Abstract

Fire incident an accident resulting in highly detrimental both for companies, workers, and for the benefit of national development. Fire protection systems must be planned from the start simultaneously with the planning of the building constructions because of the fire protection system can not be separated from the construction of buildings. The amount of losses caused by fire sue various parties, especially the manager of an industry to perform calculations on the cost of the fire protection system maintenance on a regular basis that the warmth of the Indonesian National Standard (SNI) and international standards, namely the National Fire Protection Association (NFPA). Based on the analysis and calculation of the percentage fees for fire protection construction projects and Sadira Plaza Hotel Tangram Pekanbaru City is 3% of the contract value. While the cost of maintenance for 1 year is Rp. 847 384 814 and the cost of maintenance of fire protection for 20 years amounting to Rp. 16,947,696,297.00Key words: fire, fire protection systems, national development, maintenance costs, construction of buildings.

Abstract

Bus Trans Metro Pekanbaru (TMP) is a mass public transportation that operates in Pekanbaru City with transit working system, which aims to improve public transportation services in Pekanbaru City. Pekanbaru City Government officially launched the TMP bus on June 18, 2009, it has been 9 years since the first TMP bus was operated. It is necessary to analysis of Vehicle Operational Cost (BOK ) and calculation of the subsidi, to know total subsidi TMP bus in a day. The result of the analysis of BOK in 2017 is Rp.8.628 per seat-km per year. The result of the subsidi TMP bus corridor III is Rp.676.553. So the next step is find and analyze the alternative problem-solving simulation then that alternative can be used for investment of TMP bus corridor III become worthy of investment and profit financially. Abstract

The number of passengers of Hang Nadim Airport Batam is experiencing saturation so that it is necessary to develop the passenger terminal against existing regulations. It is known that in 2015 the number of passengers reached 5.20 million passengers and this already exceeded the passenger capacity planned earlier in 2008, which was 5 million passengers with a passenger terminal area of 30,677 m2. The method for knowing the available capacity can now be developed or not using the airport operational utility level method, the data used are advanced survey data, the largest annual passenger, and busy passenger on numbers. In planning, development there are two types of equations used, namely is simple linear regression and the multiple linear regression, where the non-independent variable data is the recapitulation of air transport data from 2007 to 2016 in the form of aircraft, passenger and cargo movements while the independent variable is population data, domestic products gross regional, and per capita income. The relationship between non-free variables and independent variables is very strong so it can be processed using the SPSS computer program to obtain the equation analysis model. The need for building terminal development for the next 10 years, 2017 to 2026 aims to expand terminal building, passenger capacity, and passengers during busy times. The results of the terminal building development plan during the planned year are 2026 covering an area of 59,079 m2 with a passenger capacity reaching 9,481,174 people which can accommodate 2,430 people during a passenger rush hour.Keywords: Saturation, Passenger, Capacity, Development

Abstract

Rapid development of hotel constructions in Pekanbaru due to economic growth make national and international investors eager to transform Pekanbaru City into business place. Investation in lodging sector is very risky because the funds needed as initial investment is enormous. Therefore, appropriate technical and financial feasibility studies are necessary. The technical feasibility study includes the analysis of spaced required for parking slots, whereas the financial feasibility study includes the analysis of net present value, benefit cost ratio, internal rate of return, payback period, and sensitivity analysis. The analysis result shows that the available parking slot is 188 SRP, which is smaller than the standard required parking slot stated by Dirjen Perhubungan Darat (279 SRP). This indicates that the available parking slots full fill about 67% of the standard parking requirement. Hotel investation Rp 265.276.637.520,55 with NPV Rp 55.955.191.071,46, BCR is 1,11, IRR 19,82% is bigger than return flow of 13,50% and PBP for 10 years and 7 months (project plan life is 50 years). In summary, the investation project of X Hotel construction is financially feasible if the minimum hotel occupancy of 46,90%. Abstract

Construction project on Rajawali and Bima street in Tampan district had delayed up to 33 days from the time of execution of project should have been completed in 110 days. The evaluation done on critical path of project had reveal that poor project management is the main cause of delay. Project delay can be overcome by rescheduling and accelerating work settlement on critical path. Some alternative method that such as addition of workers, equipment and also shift system can be done to accelerate the period of particular work settlement. The difference of each method revealed by the comparison of overtime work productivity calculation method, addition of workers and equipment productivity calculation method, also shift system productivity calculation method. The result of analysis had shown the cost of overtime work alternative method was Rp 134.465.669,63 addition of workers and equipment alternative method was Rp 237.375.404,80 and system shift alternative method was Rp 146.636.930,40. Also additional cost for overwork productivity method was Rp 79.285.459,23 addition of workers and equipment was Rp 185.815.046,26 and shift system productivity method was Rp 192.746.756,20.Keywords:alternative method, productivity calculation method, overwork, addition of workers and equipment, shift system.

Abstract

The BESTARI Peaceful Waste Bank (Clean, Firm and Beautiful) in the East Sidomulyo sub-district, Marpoyan Damai District, Pekanbaru has received less response from local residents, allegedly related to data processing problems. This P2M activity aims to provide training to design a data processing system, can be used as information, evaluate performance and analyze progress and obstacles. The benefits of activities are more efficient in making the desired transaction reports. Methods of application: 1.Identification of Data Management and Processing Problems, 2.Training of organic waste processing skills online, 3. Recap and analyze the BESTARI peaceful waste bank data, 4. Training of offline waste bank data processing skills. Reached the target shows 90% of waste bank officers are skilled at processing and displaying more informative data in the form of tables and graphs. Increased interest in customer participation in responding to discussions. In conclusion, this data processing has achieved its target, namely increasing knowledge, skills of participants in managing data, viewing and displaying customer data more informatively, facilitating transactions, and minimal data errors and increasing the security and trust of BESTARI Peace Bank customers.

Abstract

The service activities in Jayapura village were held from October 2018 to May 2019 in Jayapura Village, Siak Regency, aims to cultivate dayak onions by using organic waste compost and processing it into BADAK Tea (Dayak Onion) as an opportunity for home industry among PKK members. Method of activities through socialization, training, mentoring and field monitoring. The results ofactivities socialization and trainingare obtained; 96% of participants received knowledge of onioncultivation dayak (BADAK), 91% of participants were knowledgeable about the efficacy and benefits of BADAK, and 33% of participantswere interested in cultivating, and those skilled in cultivating BADAK increased from 20 people to 40 people. From the assistance obtained 100% of prticipants have used compost in cultivation and the BADAK yields increased 100%. Next, the yields are used 50% to be used as seed stock and 50% of the yields (profits) are used for the services of BIJAK community (Innovative Mother of Jayapura Active and Creative). The obstacle of the activity is to change the behavior of participants in teamwork and thethinking process ofthat is more likely to sell their crops without processing them intotea products BADAK.

Abstract

The objective of this service is to increase the economy of community at Seko Lubuk Tigo village of Lirik sub-district, and to meet the needs of the mushroom market by making mushroom houses. The method of this program was conducted in the form of counseling, accompaniment, and the demonstration of making mushroom house by involving the students of Riau University who are in carrying out a Student Study Service (KKN). The respons of community were very positive, and have high spirit in applying the technology of making Mushroom House. The community were very enthusiastic to make mushroom house as a new job opportunity. The output of this program is to make the oyster mushroom production house and the pocket book for mushroom production. It is expected that by conducting this program, the community can disseminate the technology which is accepted to be applied to other communities.

Abstract

Kebakaran merupakan hal yang sering terjadi terutama untuk bangunan yang memiliki lantai yang tinggi, sehingga sangat perlu memiliki sistem proteksi kebakaran yang andal untuk sebuah gedung. Termasuk juga gedung Menara BRI Pekanbaru yang merupakan gedung yang memiliki fungsi signifikan sebagai media penyimpanan uang yang memiliki 9 lantai dan 2 basement, jadi sistem proteksi kebakaran pada Gedung Menara BRI Pekanbaru harus sesuai persyaratan yang ditentukan. Penilitian ini bertujuan untuk menganalisis dan mengetahui tingkat keandalan gedung Menara BRI Pekanbaru, sehingga pada saat gedung digunakan maka resiko tingkat kebakaran pada gedung ini bisa diminimalisirkan. Penelitian ini dilakuan dengan menggunakan dua metode yang pertama yaitu metode Analytical Hierarchy Process (AHP) dimana metode ini dilakukan dengan membandingkan elemen yang lebih penting daripada elemen yang lainnya dan yang kedua metode Check-list, dimana metode Check-list ini merupakan metode dengan membandingkan ketentuan yang diharuskan sesuai dengan Peraturan Menteri Pekerjaan Umum Nomor 26 tahun 2008 dengan yang diterapkan pada Gedung Menara BRI Pekanbaru. Hasil yang diperoleh dari kedua metode tersebut merupakan pembobotan berupa angka, dimana angka yang diperoleh memiliki tingkatan masing-masing keandalan gedung, tergolong kedalam keandalan yang kurang,cukup atau andal untuk gedung Menara BRI Pekanbaru. Nilai keandalan bangunan Gedung Menara BRI Pekanbaru dengan metode AHP diperoleh nilai sebesar 95,37%, sedangkan dengan menggunakan metode Check-list diperoleh nilai sebesar 96,03% sehingga keduanya dalam kondisi “Baik atau Andal”.

Abstract

Trans Metro Pekanbaru (TMP) adalah sebuah Sistem Angkutan Umum Masal (SAUM) yang terdapat di Kota Pekanbaru. Pemerintah Kota Pekanbaru secara resmi meluncurkan bus TMP pada tanggal 18 Juni 2009, bus TMP ini diharapkan menjadi salah satu solusi untuk mengatasi masalah-masalah transpotasi di Kota Pekanbaru. Pada awalnya hanya ada 2 koridor yakni koridor 1 dan Koridor 2, dan setelah 9 tahun berlalu koridor yang beroperasi bertambah menjadi 10 koridor. Koridor II dengan rute Terminal Bandar Raya Payung Sekaki – Kulim memiliki 12 bus yang beroperasi sejak pukul 06.00 – 19.30 WIB setiap hari. Oleh karena itu perlu dilakukan analisa aspek finansial dan analisa terhadap Biaya Operasional Kendaraan (BOK), tujuannya untuk mengetahui total biaya operasional bus TMP dalam setahun. Aspek-aspek yang di analisis antara lain Biaya Operasional Kendaran (BOK) dan aspek finansial dengan menganalisis perhitungan Net Present Value (NPV), Benefit Cost Ratio (BCR), Internal Rate of Return (IRR), Payback Period (PBP) dan juga Analisis Sensitivitas. Hasil analisis total biaya BOK untuk bus TMP koridor II adalah Rp.9.055,39 per seat-km per tahun. Hasil analisa aspek finansial dari pendapatan penjualan tiket di lapangan tahun 2018 adalah : NPV sebesar Rp.-2.033.414.250,87, BCR sebesar 0.94, IRR sebesar -75,31 % dan PBP 18 tahun 1 bulan. Hasil dari evaluasi investasi dapat disimpulkan bahwa investasi tidak layak secara finansial.
