Abstract

The green building concept is one of the solution for the next sustainable development. One of the biggest barriers is the feasibility of financial return. This research is conducted to determine the influence of the green building aspects application towards the property value of high rise building that seen from the design and material aspects in Surabaya. This study, conducted by a survey research using questionnaires for data collection, and regression analysis. There are ten aspects that its use may increase the property value, wich are the horizontal massing design, secondary skin, smart lighting systems, grey-water systems, green roof, lightweight concrete, photovoltaic systems, smart lighting systems, air conditioner with VRV systems, gray-water systems, Low-E glazing, low VOC paint wall, and green roof.

Abstract

This paper involves a discourse about design based research and the research itself. To capture the goals, the issues of this paper are how to re-design the housing surrounding the bridge which built for tourism reason ecologically. In order to improve the quality of the area surrounding the bridge and due to support the tourism and human life, this study would like to investigate the issues about the improvement of settlements quality related to their impact of post construction of the bridge. The study focused on the households’ requirements for functionality of houses especially to support tourism and business activities at home. Although several studies on coastal housing problems have been conducted widely, investigation on sustainability of the building is still limited (Kobayashi, 2000; Marfa’i, M.A, 2008). In term of method, this study was design as an explorative, descriptive, ex-poste and evaluation study. By using the in- depth interviews method, the idea, hope, expectation of inhabitants was gained. 30 respondents were taken from 3 local sub district area. The results showed that the households’ needs can be observed through their activities. Households’ activities determine their requirements for the houses design. The kind of activities also influence the houses design and it’s attributes (e.g size, the type of space). By comparing the attributes of the houses and households’ requirements, the design is determined. In which kinds of tourism activities are included in their daily activities.

Abstract

Pricing become one of determinant variable of consumer preferences to product and design of a house. When the selling price of a house is highest than the buying power of consumer, then the number of its demand was go down. Conversely, when the selling price of house could reachable by consumer buying power, then the number of its demand increased. This research is the preliminary research from advanced research to investigate the marginal pricing of Perumahan Pondok Indah Matani. By literature reviews and cost calculation methods, it is found that there were three (3) aspect of product and facade design of house that influences to the selling price, namely cost of spouse and plastering walls, cost of door sills and windows; and wall-painting cost.

Abstract

Public space is one of the important components in the city and participates in improving the quality of life of the people in a city. The city of Surabaya as the capital of East Java with high public space development needs, often the development of public space is more concentrated in the city center. The Public Space of Menanggal Tourism Road located on the border of Surabaya City and Sidoarjo Regency is experiencing a phenomenon that causes a decrease in the image of the region and abuse of the function of public facilities. Behavior of users of public space at the time of the phenomenon is the key to the occurrence of the problem. Therefore an appropriate theoretical approach is needed to understand the phenomenon as a whole. Behavior setting is an approach that connects activity patterns and behavior patterns in a physical environment that is used to understand the phenomenon. This research uses naturalistic paradigms and qualitative strategies with data collection techniques using observation and in-depth interviews. To identify the aspects that most influence on the formation and continuity of the phenomenon of the Tourism Road Region to date these data, data analysis using the Miles and Huberman model is used. The results showed that the affective meaning and activity system were the most influential aspects in the continuity of the phenomenon. These aspects can be used as a basis for developing concepts to overcome the problems that arise during the phenomenon.

Abstract

Representation of visual engagement in urban street through the streetscape is an important in urban design research as a city framework. Urban street are composed of various classifications and attract more attention from townspeople. Visual engagement is an important component for understanding a city. Human's perception of the nature environment and build environment gives a difference feeling to the visual. The city formed by many urban street that forms it. However, the establishment of this street still does not pay attention to the interests about visual on the street system as a city frameworks, but only pay attention to the function of the street. Urban street have regulations related to speed limits that are affect the visual of the driver. The importance of visual engagement driver’s when through the street to understanding of the city. The methodology in this study uses a post-positivist paradigm with quantitative strategies. Data collection tactics using Likert scale questionnaires was given to drivers or people who through the street by car with intensity once a week and data analysis uses SPSS application with descriptive statistics to identify factors that the most affect. The results of this study are to identify the factors of the urban streetscape that the most affect to the drivers when through the street. The visual elements factor that include the mass of the building, building entrance, textures, colours, and materials was establish the enclosure space on the street corridor. from these results identified a new factors that affect to visual engagement drivers.

Abstract

The effects of religion and culture to the people’s life in Indonesia certainly become inevitability. Keraton, as the residence of the king and the family has philosophical concepts and meanings on each element. Keraton Surakarta in physically and principle adheres to the philosophy of the Javanese people’s life as a media of Islamic development as well as the Javanese culture. This study aims to find out the influence of Islamic values and Javanese culture on the architecture of Keraton Surakarta, especially on the philosophical meaning. The research paradigm used in this study is the Inter-subjective Paradigm. The method applied is Combined Strategies, between Historical Research and Qualitative Research. The data collection was obtained through the literary study, observations, and interview of Keraton Royal Family and The Servants. Research conclusions came from verifying data with interpretation and historiography on the research object. The result of this study is the architectural significance of Keraton Surakarta applying islamic values combined with Java 'cultural philosophy especially to the building orientation and layout sequences. Imprinted meaning derived from the core of the value of human's relationship with god and the courtship philosophy of the Manunggaling kawula gusti.

Abstract

At present energy efficiency is the main target to reduce building operating costs and achieve sustainability. The use of energy in buildings can be done through retrofitting. In addition, retrofitting has the potential to reduce carbon emissions, but there are also those who have to release some building features if necessary, energy features that are applied to existing buildings that have been issued to carry out renovations. Building reinforcement is a complex act, with various criteria that must be met with each other to achieve sustainable use of buildings. This article discusses the benefits, criteria, analytic methods, and decision making processes used to improve commercial buildings. The main criteria for increased energy consumption. Some other criteria are building materials, economy and occupants' needs. The analytical method for estimating or measuring the increase in retrofit that will be discussed in this article is a simulation of building energy. This method is widely used because it can predict the condition of buildings in the future. Each retrofit step is chosen and approved by the several factors; regulations, risks, business sustainability, knowledge, awareness and occupant demand. The retrofit valuation process is based on the value at which financial performance is taken into account. Retrofitting carried out on commercial buildings, applied with care, not only provides opportunities to reduce energy consumption and carbon emissions, but can also increase the value of these properties.

Abstract

Primbon as Javanese local knowledge has been a guide for Javanese everyday and ritual life, included buildings, for decades. This paper intends to investigate the use of primbon in the Kraton Yogyakarta (Palace of Yogyakarta) as the representation of the sultan (king). The investigation was conducted through interpretive criticism to reveal the degree of conformity under the rules and principles in primbon as an attempt to form a new perspective in understanding the primbon. The analysis focuses on verses 172 and 194–196 of Primbon Betaljemur Adammakna, which deals with the arrangement of buildings. By transliterating the verses into English and interpreting the application of the verses in Kraton Yogyakarta, the study demonstrated the manifestation of the primbon verses in the kraton’s building arrangement. The study of primbon reveals the role of kraton as the representation of the earth in the universe, while the representation here displays the hierarchical arrangement of building facilities, from sacred to nonsacred or from private to public.

Abstract

This paper aims to show that for the safety of the occupants in today's architecture, we could learn from the spatial arrangement of the past architecture. In this paper, the adoption of the historiography method from historians was used to trace the genealogy of past architecture. Historiography is a method that is used to trace history back to the past to understand the past. By using historiography, the genealogy (line of a descendant) of vernacular Javanese building will be traced to find the transitional space in the spatial arrangement of the complex of housing. And then, the genealogy of vernacular Japanese buildings will be traced too, to find the transitional space in their spatial arrangement housing. To represent the European building, the genealogy of the Greek building will be used. Again, transitional space will be traced in their building. After that, the finding from these tracing will be compared to find the similarity and differences of the transition spaces. The result of this study showed that people from countries of samples did not design their building with open access to the spatial arrangement. There is always a transitional space from outside of the building to inside of the building. Because open access will make the occupants of the building prone to safety. Not only from tangible (physical) threats but also the intangible threats.

Abstract

Abstract: The growth of the supply and demand index of rental offices in Surabaya is the highest in Indonesia. However, the occupancy rate has decreased except in class A rental offices. Decrease in occupancy rate is influenced by dissatisfaction of tenants to the high rental price factor and causes the tenant not to extend the rent. The quality services of class A rental offices multifunction in Surabaya can be considered successful because the tenants have persisted in extending the leases. Therefore, it is necessary to know about the level of satisfaction of tenants to the factors that influence the choosing of class A rental offices multifunction in Surabaya. This research is included in the positivism paradigm with quantitative methods. The analysis technique uses quantitative descriptive statistics by calculating the mean and standard deviations mapped to the Cartesian diagram. This research results two findings. First, the three most satisfied factors i.e. "name of the famous building and its reputation is good", "responsive building management" and "the presence of good security, hygiene and fire protection facilities". Second, three factors that are most dissatisfied i.e. "access to recreational and sports facilities", "noise level" and "building age".Keyword: Rental Offices, Tenants Satisfaction, Real EstateAbstrak: Pertumbuhan indeks supply dan demand kantor sewa di Surabaya termasuk paling tinggi di Indonesia. Namun, tingkat okupansinya mengalami penurunan kecuali pada kantor kelas A. Penurunan tingkat okupansi dipengaruhi oleh ketidakpuasan penyewa terhadap faktor harga sewa yang tinggi dan menyebabkan penyewa tidak memperpanjang sewa. Kualitas layanan kantor sewa kelas A fungsi majemuk di Surabaya dinilai berhasil karena penyewa tetap bertahan untuk memperpanjang sewa. Maka, perlu diketahui tingkat kepuasan penyewa terhadap faktor-faktor pemilihan kantor sewa kelas A fungsi majemuk di Surabaya. Penelitian ini termasuk dalam paradigma positivisme dengan metode kuantitatif. Teknik analisis menggunakan statistik deskriptif kuantitatif dengan menghitung nilai mean dan standar deviasi yang dipetakan ke diagram kartesius. Penelitian ini menghasilkan dua temuan. Pertama, tiga faktor paling puas yaitu “nama gedung terkenal dan reputasinya baik”, “pengelola gedung yang responsif” serta “keberadaan fasilitas keamanan, kebersihan dan perlindungan kebakaran yang baik”. Kedua, tiga faktor paling tidak puas yaitu “kedekatan dengan fasilitas rekreasi dan olahraga”, “tingkat kebisingan” dan “usia gedung”.Kata Kunci: Kantor Sewa, Kepuasan Penyewa, Real Estate
