Abstract

Lightweight bricks could be used as the substitute of conventional bricks for building wall materials. Lightweight brick has a weights beetween 600 to 1800 kg/m3. In this research, lightweight bricks were made by trial and errors made by adding combination of 0.3%, 0.6%, 0.9%, 1.2% and 1.5% of foam agent by cellular lighweight concrete (CLC) method. The optimum compresive strength was gain at 0.9% of foam agent. CLC lightweight brick is the type of bricks which is constructed by adding air bubbles/foam agent to mortar mixture. It is necessary for the air bubbles to retain their shapes during the curing process of the mortar without triggering chemical reaction. An airlock was in a mixture of mortar structure of the cells that produce material, which contains the cavity the air with the size of the between 0,1 to 1,0 mm thick and spread uneven so that makes the nature of concrete better to prevent heat and more voice The curing process was performed by storing the samples indoor, in which the room temperatur varies over time. The sample size was 60x20x7.5 cm, made to investigate the impact of foaming agent to the compressive strength of the lightweight bricks. The experiment method was carried out based on SNI 03-6825-2002. As a result, the compressive strength was 0.49 MPa at 7 days, 0.23 MPa at 14 days, and 0.67 MPa at 28 days. In addition, according to the furnace tests, the lightweight bricks resist for heat temperature of 500ºC. Abstract

Pekanbaru is the capital city of the Riau province where it’s heading to metropolis, so development both hospitals, hotels and shopping malls city are growth rapidly. The construction of the Living World Pekanbaru, located in Soekarno-Hatta street, by lifting the concept of lifestyle center. This project has a number of employees more than 400 people, and the number of works that is four times larger than minimum the government regulations which increased the risk of workplace accidents. In order to reduce this risk, it is necessary implemented SMK3 in the project. The research method is using quantitative method and then the univariate analysis descriptive method and qualitative method. Questionnaire was taken from 400 workers and 27 staff of the projects with reference to Government Rule number 50 of 2012. As a result, The implementation SMK3 reached 71,49% included in the category GOOD. SMK3 audit assessment for building project Living World Pekanbaru has reached 94 % and is at SATISFY category. Audit SMK3 which produces 3 criteria do not correspond minor and 6 major criteria for inappropriate. The Calculation of cost analysis tools and equipment procurement project K3 is equal to Rp.88.009.203,00 or 0,0002% of the entire value of the project contract. Abstract

Project implementation have always refers to the construction assumption and forecast while time plans and schedule were made, Therefore, the contruction problem will arise if there is a discrepancy between plan and assumptions comparing to the actual project. Delays of project implementation is generally always lead to adverse consequences both for the owner and contractor. The project the (SKPD) Unit City Government of Pekanbaru in Riau is having a delay of 75 days. The Best construction time acceleration is 45 days. Construction acceleration can be conducted by 3 alternatives solutions such as: overtime alternative, equipment and workers addition alternative, and shift system alternative. The analysis started from the critical path. Network project the analysis, was obtained from the cost due to delay stands at Rp. 4.761.786.975,00. Cost of construction acceleration caused by overtime alternative is Rp. 2.152.360.596,00 with a total 11.136 hours of extra work for workers, cost of construction acceleration by the workers and equipments additionionally for alternative result Rp. 2.434.965.492,00 with a total 14 new workers, with additional of 2 new equipment units. Cost of construction acceleration from shift alternative is Rp. 2.434.965.492,00 with a total of 14 new workers, a total 2 of equipment units. In conclusion, the most effective construction acceleration method is overtime alternative, obtained the minimum financial loss and recommended to use for the construction acceleration.Keywords : construction delay, construction cost, duration shortening, overtime, work equipment and workers additional.

Abstract

Flat-house is one solution to fulfill the requirement of houses.  It  will increase  with the increasing of human populations. The development of simple flat-house usually purposed for peoples with medium to low profit. Hire  price must be considering of willingness to pay and ability to pay of that peoples.  Purpose of this research is to investigate either proper or not the flat-house  project built based on economic analysis so that it would be resulted a recommendation to the related institution. Indicators of proper investment were NPV (Net Present Value), BCR (Benefit Cost Ratio), IRR (Internal Rate of Retrun), BEP (Break Even Point) and sensitivity analysis.  Calculation result of investment cost in this research which used method of approximate approach was Rp 22.315.717.450. The analysis result of proper investment for all parameter showed that the investment was proper to be continued because in the level of interest used was about 5,75% of proper investment, NPV value was positive, BCR value was above 1, IRR value was more than 5,75% (loading interest investment), and BEP was less than 25 years (project time).   Key words: Analysis of proper investment, analysis of sensitivity, BCR, BEP, IRR, NPV

Abstract

This study is to analyze the operational costs, maintenance on Rigid Pavement (RF) and Flexible Favement (FP). Project design life is 20 years. Design Method at Simpang Beringin Maredan Siak for RP is PdT-14-2003, while FP is use PtT PL-01-2002-B method of Highways. The primary data was gained from survey the average daily car movement (LHR) documentation and secondary data which was collected from the details of the work’s volume, unit price list, unit price analysis, heavy equipment leasing, and maintenance costs during the design life of 20 years. As a result, RP thickness by using the method of Highways produced concrete pavement thickness of 27 cm, 10cm layer of concrete foundation, reinforcement dowel Ø 33 mm plain and reinforcement tie D166 mm threaded bar and FP produced layer of asphalt concrete pavement thickness of (AC-WC) 4,2cm, layer of asphalt concrete (AC-BC) 6 cm, class A aggregate based layer was 25 cm, class B aggregate based layer was 50 cm. RP cost of Rp. 17,232,129,032.15 and FP cost of Rp.13,780,354,350.72. the difference betwwen two cost is around 20.03%. The costs for maintenance bending pavement was Rp. 56,809,224,912.16 and rigid pavement maintenance costs Rp.44,033,259,315.85 the different of both of charge of approximately 22.49% in terms of pavement with a design life of 20 years.Keywords: Rigid Pavement, Flexible Pavement, Unit Price, Budget Plan, Simpang Maredan.

Abstract

Perilaku seks pra nikah pada remaja terus meningkat dari tahun ke tahun. Hal ini dapat disebabkan karena faktor biologis yaitu kematangan organ reproduksi yang ditandai dengan masa pubertas, perkembangan teknologi yaitu kemudahan akses pornografi terutama via internet, dan pengaruh teman sebaya dalam pergaulannya. Dampak nyata perilaku seks pra nikah remaja adalah kehamilan, aborsi dan putus sekolah.  Remaja banyak menghabiskan waktu dengan teman sebaya serta pengaruh teman sebaya dapat membawa akibat positif maupun negatif.  Peer konselor adalah program pemberdayaan teman sebaya untuk dapat memberikan informasi dan pengetahuan kesehatan serta konseling bagi remaja. Tujuan penelitian ini adalah mengetahui efektifitas peer konselor berbasis KERIS-net terhadap perilaku seksual remaja. Desain penelitian ini quasi-experimental design dengan jumlah sampel 180 remaja yang terdiri dari 90 remaja kelompok eksperimen dan 90 kelompok kontrol. Hasil penelitian menunjukkan ada perbedaan yang signifikan antara perilaku remaja sebelum dan setelah penerapan peer konselor berbasis Keris-net (ρ<0,05). Disarankan bagi perawat Puskesmas untuk dapat mengoptimalkan promosi kesehatan tentang perilaku seksual remaja dengan memanfaatkan teknologi internet, salah satunya KERIS-Net.

Abstract

A house is a building that functions as a place of residence or residence and a means of fostering a family. Each region has the same problem in terms of settlements, namely the number of habitable houses available is not in accordance with the rate of population growth. Likewise in the city of Pekanbaru, especially in the District of Sail District Tenayan Raya which is the center of government. The study was entitled Estimating the Need for Renovation of Livable Houses in Sail Sub-District, Tenayan Raya, aimed at analyzing uninhabitable homes in the Sail District of Tenayan Raya according to the questionnaire to be distributed to the community and calculating the estimated cost of renovation needed for the construction of unfit houses habitation becomes habitable. The population in this study were people in the Sail District of Tenayan Raya Subdistrict which were as many as 45,307 people with a population of poor 538 people. Determination of the number of samples using Slovin formula and obtained a minimum sample size of 85 people but rounded up to 100 respondents. Data analysis using quantitative descriptive method. The house is said to be uninhabitable is a house with damage of ≥50%. Of the 100 questionnaires distributed and after being processed using the SPSS Statistics 17.0 program, it was found that 14 housing units were severely damaged and categorized as uninhabitable, as many as 86 housing units were categorized as habitable. The houses damaged by walls amounted to 15 houses, roof damage amounted to 21 houses, damaged floors amounted to 2 housing units, and damage to public toilets amounted to 17 housing units. After calculating the budget plan, the cost of Rp. 112,172,160, renovation of roof damage of Rp. 18,268,215, renovation of floor damage of Rp. 1,346,276, and renovation of MCK damage amounting to Rp. 18,127,100. Abstract

Grab is a technology company from Malaysia that only provides public transportation transportation service applications, while the vehicle itself is owned by partners who have joined PT Grab Indonesia. The growth of online grab services in Pekanbaru which is so rapid and has succeeded in attracting many workers as drivers has become a phenomenon that needs attention. This study aims to analyze the financial feasibility of online transportation in the city of Pekanbaru, so that it can be used as a reference for people who want to join PT Grab Indonesia. This study uses 5 analytical methods, namely BEP to determine the principal return point, PBP to determine the length of time an investment or business returns, and IRR, NPV, BCR are used to determine the feasibility of a grab business. The results obtained from the feasibility test are IRR lower than the desired interest rate of 8,59%; 9,94% and 8,33%. NPV is negative, that is -118.156.430; -151.856.703 and -136.716.827. BCR value of 0,30; 0,33; 0,35, the BCR value obtained is less than 1. Based on financial analysis through the 3 methods, the business of grab drivers is declared unfeasible to run. Abstract

Planning and project scheduling always refer to assumptions and forecasting and schedule planning.Problem will occure if there discrepancies between planning and actual. Delay of project implementation will make economies consequencies for owner and contractor. Problem and conflict will arise when there are argument between owner and contractor come along with time and cost additive. The project of governmental office building in Pekanbaru City experienced of 75 days delay. To overcome this problem, there were 3 solutions. First, by using overtime work, second, adding worker and equipment, third, is shift. The analysis focused on the critical path. As a results, the cost of SKPD B2 building construction delay was calculated as Rp. 4.497.790.458,25. The acceleration cost was Rp.2.280.496.543,31 with a total 11690 hours of extra work for workers and 156 hours for total station for overtime work alternative, Rp. 2.719.277.132,05 with 14 workers and 2 equipment on night shift for the addition of workers and equipments alternative, and Rp. 2.719.277.132,05 with 14 workers and 2 units of equipment during the night shift time-shift work alternative. Abstract

Pekanbaru as the capital of Riau province which has strategic location, its making thegovernment has a vision to make pekanbaru city as the third metropolitan city in theisland of Sumatra. One of the keys of success in achieving Pekanbaru's vision is thegrowing of properties development. The Peak apartment building project that presents aconcept that combines apartments and hotels and built for the housing needs of thecommunity that is safe, comfortable and strategic located. The construction investment inthis project needs a high cost, so it needs feasibility analysis of financial. Indicators ofinvestment feasibility using method BCR (Benefit Cost Ratio), NPV (Net Present Value),IRR (Internal Rate of Return), BEP (Break Even Point) and Sensitivity Analysis. Theresults of investment calculation in this research is Rp. 153.455.919.352,57, by using aninterest rate of 13.25% is obtained value of BCR = 1.35, NPV = Rp. 70.430.609.438,07,IRR = 28,90%, the value of BEP = 5 years and 4 months (age = 20 years of the projectplan) and the value of the investment sensitivity analysis increased by 140%, thesensitivity of benefit decreased by 61%, sensitivity of cost increased by 246% and interestrate sensitivity increased by 28,90%, with the results of the investment feasibility analysisfrom described above, so all the parameters indicate the scope for appropriateinvestment.Keywords: Feasibility Analysis of Financial, Investment , Pekanbaru , The PeakApartment, Sensitivity Analysis,
