Abstract

Asset security encompasses control and regulation activities in asset management to ensure proper utilization.. The security of road infrastructure and building assets at PT X is crucial for maintaining sustainable public transportation operations in DKI Jakarta Province. This research aims to understand asset security based on theory by (Agus Puji & Riyanto, 2012) using three main indicators: administrative security, physical security, and legal security. The research employs a descriptive qualitative method with data collected through observation, interviews, and document analysis. The results show that PT X has implemented administrative security through comprehensive asset recording and ownership documentation. However, challenges exist in asset utilization that is still under discussion for utilization schemes to ensure benefits for both parties. Physical security has been implemented with advanced technology security systems and regular guarding. Legal security shows that local government regulations and internal regulations are already running side by side. PT X needs to highlight improvements in administrative systems and physical security standards, as well as strengthening legal policies in PT X asset management. With an integrated security strategy, PT X infrastructure assets are expected to continue benefiting the public and supporting Jakarta's development as a global city with modern and sustainable transportation systems.

Abstract

The phenomenon of shopping is an interesting discussion reviewed from a social and economic perspective, the development of the era gives rise to perceptions and purposes of shopping. One of them is impulse buying. This article aims to explain how impulse buying is done by Gen Y. This writing also aims to describe examples and concrete forms of Generation Y shopping behavior. This study uses the theory of Rook and Fisher (2007) which states that spontaneous buying (Impulse Buying) is a purchasing decision made by customers or consumers that is done spontaneously or immediately after seeing the merchandise offered. This means that spontaneous buying is an activity that is carried out unplanned to make a previous purchase. Purchases in impulse buying are not based on needs but purchases made based on interest in an item. Emotional considerations are dominant in this type. This behavior is uncontrolled behavior (out-of-control). The method used is descriptive. The descriptive research conducted aims to create a systematic, factual, and accurate description or picture of impulse buying in Generation Y. Based on the results of the analysis, it was found that spontaneous, reflexive, sudden, and automatic decisions occurred in shopping activities. There are factors and impacts caused by impulse buying on generation Y in Sumedang Regency.

Abstract

Penelitian ini bertujuan untuk mengembangkan strategi content marketing guna meningkatkan brand engagement pada Instagram Namaterra. Metode yang digunakan adalah kualitatif dengan pengumpulan data melalui wawancara, studi pustaka, dan dokumentasi. Proyek ini dilakukan selama tiga bulan dengan mengacu pada teori Kotler yang mencakup delapan tahap utama. Tahap awal adalah goal setting, yaitu menetapkan tujuan untuk meningkatkan engagement melalui strategi yang efektif. Selanjutnya, dilakukan audience mapping untuk memahami profil target konsumen dengan menyusun buyer persona. Pada tahap content ideation & planning, konten dikembangkan dalam tiga pilar utama: edukasional (informasi terkait fashion dan gaya hidup), emosional (membangun keterikatan dengan audience melalui giveaway), dan fungsional (informasi produk). Proses dilanjutkan dengan content creation, di mana konten dirancang secara visual dan naratif sesuai dengan pedoman brand. Konten kemudian didistribusikan melalui Instagram dengan frekuensi unggahan tiga kali seminggu. Dalam rangka memperluas jangkauan, dilakukan content amplification melalui giveaway dan kolaborasi dengan influencer. Evaluasi dilakukan dengan mengukur KPI seperti jumlah likes, comments, dan shares. Hasilnya menunjukkan bahwa giveaway meningkatkan engagement secara signifikan. Kesimpulannya, pengembangan content marketing yang terstruktur berperan penting dalam meningkatkan brand engagement di Instagram. This research aims to develop a content marketing strategy to increase brand engagement on Instagram Namaterra. The method used is qualitative with data collection through interviews, literature study and documentation. This project was carried out over three months referring to Kotler's theory which includes eight main stages. The initial stage is goal setting, namely setting goals to increase engagement through effective strategies. Next, audience mapping is carried out to understand the target consumer profile by compiling a buyer persona. At the content ideation & planning stage, content is developed in three main pillars: educational (information related to fashion and lifestyle), emotional (building engagement with the audience through giveaways), and functional (product information). The process continues with content creation, where content is designed visually and narratively in accordance with brand guidelines. The content is then distributed via Instagram with an upload frequency of three times a week. To expand reach, content amplification is carried out through giveaways and collaboration with influencers. Evaluation is carried out by measuring KPIs such as the number of likes, comments and shares. The results show that giveaways increase engagement significantly. In conclusion, developing structured content marketing plays an important role in increasing brand engagement on Instagram.

Abstract

Favehotel Braga menghadapi tantangan dalam kualitas layanan yang tercermin dari fluktuasi okupansi dan sejumlah keluhan pelanggan. Penelitian ini bertujuan untuk menganalisis serta mengoptimalkan kualitas layanan menggunakan metode Quality Function Deployment (QFD) yang divisualisasikan melalui House of Quality (HoQ). Berdasarkan hasil analisis, teridentifikasi 17 atribut kebutuhan pelanggan yang paling penting, antara lain: kondisi kebersihan kamar, suasana kamar tamu, kelengkapan fasilitas, respons dan sikap staf, serta lokasi hotel. Untuk menjawab kebutuhan tersebut, telah disusun 23 spesifikasi teknis, dan melalui perhitungan importance rating, ditentukan delapan spesifikasi teknis prioritas: penyediaan air minum kemasan, pelatihan karyawan, general maintenance kamar, penyediaan tempat sampah tertutup, layanan free upgrade kamar, forecasting tenaga tambahan, penambahan amenities, serta keberadaan concierge dan bellboy di basement. Analisis QFD juga mengungkap keterkaitan antar spesifikasi teknis, yang menunjukkan pentingnya pendekatan sistemik dalam peningkatan layanan. Selain itu, benchmarking terhadap favehotel Hyper Square digunakan sebagai pembanding strategis. Secara keseluruhan, Dengan berfokus pada 8 spesifikasi teknis prioritas tersebut favehotel Braga dapat meningkatkan mutu layanan secara terstruktur dan memperkuat daya saing di industri perhotelan.Favehotel Braga is facing challenges with its service quality, evidenced by fluctuating occupancy rates and customer complaints. This situation highlights an urgent need for service improvement. This study aims to analyze and optimize the hotel's service quality using the Quality Function Deployment (QFD) method, implemented through the House of Quality (HOQ). This research identified 17 service quality attributes that guests consider important, with room cleanliness being the top priority. Based on the QFD analysis, eight technical responses were deemed most vital for quality improvement: providing bottled drinking water, offering employee training and refreshment, conducting general room maintenance, supplying closed waste bins, providing free room upgrades, forecasting additional staff needs, adding amenities, and ensuring the presence of a concierge and bellboy in the basement. Ultimately, applying QFD can help Favehotel Braga enhance its service quality in a more structured and informed manner, leading to superior service delivery.

Abstract

Strategi lokasi merupakan sebuah keputusan manajemen operasi yang penting bagi sebuah perusahaan termasuk pada perusahaan manufaktur seperti Royal Folding Gate. Analisis lokasi penting bagi perusahaan karena akan berdampak pada keputusan jangka panjang perusahaan. Penelitian ini bertujuan untuk menerapkan strategi pemilihan lokasi pada tiga lokasi yang dipertimbangkan (Kota Bandung, Kabupaten Garut dan Kota Tasikmalaya) dengan menggunakan factor rating method. Metode yang digunakan dalam penelitian ini adalah metode deskriptif kualitatif. Pengumpulan data dilakukan dengan cara wawancara dengan satu orang informan, studi pustaka, dan observasi. Hasil penelitian ini mendapati bahwa dengan pertimbangan faktor kedekatan dengan pasar, keamanan, ketersediaan tenaga kerja, infrastruktur, harga tanah, upah pekerja, dan biaya transportasi, Kota Bandung menjadi lokasi prioritas utama untuk dipilih. Location strategy is an operational management decision that can influence distribution efficiency, operational costs, and the long-term sustainability of a company, including manufacturing firms such as Royal Folding Gate. Studies on site selection for workshops/warehouses in the folding gate industry remain limited, particularly in the West Java region. This study aims to analyze and compare the feasibility of three alternative locations—Bandung City, Garut Regency, and Tasikmalaya City—as potential expansion sites for Royal Folding Gate, using the factor rating method. The research employs a descriptive qualitative approach. Data were collected through interviews with a key informant, literature review, and field observation. The findings indicate that, based on factors such as proximity to market, security, labor availability, infrastructure, land prices, wage levels, and transportation costs, Bandung City emerges as the top-priority location for business expansion.

Abstract

Introduction: This study aims to determine the influence of Flexible Working Arrangement (FWA) on employee productivity, particularly among employees in the lifestyle category at PT X. In the context of evolving workplace trends, FWA is seen as a strategic approach to enhance productivity, efficiency, and work satisfaction. Method: The research employs a quantitative method with a descriptive-verificative approach. Data were collected through observation, interviews, and the distribution of questionnaires to 71 respondents. The sampling technique used is the saturated sampling method. The data were analyzed using simple linear regression. Result: The results show that the Flexible Working Arrangement has a positive and significant effect on employee productivity. The analysis revealed a coefficient of determination (R²) of 36.48%, indicating that FWA explains approximately one-third of the variance in employee productivity. The remaining 63.52% is likely influenced by other factors not explored in this study. Conclusion: The findings suggest that Flexible Working Arrangement plays a role in enhancing employee productivity at PT X, particularly within the lifestyle category. However, other factors outside of FWA also contribute to productivity outcomes and should be explored in future research.

Abstract

Penelitian ini bertujuan menganalisis pengendalian risiko yang telah diterapkan perusahaan serta merumuskan usulan penerapan Enterprise Risk Management (ERM) sebagai suatu pedoman. Penelitian ini menggunakan metode kualitatif dengan pendekatan studi kasus, di mana PT Bumi Indonesia Bangkit, sebuah perusahaan yang bergerak dalam bidang perdagangan cangkang sawit yang menghadapi serangkaian potensi risiko yang kompleks, dijadikan sebagai lokus penelitian pada periode Agustus 2023 – Juli 2025. Data dikumpulkan dari sumber primer melalui wawancara dengan sembilan informan internal dan eksternal, observasi, serta dokumentasi perusahaan, dan diperkuat dengan data sekunder dari studi pustaka. Analisis data dilakukan melalui tahapan pengumpulan, reduksi, penyajian, serta penarikan kesimpulan dan diverifikasi dengan teknik triangulasi untuk memastikan validitas dan reliabilitas temuan. Penelitian mengidentifikasi sepuluh risiko utama perusahaan yang dipetakan dalam matriks risiko berdasarkan frekuensi dan tingkat dampaknya. Penilaian risiko menghasilkan skor pada rentang 6–20, yang dipetakan dalam matriks risiko dengan kategori moderate, high, very high, hingga extreme. Berdasarkan hasil pemetaan tersebut, dirumuskan strategi respons risiko serta langkah-langkah pengendalian yang dirancang untuk setiap kategori risiko, dilengkapi dengan sistem informasi, komunikasi, dan mekanisme pemantauan yang terstruktur untuk mendukung implementasi pengendalian risiko secara berkelanjutan. This study aims to analyze the existing risk control measures implemented by the company and to formulate recommendations for the adoption of Enterprise Risk Management (ERM) as a guiding framework. The research employs a qualitative method with a case study approach, focusing on PT Bumi Indonesia Bangkit, a company engaged in palm kernel shell trading that faces a series of complex potential risks, as the research locus during the period of August 2023 – July 2025. Data were collected from primary sources through interviews with nine internal and external informants, observations, and company documentation, supported by secondary data from literature reviews. Data analysis was conducted through the stages of collection, reduction, presentation, and conclusion drawing, and validated using triangulation techniques to ensure the validity and reliability of the findings. The study identifies ten major risks faced by the company, which were mapped in a risk matrix based on frequency and impact levels. The risk assessment produced scores ranging from 6 to 20, categorized within the risk matrix as moderate, high, very high, and extreme. Based on this mapping, risk response strategies and control measures were formulated for each risk category, complemented by structured systems for information, communication, and monitoring to support the sustainable implementation of risk management.
