Abstract

Kebutuhan akan rumah merupakan salah satu kebutuhan dasar (home needs) bagi manusia setelah pangan dan sandang, dimana setiap manusia akan memprioritaskan kebutuhan dasar tersebut dan berusaha untuk memenuhinya dengan memperhatikan selera dan kemampuan yang ada. Provinsi Bali yang mayoritas penduduknya adalah pendatang, menjadikan peluang bisnis properti khususnya pembangunan perumahan. Dengan demikian pembangunan perumahan memerlukan rancangan dan rencana yang matang untuk mencapai tujuan guna meminimalkan risiko dan mengoptimalkan pendanaan. Karena investasi pada pembangunan proyek ini memerlukan biaya yang besar. Tujuan dari penelitian ini adalah untuk mengidentifikasi kelayakan investasi pembangunan perumahan di Tabanan Bali yang ditinjau dari aspek pasar, aspek teknis, dan  aspek finansial.  Jenis penelitian ini termasuk penelitian deskriptif. Jenis data dalam penelitian ini adalah kuantitatif. Sumber data yang digunakan pada studi kelayakan dalam penelitian ini berupa data sekunder. Data sekunder dalam penelitian ini diperoleh dari berbagai sumber untuk mencari data mengenai beberapa aspek financial yang meliputi Net Present Value (NPV), Internal Rate of Returns (IRR), Profitability Indeks (PI), dan Payback Period (PP).   Kesimpulan dalam penelitian ini adalah: 1) Proyek perumahan yang berlokasi di Kabupaten Tabanan menunjukkan bahwa telah layak jika ditinjau dari aspek pemasaran. 2). Proyek pembangunan perumahan yang berlokasi di Kabupaten Tabanan layak ditinjau dari aspek teknis. 3) Ditinjau dari aspek financial menunjukkan bahwa proyek perumahan yang berlokasi di Kabupaten Tabanan dikatakan layak dengan indikator sebagai berikut : a) Net Present Value dengan nilai positif yaitu sebesar Rp. 6.167.703.024,-. b) Internal Rate of Return lebih tinggi dari tingkat suku bunga 12% yaitu 24,72%. c) Profitability Index menghasilkan nilai positif yaitu 124,93%. d) Payback Period terjadi pada tahun ke 2 bulan ke 4.Kata Kunci : Aspek Pasar, Aspek Teknis, dan Aspek Finansial

Abstract

At Singapadu Tengah village, sub-district of Sukawati, Gianyar regency is outskirt village with the distance around 10 km from Denpasar city. Since the year 1989, this village has started improving through blossom out of Singapadu Induk village. Site function changes Singapadu Tengah village from agricultural land becomes industrial function and settlement that significantly increases every year. The year of 1990 up to 1995 site function changes around 658 m2 per year, the year 1995 until the year of 2000 reaches 1,09 Ha per year, while in the year of 2000 up to 2005 reaches 1,67 Ha per year. This site function change has caused among others 1) high migration current come to Bali in this time has spread to village area in Bali; 2) arrangement of development distribution by the government has not been yet assertive; 3) the low value of the agricultural product selling, and the agricultural land tax is up; 4) as a result of irrigation system that chage into the connected irigation channel; and 5) consumerism. Through total approach in the ergonomic scope, it is expected to improve the condition of agriculture that is more and more depressed effect as the result from influences of site function change. SHIP (Systematical, Holistic, Interdisciplinary and Participatory) approach as part of total approach is one of the way to maintain function of agricultural land as a sector capable to support public economics in Bali.

Abstract

Development of the housing sector has now spread to the suburban areas ofDenpasar; even some rural areas in Bali have become targets of housingdevelopers. Designing and arranging of houses through ergonomic interventioncomprises one of several efforts for improving the houses’ quality in terms oftheir natural comfort. The ergonomic intervention should meet such criteria as tobe technically applicable, less costly, energy saving especially that of electricity,socio-culturally convenience, and environment friendly. This experimental studybeing reported applied a treatment by subject design, in which eight houses wereselected as sample, located in the housing complex of Perumahan Nuansa KoriSading Mengwi Badung. Of the eight sampled houses, each two houses facednorth, south, east and west, respectively. Twenty six occupants of the eightsampled houses were interviewed using a questionnaire. All samples wereselected by stratified random sampling. The ergonomic intervention comprisedremodeling of ventilation and windows of all the sampled houses. Data collectingof objective comfort was carried out before and after intervention i.e. at 8 am, 10am, 12 pm, 2 pm, 4 pm and 8 pm, by measuring temperature, humidity, lightintensity, and airflow. Data of subjective comfort were collected by questionnaire,which had been tested earlier for its validity and reliability. The results showedthat (1) before intervention the average of wet temperature was 23.66 ± 1.36 ºC,after intervention was 23.09 ± 1.20 ºC; (2) before intervention the average of drytemperature was 28.76 ± 1.07 ºC, after intervention was 27.88 ± 0.73 ºC; (3)relative humidity before intervention was 73.44 ± 4.37 %, after intervention was72.63 ± 2.73 %; (4) natural light intensity before intervention was 134.94 ± 71.69lux, after intervention was 229.69 ± 114.53 lux; (5) the average of airflow beforeintervention was 0.10 ± 0.04 m/sc, after intervention was 0.31 ± 0.08 m/sc; and(6) electricity saving resulted in 11% as evidenced by decrease of electricity billby 8%. The conclusions could be arawn are (1) that ergonomic intervention byremodeling ventilation and windows of houses type 36/120 could improveobjective comfort by 12.4% (p<0.05), along with increase of subjective comfort ofthe occupants of the houses facing all directions; dan (2) moreover, electricitysaving resulted in 11% (p<0.05) as evidenced by decrease of electricity bill by 8%(p<0.05). This study suggests that ergonomic intervention should be applied sinceearly in the construction of houses in order to make them cheaper, healthier, andmore comfortable.

Abstract

Central Singapadu Village is located in the Sukawati sub-district, Gianyar Regency, Bali. It is a traditional village that is still thick in customs and culture. Various economic activities that have developed since before the pandemic include: batik crafts, sculptures, carvings, paintings, Money Kepeng, handicrafts (handicrafts), and Balinese styl building crafts. The average resident in Central Singapadu village has the ability to craft Balinese-style buildings. Carving art is very influential on Balinese traditional buildings because in making Balinese traditional buildings various types of carvings are needed in it. In the midst of the dynamic development of micro, small, and medium enterprises, the community or business group is expected to have legality, while legacy ownership of its business is still low. The purpose of this activity is to see the development of community group businesses in Central Singapadu village, Gianyar which can be developed as regional superior products and increase community effort and creativity in an effort to improve their welfare. The method of implementing activities used is Asset Based on Community Development (ABCD) by emphasizing community business assets and mobilizing community assets into a pure opportunity for the community in encouraging businesses to become superior products. After this activity was carried out, the partners invited to collaborate in this activity experienced an increase in knowledge about anthropometric applications, the process of recording financial activities, carving techniques, and traditional Balinese buildings.

Abstract

Desa Singapadu Tengah di Kabupaten Gianyar, Bali, merupakan desa yang masih kuat memegang tradisi dan budaya serta memiliki banyak unit ekonomi, khususnya di bidang kerajinan ukir dan bangunan tradisional Bali. Salah satu usaha yang berkembang di desa ini adalah "Tori Kreasi Art and Home Décor," yang telah berjalan selama 15 tahun dan dikelola oleh I Wayan Toriana. Meskipun usaha ini memiliki reputasi yang baik, terdapat beberapa permasalahan yang dihadapi, antara lain kurangnya pemahaman dalam pencatatan keuangan, ketiadaan standar sistem kerja dalam proses produksi, keterampilan teknik ukir yang belum optimal, rendahnya minat generasi muda terhadap pekerjaan bangunan tradisional, serta kurangnya promosi yang efektif. Melalui Program Pengabdian Masyarakat ini, permasalahan tersebut diatasi dengan pendekatan partisipatif dan kolaboratif yang melibatkan pelaku usaha, pengrajin, mahasiswa, dan komunitas lokal. Metode yang digunakan meliputi sosialisasi, pelatihan, pendampingan teknis, praktek lapangan, dan pemanfaatan teknologi digital. Program ini dilaksanakan dalam lima tahapan mulai dari identifikasi masalah hingga evaluasi dan penyempurnaan. Hasil pelatihan menunjukkan adanya peningkatan signifikan dalam pengetahuan dan keterampilan peserta terkait pencatatan keuangan, penerapan standar sistem kerja, teknik ukir tradisional, serta promosi digital, yang mengindikasikan keberhasilan program dalam mendukung keberlanjutan dan pengembangan usaha kerajinan di desa tersebut

Abstract

This research aims to find factors that influence the characteristics of flats with a Balinese architectural perspective and plan a design model for apartments in Bali based on the concept of Balinese architecture. The research method used is a combination of quantitative and qualitative methods. The first stage uses quantitative methods, and the second stage uses qualitative methods. The research sample was taken using nonprobability random sampling with a sample size of 200 respondents. Data analysis was done through univariate analysis by presenting tables, pictures, and graphs. The results of the research show that the factors that influence the characteristics of flats with a Balinese architectural style include the principles of spatial planning with the choice of location in the city of Denpasar, the principles of building layout with a 3-story flat building height, and the selection of building facades with a Balinese architectural style, the principles of utilities and facilities which include green open space, lift facilities, traditional and cultural facilities, centralized parking facilities, easily accessible merchant facilities, health, education, and an integrated and organized waste processing system. Apart from that, Balinese architectural principles such as Tri Hita Karana and the Hulu Teben concept are also used as references. Abstract

Kota Denpasar memiliki potensi yang cukup besar untuk pengembangan urban heritage tourism. Sebagai kota dengan sejarah yang cukup panjang, Kota Denpasar memiliki koleksi bangunan-bangunan tua berupa Pura dan Bangunan kuno berarsitektur Bali yang dibangun pada masa kejayaan Kerajaan Badung. Kota Denpasar memiliki keunikan dibandingkan dengan kota lainnya yaitu nuansa budaya dari aktivitas keseharian masyarakat kota, begitupula citra arsitektur Kota Denpasar yang khas (peciren bebadungan). Arsitektur langgam Denpasar atau lebih dikenal dengan peciren bebadungan. Dalam prakteknya, ALD masih tenggelam akan hegemoni Arsitektur Tradisional Bali (ATB). Tujuan dari penelitian ini untuk menganalisis fasade (bentuk dan ornamen) bangunan toko di Jl. WR. Supratman dikaitkan dengan peraturan walikota Denpasar dan menentukan presentase perubahan bentuk model bangunan di JL. WR. Supratman sesuai dengan peraturan walikota Denpasar. Metode yang digunakan dalam penelitian ini adalah metode kuantitatif adalah metode penelitian yang didasarkan pada filsafat positivisme, digunakan dalam meneliti sampel dan populasi penelitian, teknik pengambilan sampel umumnya dilakukan secara acak atau random sampling, sedangkan pengumpulan datanya dilakukan dengan cara memanfaatkan instrumen penelitian yang dipakai, analisis data yang digunakan bersifat kuantitatif dan bisa diukur dengan tujuan untuk menguji hipotesa yang sudah ditetapkan sebelumnya. Hasil dari penelitian ini disimpulkan bahwa dari 4 (0,7%) sampel bangunan toko yang didapatkan yaitu bangunan toko yang terbangun setelah tahun 2010 (tahun terbit peraturan walikota Denpasar) dan terdapat penyimpangan pada bangunannya. Sebanyak 3 (75%) yang menyimpang dilihat dari segi indikator perwali dan 1 (25%) yang sudah mengikuti aturan perwali.

Abstract

This research explores the challenges of integrating spiritual and cultural values into public spaces and addressing environmental and social issues in Denpasar, a city under urbanization and mass tourism pressures. The study aims to explore innovative strategies for sustainable tourism in Denpasar through the concept of community-based placemaking, employing both top-down and bottom-up approaches to create meaningful spaces. A qualitative approach was used, with data collected through in-depth interviews, participatory observations, and document analysis, focusing on case studies in one traditional village in each of Denpasar’s four districts. The research highlights the role of local communities, cultural integration, and environmental sustainability. Findings reveal that the bottom-up approach in placemaking enhances community engagement and cultural authenticity, while the top-down approach, although efficient, requires better integration of local values. The study concludes that a collaborative framework involving local communities, the government, and the private sector is essential for creating sustainable tourism destinations. This research contributes to the field by offering practical strategies for culturally and environmentally sensitive placemaking, particularly in urban contexts.
