Abstract

This study aims to analyze the performance of guarantee products and optimize guarantee portfolio at PT Penjaminan ABC. The method used in forming the optimal guarantee portfolio is the Markowitz method and the single index model. The results of the formation of optimal portfolios based on the Markowitz method show that there are five eligible guarantee products included in the optimal guarantee portfolio, namely construction financing, counter bank, general financing, micro financing, and multi-use financing. While custom bond, surety bonds, and other guarantees are not included in the optimal portfolio. In contrast to the Markowitz method, based on the single index model, all guarantee products are not eligible to be included in the optimal guarantee portfolio. Managerial implications of the optimal guarantee product portfolio is an increase in guarantee returns which will further increase company profits and increase company equity. An increase in company equity will reduce the gearing ratio in order to comply with regulations, because the gearing ratio is calculated by dividing the outstanding guarantee volume by the total equity.

Abstract

Customer satisfaction, emotional bonding, trust, choice reduction and habit, too history with company is a key factor for convince the customer to use product and services continue, the other factors can make customers become loyal to the quality of products and promotions. This study aims to measure the performance of services provided by regional companies such as PDAM to the community, the level of customer satisfaction is a reflection of the company's performance, a measurable data is needed that is taken directly to customers. With the help of the Importance Performance Analysis method, performance can be measured and easily understood by decision makers. So that poor performance can be seen and anticipated for future needs. Customer satisfaction of PDAM reaches 74.49% with the main priority that needs to be improved from the services provided are the ability of Social Media Admin Website Officers with performance indicator values of 2.93 and importance indicator values of 3.10. Abstract

Regional Development Banks (RDB) are part of the banking industry which has an important role in regional development. Therefore, RDB performance is important to be evaluated, and efficiency is an important indicator in measuring performance. The purpose of this study is to analyze the efficiency of the Regional Development Bank (RDB) in Indonesia and the internal factors that influence efficiency. Based on data of 26 RDBs in the study from 2011Q1 to 2019Q4, this study uses Data Envelopment Analysis (DEA), and the Tobit regression to investigate the determinants of technical efficiency. This analysis aims to explain the variations in calculated efficiencies to a set of internal explanatory variables. The results showed that most RDBs were technically inefficient during the study period. Furthermore, the internal variables that affect are size, capital adequacy ratio (CAR), loan to deposit ratio (LDR), return on asset (ROA), Listed Bank.

Abstract

This study analyzed the effect of financial performance, institutional ownership, and firm size on firm value. This study used the partial least square structural equation modeling (PLS-SEM) analysis to examine which indicators best measure financial performance. This study employed panel data from Indonesia's 13 property and real estate sector companies. This study found that the return on assets ratio is the only indicator measuring financial performance. This study also found that financial performance positively affects firm value. On the other hand, institutional ownership affected the firm value negatively. In contrast, this study failed to prove any positive effect of firm size on firm value. This study indicated that investors tend to pay close attention to profitability as the primary consideration when investing in property and real estate companies' shares. Another implication of this research is that the significant institutional ownership in a company tends to make investors uninterested

Abstract

ABSTRAK Penelitian ini bertujuan untuk mengetahui perhitungan harga pokok produksi dengan perbandingan perhitungan menggunakan metode yang biasanya digunakan oleh konveksi thankz project dan dengan metode activity based costing. Penelitian ini merupakan penelitian kuantitatif. Data yang digunakan adalah data primer dan data sekunder yang diperoleh dengan cara wawancara, observasi, dan dokumentasi. Metode analisis data yang digunakan pada penelitian ini adalah analisis deskriptif. Hasil dari penelitian ini menunjukkan bahwa perhitungan dengan metode activity based costing mengalami undercosting pada beberapa produk di konveksi thankz project yaitu jaket, hoodie dan merchandise dan juga mengalami overcosting pada produk kaos, hal ini terjadi karena perubahan biaya overhead pabrik setelah dilakukannya perhitungan dengan metode activity based costing. Dapat disimpulkan bahwa penentuan harga pokok produksi dengan metode activity based costing lebih favorable apabila diterapkan pada konveksi thankz project. ABSTRACT This study aims to determine the calculation of the cost of goods manufactured by comparison using the method usually used by the thankz project convection and with the activity based costing method. This research is a quantitative study. The data used are primary data and secondary data obtained by means of interviews, observations, and documentation. The data analysis method used in this research is descriptive analysis. The results of this study, calculations using the activity based costing method experienced undercosting on several products in the thankz project convection, namely jackets, hoodies and merchandise and also experienced overcosting on t-shirt products, this happened due to changes in overhead costs after calculations using the activity based costing method. It can be concluded that the determination of cost of goods manufactured by the activity-based costing method is more favorable when applied to the thankz project convection.

Abstract

Realization of investment in Indonesia is dominated by foreign investors where capital intensive sector such as mining industry is the primary focus. To strengthen their roles in national economies, foreign investors should be directed to plantation sector since it has huge role in labor absorption and positive trade balance. According to MP3EI, realization of investment in plantation sector has reached 2.29 percent in march 2013 which was still below of target. This research aimed to analyze determinants of foreign direct investment conducted vector error correction model analysis and formulated strategies by using SWOT matrix to increase Indonesia plantation sector. Variables used in this model were foreign direct investment, exports value, exchange rates, domestic interest rates, interest rates in United State of America, consumer price index, gross domestic product and crisis as dummy variable. The strategy alternatives were formulated by SWOT model based on the questionnaire and respondents interview designed in analytical hierarchy process framework. The result from model suggested that in the short term exchange rate, value of exports, United States interest rates, gross domestic product and consumer price index had positive impact to foreign direct investment. On the other side crisis had negative impact. Meanwhile in long term, domestic interest rates, gross domestic product and consumer price index had positive impact but crisis had negative contribution. The strategy priority to increase foreign direct investment in Indoensia plantation sector can be undertaken through harmonization between central and local governments regulations.Keywords: Foreign Direct Investment, Vector Error Correction Model, SWOT Matrix

Abstract

ABSTRACT There are quite a number of Village-Owned Enterprises (BUMDES) in the Bogor Regency area. However, of the number of BUMDES there are still a few whose business conditions are in the developing and advanced category. By looking at this condition, community service activities are aimed at providing ways, namely how to apply good business governance for sustainable businesses, especially for BUMDes that are in the developing and advanced category, so that their business can be sustainable. The method of implementing community service is carried out by first determining which BUMDES are in the developing and advanced category, identifying BUMDES problems, classifying BUMDES problems, analyzing and providing solutions and their implementation. The results of this activity BUMDES must apply governance in the fields of finance, human resources, and taxation in a good and consistent manner so that the business runs in a sustainable manner. ABSTRAK Jumlah Badan Usaha Milik Desa (BUMDES) cukup banyak di wilayah Kabupaten Bogor. Namun, dari jumlah BUMDES masih ada beberapa yang kondisi usahanya masuk kategori berkembang dan maju. Dengan melihat kondisi tersebut, kegiatan pengabdian kepada masyarakat ditujukan untuk memberikan cara-cara, yaitu bagaimana menerapkan tata kelola usaha yang baik bagi usaha yang berkelanjutan, khususnya bagi BUMDes yang berada dalam kategori berkembang dan maju, sehingga usahanya dapat berkelanjutan. Metode pelaksanaan pengabdian kepada masyarakat dilakukan dengan terlebih dahulu menentukan BUMDES mana yang masuk kategori berkembang dan maju, mengidentifikasi permasalahan BUMDES, mengklasifikasikan permasalahan BUMDES, menganalisis dan memberikan solusi serta pelaksanaannya. Hasil dari kegiatan ini BUMDES harus menerapkan tata kelola di bidang keuangan, sumber daya manusia, dan perpajakan secara baik dan konsisten agar usaha berjalan secara berkelanjutan.

Abstract

Local economic development is one of the Indonesia national development strategy in order to achieve sustainable development goals. Villages sustainable development goals will contribute to the local economic development. Establishing a village economic centre is one of the strategy to support village sustainable development. Rembang district located in Northern Java has potential production on various agribusiness products. A village economic centre in Rembang will play a key role for villages development. Collaboration program among village’s stakeholders such as between education institution with the village community are important namely community services. A community service in Rembang district was done to educate the community on how important to conduct feasibility study and analysis before execute various development strategy such as technology, information system and human resource development. The result of this community service was an understanding and commitment from village stakeholders that continuous village economic centre have to be established based on feasibility study

Abstract

This study examines the effect of financial performance and capital structure on firm value with dividend policy as a moderating variable. The sample in this study was 13 property and real estate sector companies from 2011 to 2020, with a total of 130 observations. This study found that financial performance and capital structure positively affect firm value. Meanwhile, this study finds that dividend policy cannot moderate the effect of financial performance and capital structure on firm value. The results of this study indicate that property and real estate investors still prioritize the firm's financial performance. Investors are relatively more cautious in investing in property and real estate sector companies even though the dividends offered are pretty high. Thus, property and real estate sector companies need to be more creative in improving their financial performance and obtaining resources to develop their business.
