Abstract

Nowadays, development of shopping centres in Pekanbaru is rapidly growing. Cause of high capital cost, the investment in shopping centre is a risky business. Therefore, technical and financial analysis of construction compulsory. Technical aspect which is the parking space requirements and financial aspects which are calculations of Net Present Value (NPV), Benefit Cost Ratio (BCR), Internal Rate of Return, Payback Period (PBP) and Sensitivity have been carried out. The result shown that available parking space of 188 SRP is smaller than Dirjen Perhubungan Darat’s standard of parking space requirements that 279 SRP. In other words, it only can accommodate 67% of standard of parking space requirements. Total investment of Sadira Plaza is Rp 167,530,104,997.76 in which Rp 83,477,913,329.51 of NPV, 1.32 of BCR and eight years and eight months of PBP (50 years of estimated project lifetime). In conclusion, investment in Sadira Plaza construction project is eligible to be built with a minimum tenant of 42.95% while technically not. Abstract

The implementation of construction projects often mismatch between the planning schedule and the realization at site like Coal Fired Steam Power Plant Project (PLTU) in Tembilahan has been delayed during construction.. Considering the increasing need of electric energy significantly in electricity system in Indragiri Hilir, therefore the construction of Coal Fired Steam Power Plant Project in Tembilahan must be finished soon. Overall progress (consists of Engineering Procurement Construction) till July 2015 had already reached 65%. In the item of civil construction work until this August 2015 is about 48% so that effort in accelerating the work implementation should be made soon to pursue a delay that until now still have deviation. The acceleration of implementation work was done by some simulations, like in simulation 1 there is no additional workers, simmulation 2 is additional overtime hours, simulation 3 is additional workers and equipment, and also there is additional overtime hours as many as the number of workers and equipments in simulation 4. The analysis is focused on foundation work and the structure of the building/area in which the material already available there and should be installed (erection) because their work is a critical path and directly impact on steam power plant system. From the analysis, it obtained the optimum cost and time that the simulation of 3 get the optimum cost as much as Rp6.377.772.000 and cost performance index (CPI) as much as 0,98 and simulation 4 get optimum time of 183 days and schedule performance index (SPI) of 1,01.Keyword : progress, overtime hour, critical path, optimum cost, optimum time

Abstract

Worker productivity greatly impacts the success of construction projects. Therefore, it is imperative to perform analysis on the determination of worker productivity. The worker productivity on the column, beam, and floor slab rebar detailing, formwork, and concrete casting process were observed directly on the field. The field observations were intended to measure the time required to complete a specified amount of tasks, so the necessary amount of work hours per day to finish the entire work could be determined. The time values obtained from the observations were then processed to determine the productivity coefficient of workers for each tasks. Based on the analysis results, the productivity coefficient for column rebar detailing task was 0.035 for worker, 0.015 for rebar detailer, and 0.005 for supervisor. For column formwork task, the productivity coefficient was 0.083 for worker, 0.125 for carpenter, and 0.042 for supervisor. For column concrete casting task, the productivity coefficient was 0.194 for worker, 0.097 for skilled worker, and 0.097 for supervisor. For beam rebar detailing task, the productivity coefficient was 0.065 for worker, 0.043 for rebar detailer, and 0.011 for supervisor. For beam formwork task, the productivity coefficient was 0.127 for worker, 0.085 for carpenter, and 0.042 for supervisor. For beam concrete casting task, the productivity coefficient was 2.268 for worker, 0.567 for skilled worker, and 0.567 for supervisor. For floor slab rebar detailing task, the productivity coefficient was 0.020 for worker, 0.020 for rebar detailer, and 0.005 for supervisor. For floor slab formwork task, the productivity coefficient was 0.521 for worker, 0.347 for carpenter, and 0.174 for supervisor. For floor slab concrete casting task, the productivity coefficient was 1.705 for worker, 0.426 for skilled worker, and 0.426 for supervisor.Keywords: productivity, coefficient, workers, supervisor, floor slab

Abstract

Pekanbaru City is one of the developing cities aimed by investors. Pekanbaru City has high economic growth, migration, and urbanization rate. Pekanbaru is the capital city of Riau Province and the central government office is located in this city.The economic and population growth in Pekanbaru City has lead to the more demanding administrative services to support the city development.In construction project schedule, worker productivity should be analyzed to determine the work duration and number of workers. Worker productivity indicates the amount of work that could be done by workers in a specified amount of time, based on the project schedule. Worker productivity is greatly influenced by the social background, age, education, and experience of the worker.This study aims to analyze the productivity of workers at SKPD B1 office building construction project in Pekanbaru.Based on the analysis results, the productivity of workers on column, beam, and slab rebar detailing are similar to the productivity value calculated in the previous study by M Shaleh (2010). This is due to the similarity in the volume of the work. However the result of this study varies significantly relative to the productivity value acquired from the provision: “Peraturan Menteri Pekerjaan Umum”, though the provision doesn’t provide details on the dimension of the column, beam, and slab.Keywords: duration, worker productivity, worker index, construction project, SKPD B1 building

Abstract

Many flats house in the city of Pekanbaru was increased rapidly, however process is still using conventional methods. Conventional method by using formwork systemdisassembly, such as wood and plywood, so make the costs are relatively larger. In research have plan to eliminate of wood or plywood thein and the cost of implementation. composite steel decking methods used with smartdek type.The analysis was focused on the structure of plate (floor) with dimensions 4x20 meters, 5x20 meters and 6x20 meters. As a resuld, there are differances implementing cost between the conventional method and composites method. The plate withdimensions 4x20 meters consume Rp. 46,241,787 by using conventional method, - and result by composite method consume Rp. 35,873,777.for plate with dimensions 5x20meter, result analysis by conventional method consume Rp. 57,958,191 and the composite method consume Rp. 46,820,138 while the dimensions of 6x20 meters consume Rp. 69,781,416 by conventional method and Rp. 61,361,015 by composite method. The conclusion : (1). Comparison Price of structure plate between method and composites method conventional for the dimensions of 4x20 =1:1.289, the dimensions of 5x20 = 1:1,238, while for the 6x20 = 1:1,137. (2) Effectiveness comparisons price of composites and conventional floor plate (steel decking) the dimensions of 4x20 = 22.42%, plate with dimensions 5x20 = 19.22%, and for the dimensions of 6x20 = 12.07%.so result the paper more effective using composite plates.Keywords: the conventional method, the cost of implementation, composite methods, steel decking, smartdek, floor plate.

Abstract

Road widening improvement works at the border of Inhu regency – Simpang Japura is the successor road improvement works at Lintas Timur Riau – Jambi road KM 171+700 – 172+790 along 1670 m with 7.6 m width. This research is to analyze the cost differences between flexible and rigid pavement construction works. The construction design for flexible pavement is using component analysis 1987 method and Pd T-12-2003 (Bina Marga Method) for rigid pavement method. The data which needed for analyze is LHR, the value of subgrade CBR test, Inhu district unit price in 2015. The calculation result for each layer of flexible pavement as follow, theaggregate class B thickness for the bottom foundation is 50 cm, class A aggregates for the top foundation surface for is 20 cm, and top layer Laston is 10 cm (AC-BC 6 cm and AC-WC 4 cm)with asphalt prime coat 0.8 liter/m2 and adphalt take coat 0.25 liter/m2. The calculation result for each layer of rigid pavement as follow, the aggregate class A thickness is 25 cm, bottom foundation layer is 15 cm, and hard concrete pavement is 30 cm (min 21 cm), with transverse reinforcement using Ø 32, longitudinal reinforcement D16, and concrete class K-250 for the road sideway. This analyst result taken the construction cost for each method as follow the flexible pavement needed Rp 14.092.817.312,79 to construct and hard pavement Rp. 17.658.141.077,05. The cost deviation between the both methods is Rp. 3.565.323.764,26 or 20,19 %.Keywords: Flexible Pavement, Rigid Pavement, Budget Planning, Cross-East

Abstract

Safety and Health Management System (SHMS) was mandatory for construction company in order to protect stakeholder including workers, staff from work accident. The current study aimed at identification stakeholders perception of Hotel Novotel construction on the implementation of SHMS. Further the result of the study was analyzes by comparing to the score established in the Government Regulation act No 50/ 2012.Data analysis were performed by quantitative and qualitative approach quantitative methodes was conducted on hard defences on 17 staff and 108 workers. In the project of Hotel Novotel Construction. Qualitative analysis was done especially on the expert (head of SHMS). It result that the implementation of SHMS account for 66,57% which categorize into “good” in accordance with Goverment Regulation act No 50/ 2012. Based on interview with expert respondent, the implementation of SHMS on the project had on optimal level. However it was found the inefficient in supervision and fund support on the program of SHMS.Keywords: Application, Implementation, Safety, Health Management System (SHMS).

Abstract

Project management so important for implementation a project for avoid problem that can create disadvantages for owner or contractor, one of the problems that commonly occur in a project is a estimated cost and timework isn’t fit with the planning. project construction The Construction Project of Regional Work Units Pekanbaru City Government Office late 75 days from contract duration. Work can more fast with 3 ways, alternative overtime work, alternative add more manpower and equipment, and alternative shift system. only work with critical path is working in. analysis result obtained cost of construction acceleration that caused by overtime alternative is Rp. 18,660,148.32, overtime implemented for 3 hours in a day. Workers and equipment additional alternative that adjusted by field requirement result is Rp 30,422,011,240.30 and shift alternative with day and night shift had equal productivity, with construction acceleration that caused by shift alternative is Rp 22,479,247,709.57. In conclusion, the most effective construction acceleration method is overtime alternative, obtained the minimum financial loss and recommended to use for the construction acceleration.Keywords : Management, delay, cost, duration, overtime, work equipment and workers additional.

Abstract

Tenayan Raya’s Flat-house is built for poor people to overcome the problems of housing in Pekanbaru. especially middle lower economics citizen. The research took place at sub-district of Tenayan Raya Pekanbaru where data were collected from the survey at three population sub-districts such as Tenayan Raya, Lima Puluh, and Sail. It were analyzed by using correlation, multiple linear regression, determination, and Z test to analyzed distance-location, facilities, income rates, tenant willingness to stay, and satisfaction of theirs current housing. The tenant-price will be analyzed by using some methods, like Benefit Cost Ratio (BCR), Net Present Value (NPV), Internal Rate of Return (IRR), Break Event Point (BEP) and sensitivity analysis. 300 respondents which consist of 64,67% laborers and their highest education background are 35% senior high school. As a result, the average capability-price of tenant based on their income are Rp. 487.000/month . It will fulfill 78% tenants from the full capacity of the flat. In addition, the target of Break Event Point will be reached by year 2056. In other word, the most affecting factor of the feasible-price is income rates, so that the government should pay more attention to this variable if they want to run flat-house.Keywords: Tenayan Raya’s flat-house, capability-price, feasibility study.

Abstract

Pekanbaru is the capital city of Riau Province which located in the center of Sumatra Island has made the government has a vision and a mission to transform the city of Pekanbaru as a metropolitan city. There are a lot of public transport users in the city of Pekanbaru. Some of them use Trans Metro Pekanbaru. The current investment in transportation is something that very risky because it requires huge modal, it is important to analyze the financial feasibility and a Vehicle Operational Cost (VOC). While analyzing the financial aspects by calculating the net present value, benefit cost ratio, internal rate of return, payback period and also sensitivity analysis. As a result the operational vehicle`s cost was Rp. 3738.63/km while the result of analysis combination with 30% equity and 70% of loans has produced the total investment costs of TMP reached Rp. 21,502,524,300.00 with NPV of Rp.6.944.296.351,48. BCR of 1.19 and PBP for 5 years and 8 months (the period time of vehicles for 7 years).
