Abstract

This study compares subsidized housing with Green Building housing based on cost, energy efficiency, occupant quality of life, and environmental impact. The government supports subsidized housing to provide affordable housing for low-income people, although the initial cost is low and often has ordinary building quality standards and higher operating costs. On the other hand, Green Building housing emphasizes sustainability by providing better energy efficiency, more efficient use of resources, and a healthier living environment. However, it requires a higher initial investment. The results of the analysis show that although subsidized housing is more economical at the beginning, Green Building provides significant long-term benefits in terms of energy and water savings and improves occupants' quality of life. Combining Green Building elements in subsidized housing development is recommended to improve the quality and sustainability of housing for low-income people. This study concludes that a hybrid approach integrating Green Building principles in a subsidized housing development can effectively solve housing and environmental challenges

Abstract

This research aims to study the Infrastructure Service Satisfaction Index in Batu Bara Regency. The type of research employed in this study is qualitative research. Data collection techniques refer to the methods used to obtain the necessary data and information to achieve the research objectives. Data analysis is the process of processing data obtained from interviews, field notes, and documentation into new information, making the characteristics of the data easier to understand and useful for solving problems, particularly those related to the research. In this case, the researcher employs several data analysis techniques, namely: Data Reduction, Data Presentation, and Verification. The research results indicate that, in general, the level of public satisfaction with infrastructure development in Batu Bara Regency remains low. The community perceives that there is still an imbalance between villages in the development of road infrastructure and other village facilities, and they also feel that the performance of the Batu Bara Regency government is not optimal and is considered slow. The level of community participation in Batu Bara Regency in infrastructure development can be considered good and helps facilitate the infrastructure development process. Community participation includes providing suggestions or proposals, contributing labor such as mutual assistance, as well as donations of funds and materials. There are even some community members who participate by voicing dissatisfaction and not providing support.

Abstract

This study aims to determine service centers along the East Coast Corridor of Ogan Komering Ilir Regency using two analytical approaches: facility service index analysis and rank-size rule analysis. Perroux's growth center theory (1950) is applied to understand how districts with higher facilities and populations can stimulate surrounding economic growth. The facility service index analysis identifies the availability and distribution of public facilities in each district, while the rank-size rule maps population distribution to pinpoint potential service centers. The results show that Air Sugihan District holds potential as the primary service center due to its facilities, while Tulung Selapan District is designated as a settlement center given its largest population. With a balanced development strategy, it is expected that this can create equitable service access, foster economic growth, and strengthen the socioeconomic resilience of communities in Ogan Komering Ilir Regency.

Abstract

This study aims to analyze the development of the Bukit Lawang tourism area. The research employs descriptive and qualitative data analysis, focusing on a problem-solving approach that is based on descriptions rather than numerical data. The purpose of using a qualitative research method is to facilitate a better understanding of information from the sources used as data, providing an effective comprehension of the ecotourism development strategy being studied. The qualitative analysis involves data collection through interviews, observations, documentation, and other methods. The research findings indicate that income from the development of the Bukit Lawang tourism sector has not significantly impacted the local revenue (PAD) of Langkat Regency as a whole. This is because Bukit Lawang tourism has not been fully implemented and managed effectively by the government. Tourism and conservation activities in Bukit Lawang have yet to be supported by proper tourism area planning, which is essential for sustainable tourism. The land division by the government is currently limited to conservation areas, plantations, and community-owned lands. Sustainable tourism land use planning would make Bukit Lawang a more responsive area. Achieving a sustainable tourism area in Bukit Lawang requires the involvement of both the government and local communities.

Abstract

This study aims to examine the Analysis of the Development of the Tangkahan Tourism Area. This type of research uses qualitative descriptive research. The data collection techniques in this study are interviews and observations. Data collection is data obtained from research sources that are still raw and have not been processed by researchers Data reduction, data presentation, the process of drawing conclusions involves the researcher interpreting the data that has been displayed. The methods carried out include comparisons, grouping, making patterns, and triangulating. The results of tourism development research are carried out with the aim of making tourism advanced and developing in a better direction in terms of the quality of facilities, facilitating access anywhere, becoming a desired destination, and making good economic benefits for the surrounding community. Tourism planning and development is not a stand-alone system, but is closely related to other development planning systems intra-sectoral and intra-regional. Then the development of tourist destinations requires good and appropriate planning techniques. The development technique must combine several aspects to support the success of tourism. These aspects are accessibility aspects (transportation and marketing channels), characteristics of tourism infrastructure, level of social interaction, linkage/compatibility with other sectors, resilience to tourism impacts, level of resistance of local communities, and so on.

Abstract

The increasing population triggers a demand for land for housing and other activities. Along with this, issues arise regarding the limited availability of land, especially in rapidly developed areas. This limitation has the potential to create an imbalance between the growing need for space and the existing land capacity. This study evaluates the land carrying capacity in four sub-districts in the southern part of Medan City, namely Medan Tuntungan, Medan Johor, Medan Amplas, and Medan Denai, in dealing with the continuously growing population. Using a spatial analysis approach with ArcGIS 10.8 software and detailed spatial data, this research identifies potential areas for residential development and projects the capacity of land to accommodate future populations. The analysis covers physical and environmental aspects such as land slope, soil type, natural disaster risks, and access to public facilities. The results show that each sub-district has different potentials and challenges. Medan Tuntungan, with its large area and flat land conditions, shows significant potential for residential development, although attention must be given to the existence of protected areas and agricultural land that must be preserved. Medan Johor, as an economic center, faces substantial pressure on land use, with some areas nearing their maximum capacity. Medan Amplas and Medan Denai, which are more urban, experience stricter land limitations. Population growth projections indicate a significant increase in land demand in some sub-districts in the coming decades. Without effective management, this has the potential to exert high pressure on the environment and urban infrastructure. This research emphasizes the importance of spatial planning and sustainable development policies to maintain a balance between housing needs and environmental conservation.
