Abstract

The impact of covid 19 makes the habits of people who work and students often work or study via online. A cozy and adequate space is needed to carry out online activities and freelance work. The right solution is to design a coworking space mix use building that can provide space and facilities to support comfort for consumers. Coworking Space is a workspace concept that can be used together with various backgrounds such as students, freelancers, students, entrepreneurs, or other companies. In Medan City coworking spaces are still relatively few that have multi-functions as the author designs. Most only prioritize one function so that consumers can easily get bored when working. In this design, hopefully it can be a problem solver and become a comfortable working, meeting and relaxing space for consumers.

Abstract

Mainstream work activities that are generally carried out in rigid office spaces sometimes cause boredom for workers. Variations in ways and places of working need to be accommodated to avoid boredom. BeeHive Co-Working was built with the aim of providing a new place to work and socialize which is expected to provide enthusiasm in carrying out work activities. The design method applied is through a process that begins with the problem of how to create a flexible, relaxed, and unpressured work environment. The idea of Co-Working design is proposed to answer the initial problem. Green Architecture theme is proposed as the main theme of BeeHive Co-Working design. The concept of Green Architecture used in this design takes the main focus as a building that is energy efficient, minimizes expenses and increases the added value of the building. The position of the building in green architecture is related to (1) being able to adapt to solar circulation and wind direction, (2) extending from east to west, blocking solar radiation on transparent walls, (3) reducing heat transmission from massive walls exposed to direct solar radiation. The design of BeeHive Co-Working, which applies the concept of Green Architecture, is realized in the form of a modern design transformed from a rectangular mass form with a front view that uses an additional honeycomb-shaped facade. BeeHive Co-Working facilities that support the function of casual work are accommodated by the provision of furniture designed for the convenience of working while relaxing. The commercial function is supported by the provision of café shop facilities. This design is expected to be a place for workers to restore energy from the fatigue of busy work activities.

Abstract

The study highlights the critical need for infrastructure development in coastal areas to support the fisheries sector and services trade. Through various methods such as assessment of current conditions and literature review, it's clear that improving infrastructure is a top priority.Objectives: This study aims to identify the infrastructure that supports the development of coastal areas in Natal Sub-district, Mandailing Natal Regency, North Sumatera, IndonesiaMethodology and Results: The research methods include descriptive analysis to identify existing infrastructure and importance-performance analysis to evaluate the importance and performance of infrastructure.The study results show that the infrastructure is divided according to its level of importance. First, within Quadrant I, infrastructure such as fish auction sites (TPI), village unit cooperatives (KUD), cold storage, and ice factories in the Natal coastal region stand out as the main focus. Recommendations include the revitalization of TPI and KUD, and the construction of cold storage facilities. Second, in Quadrant II, infrastructure such as transport support facilities, waste management, and sanitation require attention to maintain their performance. Third, in Quadrant III, gas station facilities in Sikara Kara Village are of medium-to-low priority. Finally, in Quadrant IV, infrastructure such as waste and drainage systems need to be reviewed. The revitalization of the Setia Karya dumpsite and the construction of a drainage system are part of the recommendations to improve Natal's coastal environment.Conclusion, Significance and implications: The improvement of coastal area infrastructure in Natal Sub-District, Mandailing Natal Regency, Indonesia emphasizes on addition, repair and revitalization. It is also recommended to strengthen the involvement of local and village governments in collaborative efforts. Further studies are needed, particularly on effective implementation of infrastructure development in the same research area.

Abstract

ABSTRACT Slums in the Tanjung Tiram area of Batu Bara Regency are caused by high and uneven population density, limited habitable land and low awareness of environmental conservation among residents. This results in poor environmental sanitation and potentially affects environmental sustainability. The local government is trying to improve this situation through slum upgrading and community empowerment programs. Objectives: This study aims to examine community sympathy for the spatial concept and environmental sanitation improvement programs in Tanjung Tiram neighborhood, as well as the factors that influence it. Methodology and Results: The research method was qualitative with a rationalist approach. The study began with literature analysis and continued with field studies to describe community sympathy in sanitation management, identify patterns of behavior change, and analyze the factors that influence it. Conclusion, Significance, and Implication: The results highlight that the community demonstrated empathy through responsibility and mutual concern for the interests of others, such as involvement in the sanitation improvement process from preparation to monitoring in terms of toilet and bathroom use. Community motivation comes from cadre interventions that provide understanding, increase empathy and responsibility, and strengthen community motivation in sanitation management. Community cooperation and awareness must be increased through community empowerment programs.

Abstract

Medan, in North Sumatra, is growing rapidly, especially in the sub-districts of Medan Marelan and Medan Belawan, where urban activities and population movement are increasing. As a result, North Medan has been designated as the City Service Centre (CSC) of Medan City, with CSC Labuhan in Medan Labuhan sub-district playing a major role. This highlights the importance of Medan Labuhan in providing essential services and infrastructure to support the growth of the area. In order to effectively serve the community, it is important to ensure that CSC Labuhan meets the area's needs and standards for a city service center. Aims: The objective of this research is twofold: first, to determine the status of the service center system in North Medan; and second, to evaluate the suitability of CSC Labuhan's functions in serving the North Medan region. Methodology and results: The research method is descriptive analysis using both quantitative data and qualitative information. This is achieved through the use of scalogram analysis, centrality index analysis and rank-size rule analysis. Conclusion, significance and implication: The results indicate that the optimal locations for urban service centers are in Sub-District Besar (Medan Labuhan subdistrict), Subdistrict Rengas Pulau (Medan Marelan subdistrict), and Subdistrict Belawan I (Medan Belawan subdistrict). Conversely, Medan City RTRW 2022-2042 designates Labuhan CSC as Subdistrict Pekan Labuhan.

Abstract

The development of population and infrastructure in cities can enhance the local economy, as seen in the Letda Sujono Road corridor. This area, located between Medan City and Deli Serdang Regency and near the Bandar Selamat Toll Gate, has seen significant growth in trade and service activities. This growth has spurred the development of housing, public services, commercial spaces, warehousing, and industry, increased land demand and causing potential land-use conflicts and traffic issues. Inappropriate space utilization can lead to urban sprawl, often due to inadequate spatial planning control. The Medan City Detailed Spatial Plan (DSP or Rencana Detail Tata Ruang (RDTR)) designates the Letda Sujono Road corridor as a Trade Sub-zone, with zoning regulations limiting some activities to 10% of the block area. Aims: The objective of this study was to study the suitability of existing activities with the zoning plan which has been regulated in the Medan City Detailed Spatial Plan as a space control content in order to create safe, comfortable and sustainable spatial planning. Methodology and results: This study uses a qualitative descriptive method with spatial analysis to assess the alignment of current activities with the DSP zoning plan. Conclusion, significance and impact study: The findings reveal that 60.84% of the activities are suitable, while 39.16% are not. Some blocks, particularly Block 17-07-01 (Tembung), have exceeded the 10% activity limit, indicating that zoning plans have not been fully realized, with unauthorized activities such as integrated schools and vehicle-related services still present.

Abstract

Kota Medan adalah kota yang menjadi salah satu tujuan wisata yang banyak dikunjungi di Indonesia.Potensi wisata yang dapat dikembangkan juga beragam. Potensi wisata di kota Medan.Untuk mewadahi semua jasa wisata yang ada, maka perlu dibangun hotel sebagai tempat menginap bagi para tamu yang berkunjung ke kota Medan.Pembangunan hotel di kawasan strategis sangatlah penting.Isu lingkungan yang semakin serius mendorong penulis untuk menerapkan prinsip keberlanjutan di desain tersebut.Naskah ini menyajikan perancangan hotel untuk mengakomodasi kegiatan pariwisata di kota Medan dengan penerapan konsep arsitektur berkelanjutan pada bangunan hotel di kawasan strategis perkotaan kota Medan. Prinsip keberlanjutan yang diterapkan juga mempertimbangkan peraturan KDB dan KLB kota Medan.Arsitektur berkelanjutan pada desain hotel tersebut ditunjukkan melalui penggunaan material bekas, penggunaan solar panel sebagai pemanfataan energi,dan penggunaan secondary skin sebagai penghalau sinar matahari secara langsung.Hasil dari perancangan ini diharapkan menjadi rekomendasi wisatawan untuk bermalam juga beristirahat. selain itu juga dapat memberikan efek positif bagi lingkungan dan masyarakat sekitar.

Abstract

Economic growth in Medan will increase in 2022 by 4.71%. Economic growth is increasingly developing, which is gradually contributing to the decline in unemployment rates in Medan. Based on statistical data (2020), the unemployment rate decreased by 10.74% from the previous year in the last 3 years. However, many unemployed people in Medan are classified as open unemployment with the causal factor being layoffs. However, even though the unemployment rate is almost decreasing every year, population growth is also increasing every year, this also has an effect on increasing the workforce in Medan. The increase in the number of workers every year requires balancing the number of jobs that are not proportional to the number of employees available and many workers choose to start new independent businesses as entrepreneurs or freelancers. Therefore, it is necessary to plan shared work space facilities or what is better known as Co-Working Space as a method of working with other people from different companies/organizations in one place and being able to work together in a situation like this. Located on Jalan Gajah Mada, Medan Baru District, Medan City. The general method for designing co-working spaces with the Tropical Architectural Concept uses qualitative and programmatic descriptive methods to explain problems and describe existing conditions and climate conditions in the city of Medan and is identified in accordance with theories and standards that have been used.

Abstract

Kawasan Perkotaan Batang Kuis merupakan salah satu kawasan dengan lalu lintas yang cukup tinggi karena digunakan sebagai salah satu jalan alternatif menuju pusat Kabupaten Deli Serdang dan merupakan akses utama menuju Bandar Udara Internasional Kuala Namo. Maka dapat disimpulkan bahwa di wilayah kajian memiliki nilai lokasi dan nilai lahan yang tinggi karena aksesibilitas yang juga tinggi. Hal tersebut memicu adanya perubahan pemanfaatan ruang menjadi kegiatan komersil yang memiliki angka bangkitan tinggi sehingga berpotensi menurunkan kinerja sistem transportasi tersebut. Selain itu diarahkannya wilayah ini sebagai perkembangan kawasan permukiman perkotaan telah mengakibatkan tingginya bangkitan juga menimbulkan volume lalu lintas yang meningkat sehingga menyebabkan adanya kepadatan lalu lintas. Penelitian ini bertujuan untuk mengkaji implikasi pemanfaatan ruang terhadap sistem transportasi di Kecamtan Batang Kuis kedepannya. Dalam mencapai tujuan penelitian maka dilakukan tiga tahapan, menganalisis perubahan penggunaan lahan eksisting terhadap rencana tata ruang, menganalisis pengaruh perkembangan penggunaan lahan dan jumlah penduduk terhadap tingkat pelayanan jalan, serta merangkum hasil analisis dengan menggunakan metode SWOT. Berdasarkan hasil kajian diketahui bahwa pentingnya mengiplementasikan sistem transportasi yang berkelanjutan untuk mengimbangi rencana pemanfaatan ruang kedepan, sehingga ancaman kemacetan dan penurunan kualitas lingkungan dapat diminimalisir sedini mungkin.

Abstract

This research aims to examine the management of slum areas in Asahan Regency. The study uses a qualitative approach supported by quantitative data to gain a deeper understanding of slum area management in Asahan Regency. The reliability of the data obtained will be compared through triangulation techniques, ensuring the consistency of findings from various sources and data collection methods. The researcher will conduct member checking by confirming with several respondents to ensure that the interpretation of the interview results aligns with the respondents' intentions. The results show that active community involvement in the planning and implementation of management programs is crucial to creating a sense of ownership and responsibility. The develop-ent and improvement of basic infrastructure, such as roads, drainage systems, and clean water supply, have had a positive impact on the health and well-being of the community. Economic empowerment programs targeting the residents of slum areas have proven to be an important solution for improving welfare. Despite various challenges, limited resources remain one of the biggest obstacles in slum area management. Overall, slum area management in Asahan Regency requires a comprehensive and sustainable approach, involving all stakeholders.
