Abstract

Hunian multigenerasi di Indonesia merupakan suatu fenomena berhuni yang lazim ditemukan karena manifestasi budaya struktur keluarga besar dan nilai kekerabatan. Struktur keluarga multigenerasi terdiri dari keluarga inti generasi tengah yang tinggal bersama dengan lansia. Manifestasi struktur keluarga dapat dilihat melalui guna ruang domestik yang diobservasi melalui sistem aktivitas dan sistem pengaturan latar hunian. Penelitian ini bertujuan untuk mengidentifikasi guna ruang domestik berdasarkan hubungan aktivitas dengan pengaturan latar domestik oleh setiap generasi melalui penelitian kualitatif. Pengumpulan data menggunakan metode wawancara mendalam, sketsa, pengambilan foto, dan pemetaan perilaku untuk identifikasi sistem pengaturan latar hunian. Data tersebut dianalisis secara triangulasi dengan diskusi kajian teori serta data sekunder. Hasil penelitian menunjukkan aktivitas domestik hunian multigenerasi berbeda dengan aktivitas domestik pada hunian keluarga inti. Salah satu ekspresi guna ruang terlihat pada aktivitas personal (makan dan menonton TV) dan aktivitas komunal (berkumpul). Kedua jenis aktivitas tersebut memengaruhi penghuni dalam menegosiasikan sistem aktivitas dan guna ruang. Oleh karena itu, muncul konsep negosiasi guna ruang pada hunian multigenerasi terutama bagi keluarga besar. Konsep tersebut menjelaskan ruang dapat menjadi suatu pengaturan latar yang bisa mewadahi beragam aktivitas domestik bagi banyak pengguna, sehingga dapat menjadi pertimbangan sekaligus kajian kembali bagi suatu hunian keluarga yang berada di luas lahan terbatas.

Abstract

Proses mahasiswa dalam menempuh pendidikan dimulai dari bagaimana proses adaptasi mahasiswa di lingkungan baru, dan juga bagaimana adaptasi untuk berinteraksi dengan orang baru. Hal ini dapat menjadi munculnya trigger timbulnya depresi pada kalangan mahasiswa, dimana selain menghadapi tantangan di perkuliahan, juga di lingkungan sekitar. Lokasi hunian mahasiswa dalam menempuh pendidikan juga menjadi faktor penting mahasiswa dalam bertahan selama proses pendidikan di kampus, oleh sebab itu perlu adanya bantuan eksternal bagi mahasiswa untuk mengurangi trigger penyebab munculnya depresi yang dapat dimulai dari lokasi hunian, dimana mahasiswa dapat melakukan interaksi sosial secara berkala dimulai dari lokasi hunian terkhusus student housing. Melalui pendekatan healing architecture yang menargetkan psikis, diharapkan mahasiswa dapat terbantu untuk mengurangi trigger munculnya depresi dan juga membantu mahasiswa selama proses pendidikan di perkuliahan

Abstract

Penataan bantaran sungai Kalimas Surabaya sebagai telah menjadi perhatian pemerintah akhir-akhir ini. Dapat dilihat dengan adanya penataan pada spot-spot tertentu yang berupa taman dan area rekreasi di beberapa penggal sungai. Namun penataan tersebut terlihat belum merata dan menyeluruh. Pendekatan sustainable urban river menawarkan pengembangan kawasan bantaran sungai dengan satu konsep penataan yang terintegrasi sehingga kawasan tersebut tidak hanya menarik untuk dilihat tetapi juga dapat memberikan wadah bagi masyarakat untuk bersosialisasi. Proses analisa diawali dengan melakukan identifikasi kawasan studi, untuk menemukan potensi yang dapat dikembangkan, dengan menggunakan teknik walkthrough analysis dan wawancara terstruktur. Kemudian dilanjutkan dengan penentuan kriteria dan konsep penataan kawasan bantaran sungai yang sustainable. Konsep penataan dan arahan desain yang dihasilkan oleh penelitian ini, mengacu pada aspek-aspek penataan sustainable urban river, mencakup perbaikan kualitas lingkungan, desain lansekap, pembentukan kualitas visual, dan konektivitas lahan dengan konteks lingkungan sekitar. Disamping itu juga memperhatikan keterhubungan secara holistik, mencakup komposisi yang estetis, serta keragaman dan keunikan elemen lansekap. Hasil akhir penelitian berupa perwujudan linkage visual melalui penataan elemen vegetasi, elemen perkerasan, street furniture, dan elemen fisik sebagai identitas yang dapat meningkatkan aspek ekologi, estetika, keamanan, kenyamanan dan kesehatan, sesuai dengan karakter lingkungan, serta mampu mewadahi aktivitas pengguna.

Abstract

Abstract: The growth of the supply and demand index of rental offices in Surabaya is the highest in Indonesia. However, the occupancy rate has decreased except in class A rental offices. Decrease in occupancy rate is influenced by dissatisfaction of tenants to the high rental price factor and causes the tenant not to extend the rent. The quality services of class A rental offices multifunction in Surabaya can be considered successful because the tenants have persisted in extending the leases. Therefore, it is necessary to know about the level of satisfaction of tenants to the factors that influence the choosing of class A rental offices multifunction in Surabaya. This research is included in the positivism paradigm with quantitative methods. The analysis technique uses quantitative descriptive statistics by calculating the mean and standard deviations mapped to the Cartesian diagram. This research results two findings. First, the three most satisfied factors i.e. "name of the famous building and its reputation is good", "responsive building management" and "the presence of good security, hygiene and fire protection facilities". Second, three factors that are most dissatisfied i.e. "access to recreational and sports facilities", "noise level" and "building age".Keyword: Rental Offices, Tenants Satisfaction, Real EstateAbstrak: Pertumbuhan indeks supply dan demand kantor sewa di Surabaya termasuk paling tinggi di Indonesia. Namun, tingkat okupansinya mengalami penurunan kecuali pada kantor kelas A. Penurunan tingkat okupansi dipengaruhi oleh ketidakpuasan penyewa terhadap faktor harga sewa yang tinggi dan menyebabkan penyewa tidak memperpanjang sewa. Kualitas layanan kantor sewa kelas A fungsi majemuk di Surabaya dinilai berhasil karena penyewa tetap bertahan untuk memperpanjang sewa. Maka, perlu diketahui tingkat kepuasan penyewa terhadap faktor-faktor pemilihan kantor sewa kelas A fungsi majemuk di Surabaya. Penelitian ini termasuk dalam paradigma positivisme dengan metode kuantitatif. Teknik analisis menggunakan statistik deskriptif kuantitatif dengan menghitung nilai mean dan standar deviasi yang dipetakan ke diagram kartesius. Penelitian ini menghasilkan dua temuan. Pertama, tiga faktor paling puas yaitu “nama gedung terkenal dan reputasinya baik”, “pengelola gedung yang responsif” serta “keberadaan fasilitas keamanan, kebersihan dan perlindungan kebakaran yang baik”. Kedua, tiga faktor paling tidak puas yaitu “kedekatan dengan fasilitas rekreasi dan olahraga”, “tingkat kebisingan” dan “usia gedung”.Kata Kunci: Kantor Sewa, Kepuasan Penyewa, Real Estate

Abstract

Jumlah populasi lansia semakin berkembang, dan di usia yang bertambah ini akan terjadi banyak perubahan pada seseorang. Perubahan yang terjadi pada lansia umumnya adalah penurunan kemampuan fisik dan juga menurunnya fungsi kognisi, seperti adanya penurunan fungsi memori, kemampuan untuk berpikir dan mengambil keputusan, perubahan perilaku, serta kemampuan untuk melakukan aktivitas sehari-hari. Dalam menjawab isu tersebut, penulis menggagas sebuah desain ramah demensia yang dapat menyediakan pusat peduli demensia yang menyediakan fasilitas layanan kesehatan dan rumah tinggal demensia. Rancangan harus dapat membantu pengguna dengan kondisi khusus seperti demensia untuk dapat mengenal dan memahami lingkungannya dengan mudah. Perancangan akan menerapkan desain arsitektur inklusif dan elemen-elemen dalam teori wayfinding, dengan menggunakan kemampuan persepsi ruang pada manusia, sehingga menghasilkan rancangan yang berfokus pada stimulasi kognisi lansia dengan demensia.

Abstract

Among the various types of residences, the boarding house stands out as a distinctive temporary home, acting as a surrogate environment for individuals who are far from their permanent homes. Beyond serving as a place of shelter, it supports the continuity of daily life by offering spaces for rest, study, and social interaction. This is particularly significant in architectural education, where learning involves multimodal methods: visual, aural, read/write, and kinesthetic. These learning styles are deeply embedded in studio-based practices like model-making. However, a research gap exists in understanding how architecture students’ study activities influence spatial dynamics and territoriality in shared boarding house environments. To explore this, a multi-method approach was used, including traffic lane observations, interviews, and image documentation. Findings revealed two types of territorial infringement: one caused by academic activities such as design work and model-making, and another involving contamination and minor spatial violations during detailed model production. These infringements stem from shared ownership, limited space, and the nature of architectural tasks. The study suggests two architectural design strategies to mitigate these issues: incorporating fixed features to define zones clearly and providing semi-fixed features to accommodate changes in use. These solutions aim to balance communal living with individual academic needs.

Abstract

Culture became important consideration in housesing design. House form is the consequence of a whole range of socio-cultural factor, not simply physical factor. Housing is more than a place to live, however also preserving certain values. The aim of this research is to reveal the significant relation of housing transformation and communal culture value. This study applies the case study approach through a qualitative analysis of the housing transformation phenomenon. Housing transformation is a process of adjusting space to fulfill certain functions based on the needs of the users, that fit with the culture value expression of the inhabitants. This resarch formulated four significant factor determine housing transformation factor in kampung, that are economic condition, housing condition, occupant condition and kampung improvement. House transformation was related to the communal cultural values ​​since the construction process to utilization. The mutual understanding on make the process of housing transformation can be carried out without causing conflicts over the use of space in kampung. House construction is also carried out with the support of neighbors since the exsistance of togetherness and gotong royong. In terms of creating better image of the kampung, solidarity velue was important to encorage the community working together improving kampung and their house. The mutual cooperation, community understanding, togetherness and solidarity were important in maintaining the commitment and social value among the inhabitants to live and grow together. Kampung is a model of settlement where the communal values are important in sustaining the harmony of urban living.

Abstract

Paggora Water Park, a once-popular tourist destination, has experienced significant degradation in its facilities and infrastructure due to the prolonged COVID-19 lockdown. This paper examines the urgent need for comprehensive renovation and tourism design concepts to restore and enhance the park's appeal based on the opinions of Paggora Water Tourism visitors using quantitative methods, which will be analyzed using multiple linear regression techniques, ultimately providing a design concept that will fit with the service quality and visitor satisfaction. Five independent variables will be tested with the dependent variable (visitor satisfaction): tangible, reliability, responsiveness, assurance, and empathy. The results of the quantitative analysis show that the variables influencing visitor satisfaction are the tangible (positive influence) and the assurance variable (negative influence). The proposed design concept aims to apply the results of survey and quantitative analysisimproving facilities or physical forms to increase visitor satisfactioncreating an engaging and memorable visitor experience. These findings also highlight the renovation process that the team undertook and the potential for Paggora Water Park to serve as a model for similar facilities facing maintenance and resource challenges

Abstract

Boarding houses, as a type of substitute residence, function not only to ensure the continuity of daily domestic activities, but also as a comfortable learning place for students as residents. The Multimodal learning methods, which is used in architectural studio learning, through design simulations making study mock-ups, requires the use of more than one strategy in the learning process. Because it requires a different concentration compared to unimodal students, learning privacy is not only needed for individual learning process, but also needed for group learning study activities. This research explores the privacy mechanism that occurs in boarding rooms as private workspaces for architecture students. Phenomenological qualitative methods are used, with data collection techniques through observation, interviews, and documents readings. The results of the study show that architecture students tend to organize to optimize space by modifying the spatial attributes. This is executed to provide the widest possible space for learning privacy, so that it’s multimodal learning activities could run as optimally as possible.

Abstract

Primbon as Javanese local knowledge has been a guide for Javanese everyday and ritual life, included buildings, for decades. This paper intends to investigate the use of primbon in the Kraton Yogyakarta (Palace of Yogyakarta) as the representation of the sultan (king). The investigation was conducted through interpretive criticism to reveal the degree of conformity under the rules and principles in primbon as an attempt to form a new perspective in understanding the primbon.The analysis focuses on verses 172 and 194–196 of Primbon Betaljemur Adammakna, which deals with the arrangement of buildings. By transliterating the verses into English and interpreting the application of the verses in Kraton Yogyakarta, the study demonstrated the manifestation of theprimbon verses in the kraton’s building arrangement. The study of primbon reveals the role ofkraton as the representation of the earth in the universe, while the representation here displays the hierarchical arrangement of building facilities, from sacred to nonsacred or from private to public.
