Abstract

A superblock area has a high complexity, both in the development process and later when it is operational, so it required the right design at the beginning. At project Ciputra World phase 3, especially on the electrical system (PLN combination with generator), required the selection of appropriate design. In determining the design which will be used there are several considerations, so the decision will be made is an alternative that has the highest value. The considerations in determining the design of this project are the Initial cost, Maintenance Cost, Energy Cost. Based on the background  above, the methodology to be used in determining the selection of the best design for the electrical system in Ciputra World phase 3 is a Life Cycle Cost Analysis, where the costs of each alternative will be compared. The results of research show Cost of alternative 1 about IDR 570 billion (1 PLN – Diesel Engine), Alternative 2 about IDR 555 billion (1 PLN – Diesel Engine – Gas Engine) and Alternative 3 about IDR 580 billions (2 PLN -  Gas Engine). The best alternative design based on LCC is alternative 2 (1 PLN – Diesel Engine - Gas Engine)

Abstract

A group decision support system is required on a value-based decision because there are different concern caused by differing preferences, experiences, and background. It is to enable each decision-maker to evaluate and rank the solution alternatives before engaging into negotiation with other decision-makers. Stakeholder of multi-criteria decision making problems usually evaluates the alternative solution from different perspective, making it possible to have a dominant solution among the alternatives. Each stakeholder needs to identify the goals that can be optimized and those that can be compromised in order to reach an agreement with other stakeholders. This paper presents group decision model involving three decision-makers on the selection of suitable system for a building’s roof. The objective of the research is to find an agreement options model and coalition algorithms for multi person decision with two main preferences of value which are function and cost. The methodology combines value analysis method using Function Analysis System Technique (FAST); Life Cycle Cost analysis, group decision analysis method based on Analytical Hierarchy Process (AHP) in a satisfying options, and Game theory-based agent system to develop agreement option and coalition formation for the support system. The support system bridges theoretical gap between automated design in construction domain and automated negotiation in information technology domain by providing a structured methodology which can lead to systematic support system and automated negotiation. It will contribute to value management body of knowledge as an advanced method for creativity and analysis phase, since the practice of this knowledge is teamwork based. In the case of roof system selection, it reveals the start of the first negotiation round. Some of the solutions are not an option because no individual stakeholder or coalition of stakeholders desires to select it. The result indicates the alternative solution that will be the best-fit solution. In this problem, a space frame system is the ‘best-fit’ solution for the roof system.

Abstract

Pembangunan  properti  residensial  tidak  lepas  dari  permintaan  akan  hunian  yang  terus berkembang di kota Surabaya. Guna memenuhi permintaan tersebut, residensial berting- kat tinggi dituntut agar sesuai dengan kebutuhan pengguna. Hal ini dapat dilakukan pada saat proses desain. Namun proses desain sering terjadi kegagalan yang terukur pada saat konstruksi, sehingga berimbas kepada kepuasan pengguna pada masa pasca huni. Perfor- mance-Based Building Design (PBBD) membahas mengenai kinerja bangunan yang dapat ditentukan di  awal  sejak  bangunan  tersebut  dalam  tahap  desain,  sehingga penelitian  ini bertujuan untuk mengetahui pemahaman pelaku desain terhadap konsep PBBD. Dengan pemahaman terhadap PBBD, tim desain dapat meningkatkan inovasi dengan mengartiku- lasikan hasil kinerja bangunan dalam memenuhi kinerja secara efektif dan efisien. Selain itu pelaku desain juga dapat mempertimbangkan lebih banyak perspektif karena melibat- kan  berbagai  disiplin  ilmu,  serta  desain  yang  dibuat,  diterjemahkan  dan  diintegrasikan sesuai dengan kebutuhan pengguna akhir bangunan. Metode yang digunakan pada peneli- tian ini yaitu survei berupa kuesioner sebagai alat pengumpulan data, yang dibagikan kepa- da pelaku desain di kota Surabaya. Dari pengumpulan data tersebut dihasilkan sebanyak 42,65% pelaku desain mengetahui konsep PBBD, sebesar 19,12% pelaku desain yang belum mengetahui  konsep  tersebut,  responden  yang  mengetahui  dan  menggunakannya  dalam proses desain sebesar 22,06% dan 16,18% yang mengetahui PBBD namun belum menggu- nakannya dalam proses desain.

Abstract

AbstractThe process of developing public facilities and social facilities required strategic preparation plans in selecting project priorities for each housing development. Decisions that are preceded by change control are complex problems, whereas studies on the subject are very rarely found, either in the practice that generate facts about the steps taken, or the factors that underlie and influence decision making process, including the development of alternatives. This study aims to approach the concept of optimization and decision support in the priority selection of public facilities and social facilities. The results of the research are expected to contribute to managerial decision making and design in developing public facilities and social facilities in a sustainable urban built environment.Abstrak Proses pengembangan fasilitas umum dan fasilitas sosial membutuhkan rencana persiapan strategis, terutama dalam pemilihan prioritas proyek pada setiap pengembangan perumahan. Keputusan yang didahului dengan pengendalian perubahan merupakan masalah yang rumit, sedangkan studi mengenai subyek tersebut sangat jarang dijumpai, baik dalam dunia praktis yang menggali fakta-fakta mengenai langkah-langkah yang dilakukan ataupun faktor-faktor yang melandasi dan mempengaruhi pengambilan keputusan, termasuk pengembangan alternatif. Makalah ini bertujuan untuk melakukan pendekatan pengembangan konsep pemilihan prioritas fasilitas umum dan fasilitas sosial. Konsep ini akan memberi kontribusi pengambilan keputusan manajerial dan desain dalam mengembangkan fasilitas umum dan fasilitas sosial sebuah lingkungan terbangun di perkotaan yang berkelanjutan.

Abstract

Keterkaitan drainase dengan banjir tergantung pada perencanaan, pengoperasian, dan pemeliharaannya. Banjir merupakan permasalahan yang selalu dihadapi oleh kota Surabaya, maka dari itu perlu penertiban dampak-dampak dari pembangunan.Developer sebagai populasi dan sampel dari responden penelitian ini merupakan pemangku kepentingan pada pembangunan dan memiliki peran penting untuk mewujudkannya. Penelitian ini bertujuan untuk mengetahui tingkat kepedulian dan menganalisis faktor keberhasilan serta penerapan sistem drainase oleh para pelaku konstruksi khususnya apartemen. Metode yang digunakan dalam menganalisis adalah analisis faktor. Adapun Analisis ini akan menjadi tolak ukur berhasilnya penerapan sistem drainase yang sesuai dengan prinsip Zero Delta Q (ZDQ) yang terdapat pada Peraturan Pemerintah (PP) No.26 menegenai Rencana Tata Ruang Wilayah tahun 2008. Hasil tingkat kepedulian para penanggung jawab konstruksi di developer apartemen yang berada di Surabaya yaitu telah membuat dan melaksanakan sistem dan bangunan drainase secara tepat walaupun tidak mengetahui prinsip-prinsip ZDQ.Hasil penelitian menunjukkan bahwa didapatkan 3 faktor terdiri dari faktor pengelolaan drainase memberikan pengaruh sebesar 52%, faktor perencanaan pengelolaan&perencanaan desain memberikan pengaruh keber­hasilan sebesar 15%, dan faktor komitmen telah memberikan pengaruh keberhasilan sebesar 13%.

Abstract

Selecting a design solution (choice problem) is one of the natures of design decision. If the problem is more complex and involves multi participants, decision aid is necessary. This paper discusses the nature of group judgment and negotiation on multi-criteria decision-making methodologies. It presents a conceptual model of negotiation support in a multi-person decision on building floor system selection. Decision technique (AHP) was applied for decision process in a satisfying options and game theory for coalition formation. An n-person cooperative game is represented by a set of all players. The proposed coalition formation model enables each agent to select individually or coalition. It improves the value of building system decision. It further emphasizes the importance of performance evaluation in the design process and value-based decision. The support model can be extended to an automated negotiation and in different building system selection with proper  modification. Abstract

Purpose: This paper aims to Analysis of Operational Delay and Additional Investment Costs, As an Investment Consideration: Case in Malang Pandaan Toll Road. Design/methodology/approach: The method used is statistic-descriptive and the design used is cross sectional. Findings: 2 hypotheses are while the other is accepted. Research limitations/implications: Variables considered in this study are electronic word of mouth, brand image, brand trust, and interest in saving. The scope of work of the Pandaan Malang Toll Road project has a length of 38 + 488 km, passing through two regions in Figure 1. Practical implications: Results show that from the 2 hypotheses proposed. Originality/value: This paper is original. Paper type: This paper can be categorized as a case study.

Abstract

Tujuan dari penelitian ini adalah untuk mengetahui faktor-faktor yang signifikan yang mempengaruhi keputusan perusahaan properti dan real estat di Indonesia dalam menyesuaikan struktur modalnya, beserta speed of adjustment menuju nilai target. Faktor-faktor yang diuji meliputi profitabilitas, tangibilitas, ukuran, market-to-book value, industry median leverage, rate inflasi secara umum, dan market stock return. Penelitian menggunakan data laporan keuangan perusahaan properti dan real estat dari Bursa Efek Indonesia, tahun 2010 sampai dengan 2019. Teknik analisis yang dipilih untuk menganalisis data dan menguji hipotesis dalam adalah regresi linear. Hasil analisis dapat disimpulkan bahwa variabel profitabilitas, ukuran perusahaan, dan market-to-book value berpengaruh signifikan terhadap leverage pada perusahaan subsektor properti dan real estat yang tercatat di BEI periode 2010 s.d. 2019. Dari hasil penelitian, ditemukan juga bahwa perusahaan properti dan real estat di Indonesia memiliki speed of adjustment sebesar 53,43%.

Abstract

This research deals with a technique to expedite group decision making during the selection of technical solutions for value management process. Selection of a solution from a set of alternatives is facilitated by evaluating using multicriteria decision making techniques. During the process, every possible solution is rated on criteria of function and cost. Function deals more with quality than with quantity, and cost can be calculated based on the theoretical time value of money. Decision-making techniques based on satisfying games are applied to determine the relative function and cost of solutions and hence their relative value. The functions were determined by function analysis system technique. Analytical hierarchy process was applied to decision making and life-cycle cost analysis were used to calculate cost. Cooperative decision making was shown to consist of identifying agreement options, analyzing, and forming coalitions. The objective was attained using the satisfying game model as a basis for two main preferences. The model will improve the value of decision regarding design. It further emphasizes the importance of performance evaluation in the design process and value analysis. The result of the implementation, when applied to the selection of a building wall system, demonstrates a process of selecting the most valuable technical solution as the best-fit option for all decision makers. This work is relevant to group decision making and negotiation, as it aims to provide a framework to support negotiation in design activity.

Abstract

UMKM memiliki kepentingan untuk memahami pengelolaan biayadalam hal ketangguhan usaha dan kemampuan keberlangsungan usaha di masa pandemi berupa pengelolaan biaya proyek maupun inovasi manajemen biaya untuk fungsi manajemen perusahaan. Pelatihan menjadi salah satu bentuk penguasaan pengetahuan dan ketrampilan. Selain itu juga dalam bentuk yang lebih umum melalui Webinar yang diberikan pakar manajemen biaya proyek dan perusahaan. Ada 469 peserta dari beragam latar belakang yang sekaligus menjadi responden bagi prioritas konsep inovasi pengelolaan biaya. Melalui analisa deskriptif, didapatkan tiga bentuk inovasi paling penting untuk UMKM, yaitu pengelolaan pengambilan keputusan, manajemen berbasis aktifitas, dan manajemen rantai nilai
