Abstract

Perjanjian Pengikatan Jual Beli (PPJB) sering sekali digunakan pihak developer perumahan terlebih bagi mereka yang tanah yang dijadikan untuk perumahan belum lunas dilakukan peralihan dari pemilik asli tanah kepada pihak developer perumahan. Namun potensi masalah akan muncul mengenai adanya ancaman kepailitan yang dialami oleh pihak developer, mengingat bisnis perumahan merupakan salah satu bisnis yang memberikan keuntungan yang tinggi namun juga diiringi dengan resiko yang tinggi pula. Ketika devoleper perumahan mengalami proses kepailitan, maka akan berdampak kepada konsumen perumahan yang sudah terlanjur menjadi bagian dari proyek developer tersebut, terlebih banyak para konsumen ini hanya mendapatkan PPJB dari developer meskipun lunas dibayar dalam proses pembelian rumah dan tanah, maka penting melihat aspek perlindungan hukum pada permasalah ini. Metode penelitian yang digunakan adalah penelitian normatif dengan data sekunder. Hasil pembahasan yang didapat peneliti antara lain, pertama, kedudukan hukum PPJB dalam sistem hukum perdata Indonesia masih bersifat ambigu karena secara formil hanya dianggap sebagai perjanjian pendahuluan (voorovereenkomst) yang tidak mengalihkan hak milik, namun dalam praktik memiliki peran penting sebagai dasar transaksi properti. Walaupun sah dan mengikat berdasarkan asas kebebasan berkontrak dalam Pasal 1338 KUHPerdata, PPJB kerap menimbulkan ketidakseimbangan posisi antara developer dan konsumen, terlebih dalam pembagian budel pailit developer perumahan. Kedua, meskipun Mahkamah Agung melalui yurisprudensi terbaru mulai melindungi pembeli beritikad baik dengan mengeluarkan rumah dari boedel pailit, sifat yurisprudensi yang kasuistik belum menjamin kepastian hukum menyeluruh. Oleh karena itu, diperlukan pembaruan regulasi yang menegaskan hak konsumen atas rumah yang dibayar lunas agar perlindungan hukum lebih kuat dan kepastian hukum benar-benar terwujud.

Abstract

Pandemi COVID-19 telah memberikan dampak signifikan terhadap kelangsungan pelaksanaan kontrak bisnis di berbagai sektor. Banyak kontrak yang terganggu akibat pembatasan aktivitas, gangguan rantai pasok, dan kebijakan pemerintah, sehingga menimbulkan perdebatan hukum terkait penerapan klausul force majeure. Penelitian ini bertujuan untuk menganalisis urgensi pencantuman klausul force majeure dalam kontrak bisnis pasca pandemi serta mengkaji tantangan dan model perumusannya. Metode yang digunakan adalah penelitian hukum normatif dengan pendekatan perundang-undangan, konseptual, dan komparatif. Hasil penelitian menunjukkan bahwa banyak kontrak sebelum pandemi tidak secara eksplisit mencantumkan peristiwa pandemi sebagai force majeure, sehingga menimbulkan ketidakpastian hukum. Klausul force majeure sebaiknya dirumuskan secara rinci dan kontekstual, termasuk prosedur pemberitahuan dan dampaknya terhadap kewajiban kontraktual. Selain itu, konsep hardship perlu dipertimbangkan sebagai pelengkap force majeure untuk mengakomodasi kondisi yang secara signifikan memberatkan pelaksanaan kontrak tanpa sepenuhnya menghalanginya. Penelitian ini merekomendasikan pentingnya pembaruan praktik drafting kontrak bisnis di Indonesia dengan mencantumkan klausul force majeure dan hardship secara eksplisit guna menjamin kepastian hukum dan keadilan bagi para pihak di tengah situasi yang tidak terduga.

Abstract

The development of information technology has driven major changes in corporate promotion and communication strategies, one of which is through the use of company profile websites. This study aims to design and implement a web-based company profile website for PT Mitra Makmur Global; a company engaged in the heavy equipment rental sector. The research method used is a qualitative method with a Waterfall system development model, which includes the stages of needs analysis, system design, implementation, testing, and maintenance. The website is designed to provide information about the company profile, vision and mission, services, and contacts in an interactive and easily accessible manner. The implementation results show that the company profile website is able to improve the company's professional image, expand the reach of promotions, and make it easier for potential clients to obtain information related to the company's services. In addition, the implementation of a responsive interface design and structured navigation makes users feel more comfortable in navigating the site. In conclusion, the development of the PT Mitra Makmur Global company profile website plays a significant role in strengthening the company's digital presence, increasing customer trust, and becoming an effective promotional tool in the digital era.

Abstract

The utilization of renewable energy in the maritime sector serves as a strategic solution to reduce fishermen's dependence on expensive and environmentally unfriendly fossil fuels. This study develops a mini Wind Power Plant (PLTB) model that can be implemented on fishing boats using a MATLAB Simulink-based simulation approach. The study encompasses turbine aerodynamic design, generator selection, and control system optimization to enhance the efficiency of wind energy conversion into electrical power. Simulation results indicate that at an average wind speed of 7.7 m/s, the designed mini wind turbine is capable of generating 125.8 Watts of mechanical power with a peak torque of 3.44 Nm at a wind speed of 12 m/s. The study also calculates the turbine shaft size at 6 mm, the turbine-side pulley diameter at 70 mm, and the generator-side pulley diameter at 39.63 mm, with a belt drive length of 473.75 mm, based on the generator specifications of 1500 RPM and 81% efficiency. Considering the dynamic maritime environment, the design is evaluated through performance simulations using MATLAB Simulink to ensure power output stability under various wind speed conditions. The analysis demonstrates that the system can maintain wind energy conversion efficiency at optimal wind speeds and has significant potential for small-scale applications.

Abstract

Various facts in the field, supported by empirical findings, indicate that not all school principals have an adequate understanding of the essence, quality, and function of educational leadership, which has implications for suboptimal teacher performance. Therefore, innovation in developing principals' leadership styles is urgently needed to shape leaders with noble character and able to motivate teacher performance. Teachers are valuable school assets, and maintaining their performance is a crucial task for principals to create a conducive learning environment. An approach based on Islamic values (such as amanah and ihsan) and local wisdom offers a solution to forming leaders with integrity and contextualization. The purpose of this study is to develop and test the effectiveness of a digital leadership module based on Islamic values and local wisdom as a strategic effort to improve high school teacher performance. This research is a research and development (R&D) using the ADDIE method. A digital module was developed and implemented with 50 school principals in Majalengka, West Java. The effectiveness of the module was measured through a quantitative pre-test and post-test approach on the performance of 500 teachers in 50 related high schools/Islamic senior high schools. The results showed a statistically significant increase in teacher performance after the module implementation. The average increase in overall teacher performance reached 25% (Pre-Test Score: 69.05 to Post-Test Score: 86.25) with a significance value (P < 0.01). The highest increase occurred in the Character and Work Ethics dimension (27.5%). This finding indicates that principal leadership based on Islamic principles (amanah and ihsan) is able to build trust and respect, which crucially impacts teacher performance improvement. Therefore, this module has proven to be very feasible and effective as a guide to improving principal leadership competency.

Abstract

Halal tourism is now growing rapidly in Indonesia in line with the increasing interest of Muslim tourists in destinations that offer spiritual and religious value. One of the leading destinations in Bangkalan Regency is the Tomb of Syaichona Moh. Cholil, known for its strong historical and spiritual significance and consistently crowded with visitors. However, the high number of visits does not fully reflect sustainable tourist loyalty, making it necessary to examine the influence of destination image and tourist attraction on loyalty through visitor satisfaction. The purpose of this study is to analyze the influence of destination image and tourist attraction on tourist loyalty, both directly and through tourist satisfaction as a mediating variable. The research employs a quantitative approach. The population of this study consists of tourists visiting the Tomb of Syaichona Moh. Cholil in Bangkalan, with a sample of 100 respondents. Data were collected using purposive sampling with a Likert-scale questionnaire, then analyzed using the Partial Least Square Structural Equation Modeling (PLS-SEM) method through SmartPLS 0.4 software. The results show that destination image and tourist attraction have a positive and significant effect on tourist satisfaction. In addition, tourist satisfaction is proven to have a significant influence on loyalty and serves as a mediating variable between destination image and tourist attraction on tourist loyalty. These findings affirm that strengthening the destination’s image and tourist appeal can enhance satisfaction while encouraging tourist loyalty to religious tourism destinations in Bangkalan Regency.

Abstract

This study examines the influence of work–life balance (WLB) on proactive work behavior (PWB) mediated by employee engagement (EE) among employees at Credit Union Semarong Head Office in Indonesia. Using a quantitative, descriptive-correlation design, data were collected from 49 employees using a structured questionnaire based on validated scales. Data analysis was conducted via Partial Least Squares Structural Equation Modeling (PLS-SEM) with SmartPLS software. Results indicate that WLB significantly enhances both EE and PWB, with EE partially mediating the relationship between WLB and PWB. These findings demonstrate that balanced employees possess higher motivation and engagement, which stimulate proactive behaviors. The conclusion affirms the importance of fostering work–life balance and engagement to build resilient, proactive workforces in resource-constrained organizations. This study provides practical and theoretical insights for organizational leaders seeking to promote adaptive and innovative employee conduct.

Abstract

This study aims to examine the strategies implemented by the principal in improving the quality of teaching staff at Dharma Bakti Besitang Private Junior High School, Langkat Regency, North Sumatra Province, during the 2024–2025 academic year. Using a qualitative descriptive approach, data were collected through observations, interviews, and documentation involving the principal, teachers, and administrative staff. The findings reveal that the principal employs several key strategies, including skill improvement through seminars, training, and additional teaching hours; motivational support; regular supervision; resource management; role modeling; and reward provision. These strategies have contributed to increased teacher pedagogical competence, improved discipline, higher work motivation, and better teaching performance. The study also shows that consistent supervision and structured professional development activities play a significant role in strengthening teacher commitment and instructional quality. Practically, this research highlights the importance of strategic leadership in enhancing teacher quality, offering insights for school leaders seeking to implement effective teacher development programs. The study contributes to the understanding of principal leadership practices in private junior high schools, particularly within the context of rural educational settings in Indonesia.

Abstract

The toddler period is a crucial stage in shaping eating behavior that significantly affects children’s health. The phenomenon of picky eating or selective eating habits often occurs due to inconsistent parenting and mothers' limited nutritional knowledge. This study aims to analyze eating behavior among toddlers and evaluate the effectiveness of psychoeducation in improving mothers’ understanding within family health posts (posyandu). This research employed a quantitative method with a one-group pretest–posttest design involving 31 mothers with children aged 4–5 years from three family health posts under Puskesmas S, Surabaya. Data were collected through the Children Eating Behavior Questionnaire (CEBQ), psychoeducation sessions, observation, and interviews with midwives and nutritionists. The results indicate that most children exhibited irregular eating patterns and food selectivity. Psychoeducation improved mothers’ knowledge of healthy eating practices, though still at a moderate level. The program proved effective as a promotive and preventive effort to establish healthy eating habits from an early age.

Abstract

Electrical energy efficiency is an essential requirement in supporting environmental sustainability. Lamps, as one of the most frequently used electrical devices, contribute significantly to energy consumption in both households and industries. This study aims to design an Internet of Things (IoT)-based current monitoring system for lamps using the Blynk application. The system is built using a NodeMCU ESP8266 as the main controller and a PZEM-004T sensor as a measuring tool for voltage, current, power, and energy. The test results show that the system can operate in real time to monitor electrical parameters and display data through the Blynk application on a smartphone. The measurement accuracy reaches ±3.8%, with influencing factors including voltage stability and internet connection quality. This system has proven effective as an electrical energy monitoring solution that supports energy conservation and electrical safety.
