Abstract

Competitive business climate, lack of capital and urban land function changes have an impact on land assets that are not optimally used. State-owned land with an area of 32,495 m2 with a market value of 227,773,000,000 rupiah contained a cultural heritage building. The land is located in the east Kalimantan corridor, trade zone and service, which is the waterfront city development area of the city of Surabaya. This study aims to optimize assets and find the best development alternatives in asset utilization to become a profit center for the company. Based on surveys and interviews, found that the possible development alternatives to be carried out were Mixed Use Commercial (a1), Diesel Engine Industry (a2) and Maximize Workshop capacity (a3). Highest and Best Use (HBU) was found to be one of the techniques of decision making in the development of land and property. HBU criteria are used to build a value-based decision hierarchy. Analytical Hierarchy Process (AHP) is applied to develop decision making processes based on preferences and the best choices. The best alternative is obtained from the Satisficing Option calculation. This result is obtained by comparing functions to costs. The function is obtained from the HBU criteria and costs come from the estimated initial costs and life cycle costs (Life Cycle Cost). Based on financial analysis calculation obtained that mixed-use commercial development has the highest and best use Net Present Value (NPV) IDR 2,470,771,622,513 with an investment cost of IDR 1,367,230,380,324. Internal Rate of Return (IRR) is 20.66% with a payback period of 6.70 years. Based on AHP analysis with HBU-Value Based Decision criteria and Satisficing Option calculations it was found that the mixed-use commercial property development is a development alternative chosen by stakeholders to optimize BUMN assets

Abstract

Semarang is the capital city of Central Java with its greatest economic structure in the trading sector, including hotels and restaurants. Hotel investment in Semarang still has an opportunity. This research is needed to determine the best types of hotels that are possible to be built in Semarang. The method that is used in this research is surveyed by questionnaire and descriptive analysis using mean - standard deviation diagram. The types of hotels that are possible to be built in Semarang are the boutique hotel and the budget hotel with 2 star, 3 star and 4 star hotel as tourism hotel

Abstract

In terms of producing good performance during company activities, an employee must have an ability/competency to carry out the assigned tasks according to their main tasks and functions. However, in its implementation, not all companies place their employees in their suitable positions/positions that are well-fitted with their capabilities/competencies. In the project client company, there is an allegation that the lack of competencies by their company employees is the cause of delays, poor quality, and the occurrence of disputes during the project cycle which causes the poor performance of a project. This paper reports several competency factors on client employees that affect individual client project performance in PT. K. The research sample of this study are employees of PT. K. Data collection using a questionnaire, the data on the questionnaire is analyzed using factor analysis. The results of this research resulted in 8 individual competencies that affect the performance of employees of PT. K formed in 2 factors. Factor 1 is a basic competency on individual characteristics consisting of technical/theoretical knowledge, procedural knowledge, willingness to establish good relations, psychomotor skills, job specific skills, tacit knowledge, and understanding of interaction and conflict objectives. In factor 2 of the top-level competence on the development of individuals, there are critical and creative thinking

Abstract

Semarang Container Terminal, one of the container terminal operators, wants to prevent growth container throughput with maintaining container loading and unloading services efficiently. Nowadays, technological development can support for the management of loading and unloading activities. Modern technology has created sophisticated equipment to increase port productivity. One of the modern equipments is Automated Rubber Tyred Gantry (ARTG) which uses electricity without an operator cabin. It can be potential savings at operational costs, the fuel/material costs, maintenance costs, and human resource costs. Therefore, Semarang Container Terminal has plan to replace their old RTG (Rubber Tyred Gantry) to ARTG, but the project investment still need to be analyzed for presenting the financial firm impact. This study has analyzed using incremental analysis method compared each alternative. The results presented that ARTG investment was the best alternative. To find out how sensitive the investment parameters influenced a decision, must been analyzed using sensitivity analysis. The final conclusion from this study showed the project of replacement RTG engine to ARTG had been effected by the increased procurement cost by 20% and the added 9% from existing tarif

Abstract

This study intends to determine the sensitivity of changes in oil prices to investment in power supply projects from the financial aspect. The investment analysis conducted is an evaluation of Net Present Value (NPV) using the production sharing contract (PSC) model with a profit sharing system. Based on the analysis conducted, the sensitivity of changes in oil prices has a very significant effect on the project NPV. Changes in oil prices by 60% from the base case to US $ 80 caused NPV to rise by 183%. But on the contrary if the price of oil touches the figure of US $ 20 or -60% from the base case, it will make the NPV negative, so the project is not economical to proceed. In addition, it know that the acceptance limit of investment in power supply projects is at oil prices greater than US $ 34 per barrel. This significant change in both the decline and increase in oil prices to the NPV is very logical because oil prices determine the amount of revenue earned from this project.

Abstract

Understanding the concept of using the highest and best market is essential. Market forces will determine the creation of market value. To reach the equilibrium point, what the stakeholder wants is their desire is accep and provide optimal satisfaction (utility). To develop into a commercial property area it is necessary to analyse the most feasible and permitted land use permits, financially feasible and highest land productivity. Highest and best use (HBU) with feasibility requires interrelated criteria, therefore data and indirect consideration are required in additional research. Analytic Network Process (ANP) is a decision-making problem. It cannot be structured hierarchically because it leads to interaction and determines a higher level in the lower element. Not only are criteria that define alternatives as in hierarchy, but this is also an alternative can be important by using Analytic Network Process (ANP). This Paper is a conceptual based on literature review. A set of previous research are analysis to get the synthesis of the highest and best use (HBU) and the analytic network process (ANP) on land productivity decision making. A model is resulted to present the combination of four criteria of HBU into ANP

Abstract

Indonesia as one of the biggest maritime country in the world, makes sea transportation an important mode of transportation in Indonesia. A sea transportation is a vessel owned by a shipowner or shipping company. The owners have responsibilities in the operation of vessels and its cargos. Shipowners barely understand the risks that follow them on the sailing such as PT X. This private company is one of shipping companies that has sailing route from Surabaya to west Indonesia. High level of vessel accidents in west Indonesia makes the Java Sea a risk-prone area by NTSC. This paper reports interview with PT X and validated by a marine expert to analyze risk factors in vessels. The method conducted was a survey to collect mean index data for probability risk analysis. It is identified that the highest probability of risk is caused by the lack of experiences from the crews, work accidents on the boat, high fuel cost and others. Hence, this report concludes that this examination of risk probability of ship events to a ship company shows types of risk that have the highest probability in order to be mitigated so that the loss will be able to be reduced

Abstract

The green building concept is one of the solution for the next sustainable development. One of the biggest barriers is the feasibility of financial return. This research is conducted to determine the influence of the green building aspects application towards the property value of high rise building that seen from the design and material aspects in Surabaya. This study, conducted by a survey research using questionnaires for data collection, and regression analysis. There are ten aspects that its use may increase the property value, wich are the horizontal massing design, secondary skin, smart lighting systems, grey-water systems, green roof, lightweight concrete, photovoltaic systems, smart lighting systems, air conditioner with VRV systems, gray-water systems, Low-E glazing, low VOC paint wall, and green roof.

Abstract

Pricing become one of determinant variable of consumer preferences to product and design of a house. When the selling price of a house is highest than the buying power of consumer, then the number of its demand was go down. Conversely, when the selling price of house could reachable by consumer buying power, then the number of its demand increased. This research is the preliminary research from advanced research to investigate the marginal pricing of Perumahan Pondok Indah Matani. By literature reviews and cost calculation methods, it is found that there were three (3) aspect of product and facade design of house that influences to the selling price, namely cost of spouse and plastering walls, cost of door sills and windows; and wall-painting cost.

Abstract

Property growth for residence, office building, and other uses is increasingly higher. This results in the development plan for a land that can change along with changes in its surroundings. Therefore, an analysis is needed to determine the utilization of land so that it can produce alternative properties with the highest income and land value. This research uses the Highest and Best Use (HBU) method to analyze Tunjungan Plaza parking area to the best and highest use of a land which was originally a parking lot. This research begins with an analysis of land development trends around the location and the respondent/stakeholders analysis through questionnaire and interview techniques to formulate which type of property and development that will be analyzed by the Highest and Best Use method. From the results from the identification of alternative land uses, five alternative developments using the mixed-use building consisting of apartment-hotel and office-apartment systems were obtained. From the results of the analysis conducted, the highest value of land productivity was obtained by developing land with mixeduse building system which consists apartment (50%) - hotels (50%) that gives enhancement the land value of Rp. 463.051.849, - / m2 or an increase of 1.267,25 % from before development was conducted.
