, environmental, technical, and financial, including sensitivity levels. The process involves data collection through primary (observations and interviews) and secondary (statistical data, literature, and historical data) methods, followed by data processing for all aspects. Market analysis forecasts an increasing housing demand from 2024 to 2028, guiding the planning of housing types and land use. Legal focuses on obtaining necessary permits and proofs to avoid legal complications. The environmental aspect estimates costs for environmental impact assessments (AMDAL) and evaluates potential environmental impacts. Technical planning includes 14 technical designs, while financial evaluation, using net present value (NPV), payback period (PBP), and internal rate of return (IRR), reveals an NPV of IDR 36,808,001,153.00, a PBP of 2.08 years, and an IRR of 64.17%, confirming the project's financial viability. Sensitivity analysis indicates the project is sensitive to cost and price fluctuations but remains within acceptable limits. This study provides PT Fajar Ratna Kumala with critical insights for project development and offers a valuable evaluation framework for future business feasibility assessments. Keywords: Feasibility, NPV, PBP, IRR, Sensitivity

Abstract

Organization X reported that 75% of its application development projects from 2020 to 2023 were overscheduled, with the ABC application project being the most delayed. Field observations attributed these failures to inadequate planning and the absence of structured feasibility evaluations. This study addresses the gap by designing a dynamic feasibility model for the ABC project using a System Dynamics (SD) approach grounded in the TELOS criteria—Technical, Economic, Legal, Operational, and Scheduling. Unlike traditional static methods, the SD model captures feedback loops and interdependencies between project variables, enabling dynamic scenario simulations. Applied research methods were used to develop causal loop and stock flow diagrams, which were verified and validated via the Vensim tool. Baseline simulations yielded an average feasibility score of 7.26, exceeding the viability threshold. Among four tested scenarios, a combined intervention—adding 30%-time reserve, increasing team size, and enhancing quality control—produced the highest score of 7.35. Singular adjustments to time, cost, or quality were less effective than the integrated approach. This study demonstrates the novelty and effectiveness of applying SD to TELOS-based feasibility analysis, offering a predictive and adaptive tool for strategic project planning. The model enables proactive identification of critical phases and supports more informed decision-making, improving alignment with organizational objectives and overall project success. Keywords: Project Feasibility, TELOS, Dynamic Systems, Decision Making, Project Management
