Pendaftaran tanah merupakan proses administrasi yang dilakukan oleh Kantor Pertanahan dalam pengumpulan dan pengolahan data fisik dan data yuridis serta penyajian bidang-bidang tanah yang sudah ada haknya dan hak milik atas satuan rumah susun dengan menerbitkan tanda bukti hak yang berfungsi sebagai alat bukti yang kuat. Tujuan pendaftaran adalah menjamin kepastian hukum tentang objeknya (tanah), status haknya dan kepastian mengenai subjeknya (pemegang haknya). Terselenggaranya pendaftaran tanah mewujudkan tertib administrasi dan kemudahan untuk melakukan kebijakan di bidang pertanahan. Tujuan penelitian untuk mengetahui tingakat kesadaran hukum masyarakat di Desa Notog dalam melaksanakan pendaftaran tanah dan upaya hukum yang dilakukan Kepala desa untuk meningkatkan pendaftaran tanah dalam mewujudkan tertib administrasi dan tertib hukum pertanahan. Metode penelitian ini menggunakan pendekatan yuridis empiris dengan spesifikasi penelitian deskriptif analitis. Digunakannya data primer dan data sekunder melalui penelitian lapangan dan studi kepustakaan. Data yang ÃÂ diperoleh dari lapangan melalui penyebaran kuesioner dan wawancara, serta data yang diperoleh dari studi kepustakaan melalui studi dokumen dianalisis secara kualitatif untuk menjawab permasalahan dalam penelitian ini dengan penarikan kesimpulan secara induktif. Hasil penelitian menggambarkan bahwa tingkat kesadaran warga Desa Notog masih rendah karena mereka hanya mengetahui isi aturan hukum namun tidak dilanjutkan dengan sikap dan perilaku yang sesuai dengan aturan hukum. Upaya yang dilakukan oleh perangkat desa dengan membuka peluang yang luas terhadap pelaksanaan penyuluhan hukum di Desanya, mengajukan permohonan sertipikasi secara sistematik di Desanya dan selalu menyelipkan himbauan tentang pendaftaran tanah disetiap pertemuan dengan warganya.ÃÂ Administration of land registration is a process undertaken by the Land Office in the collection and processing of physical and juridical data and presentation of areas of existing land rights and ownership rights to the units to the right of issuing evidence that serves as strong evidence. The purpose of registration is to ensure legal certainty of the object (the ground), the status of their rights and the rule of the subject (holder). The implementation of land registration and the ease of realizing the orderly administration to pursue policies in the area of land. The purpose of this research is to find out tingakat community legal awareness in the village of Notog in implementing land registration law and the efforts made to increase the head of the village land registry in order to realize the orderly administration and land law. The method used empirical juridical approach to the specifications of analytical descriptive study. The use of primary and secondary data through field research and library research. Data obtained from the field through questionnaires and interviews, as well as data obtained from the study of literature through a qualitative study analyzed the documents to answer the problem in this study with inductive inference. The results illustrate that the level of awareness is still low Notog village residents because they only know the content of the rule of law but did not proceed with the attitude and behavior in accordance with the rule of law. Efforts made by the village by opening vast opportunities for the implementation of legal education in his village, to apply for certification in a systematic way in his village and always put an appeal on land registration in every meeting with citizens.

Sertipikat hak atas tanah memberikan kepastian hukum dan perlindungan hukum kepada para pemegangnya. Namun, terbuka kemungkinan pihak yang merasa kepentingannya dirugikan mengajukan gugatan yang mengakibatkan pembatalan sertipikat. Penulisan ini bertujuan untuk mengetahui dan menganalisis alasan sertipikat yang dikeluarkan oleh Kantor Pertanahan Kota Batam diperkarakan dan dibatalkan oleh PTUN, pertimbangan hukum hakim dalam pemenuhan asas keadilan bagi pemegang sertipikat tanah, dan kepastian hukum bagi pemegang sertipikat tanah yang sertipikatnya dibatalkan. Metode Pendekatan penelitian ini adalah socio-legal, subyeknya Putusan PTUN Nomor : 15/G/2014/PTUN-TPI dan obyeknya Pertimbangan hakim dalam Putusan Pengadilan Nomor 15/G/2014/PTUN-TPI dan kepastian hukum bagi para pemegang sertipikat tanah yang sertipikatnya dibatalkan oleh putusan pengadilan. Metode pengumpulan data dengan data primer dan data sekunder. Hasil penelitian menujukkan alasan sertipikat tanah yang dikeluarkan oleh Kantor Pertanahan Kota Batam diperkarakan dan dibatalkan oleh PTUN adalah karena terjadi peralihan hak yang tidak sah atas lahan Himpunan Pengusaha Kecil Pribumi (HPKP) kepada Koperasi Serba Usaha Melayu Raya, pertimbangan hukum hakim tidak dapat memenuhi asas keadilan bagi pemegang sertipikat tanah, serta tidak ada kepastian hukum bagi pemegang sertipikat tanah yang sertipikatnya dibatalkan dengan putusan pengadilan.Â

Perolehan tanah dan asal-usul tanah merupakan salah satu kunci untuk dapat menyelesaikan suatu sengketa tanah, seperti sengketa tanah antara PT. Kereta Api Indonesia (PT. KAI) dengan warga Keboharjo Kelurahan Tanjung Mas, Kecamatan Semarang Utara Kota Semarang, dimana PT. KAI berpegangan pada groundkaart dan berhadapan dengan kepentingan warga yang menguasai tanah. Penelitian ini bertujuan untuk mengetahui kekuatan hukum groundkaart milik PT. KAI yang digunakan sebagai hak penguasaan tanah dan status kepemilikan tanah oleh warga Kebonharjo Kelurahan Tanjung Mas Kecamatan Semarang Utara Kota Semarang. Kesimpulan penelitian ini ditemukan bahwa PT. KAI berhak atas tanah groundkaart namun sesuai dengan perundang-undangan yang berlaku PT. KAI berkewajiban untuk mendaftarkan tanah groundkaart menjadi Hak Pengelolaan atau Hak Pakai guna mendapatkan sertipikat sehingga bukti hak penguasaan tersebut dapat menjadi suatu bukti kepemilikan hak atas tanah yeng benar dan kuat.

Due to the complexity of land registration regulations, it is difficult to achieve legal certainty regarding PTSL products. Because there are differences in laws and regulations, this is the main teaching. ATR/BPN Ministerial Decree No. Article 6 of 2018 concerning PTSL. Based on the principles of simple, fast, smooth, safe, fair and open, this Ministerial Regulation aims to realize legal certainty and legal protection of community land rights for the benefit of the nation's welfare and prosperity. and to reduce and avoid land conflicts. The inspection is fair and most likely the manufacturer will find out and dissect the valid reasons why the PTSL goods do not have credibility; and realizing the ideal form of PTSL product and legal certainty. This paper utilizes library research to refer to library data in the form of books, scientific journals, statutory regulations and other supporting information related to research interests. The results of the inspection here of PTSL goods do not yet have legal certainty which must be seen from the instructions as the limit of legal certainty. The ideal type of legally enforceable PTSL item is recognized through: (i) encapsulation of rechtcadaster guidelines; (ii) projection of level one and level two PTSL structures; (iii) improving IT technology in the form of database maintenance.

As a result of globalization and technology breakthroughs, digital painting has become more popular in Indonesia and has enabled artists to display their work online. Still, art theft is a serious problem, especially for artists who contribute to the art industry.The purpose of this research is to find out the technological developments, impact, and legal protection against theft of digital painting cases against perpetrators of the art industry in Indonesia. Research methods are qualitative research with descriptive and analytical approaches. The conclusion of this study is that the dynamics of the art industry in Indonesia are heavily influenced by technological advances and the style of digital painting. The impact of the theft of digital painting works of art on perpetrators of the art industry in Indonesia is loss of recognition, financial losses, and violations of the law. The Legal protection to deal with theft of digital painting artworks against perpetrators of the art industry in Indonesia can be done in a variety of ways namely by registering Copyright by submitting an application for copyright registration, protection of Digital Painting, updating of legislative regulations leading to more detailed explanations relating to the artwork of Digital painting, and Legal awareness and education.

Banking institutions play a crucial role in facilitating access to additional capital for businesses. As creditors, banks provide credit loans, and borrowers must fulfill certain conditions set by the bank to secure the loan. However, the transfer of claim rights through auctions, specifically for billing rights in the form of receivables, presents potential challenges. After the auction, the debtor becomes connected to the auction buyer as the new creditor, which may lead to irregularities in credit payments and potential losses for the bank. This research focuses on addressing the issues surrounding the execution of credit auctions and the subsequent management of non-performing loans. By examining different types of auctions, including execution auctions, district court execution auctions, and voluntary non-execution auctions, we aim to identify potential problems and devise effective strategies for credit recovery. Our findings will provide valuable insights for banks to mitigate risks, restore credit performance, and optimize loan recovery processes.

Until now there are no regulations governing the maximum limit of land ownership, especially non-agricultural, so that there is increasing inequality in land ownership. This research aims to determine and analyze the causes of inequality in land ownership and the policies implemented in setting maximum limits on non-agricultural land ownership for individuals. The method used is socio-legal research, namely a legal research method that attempts to see the law in a real sense or examine how the law works in society. Research data was taken from field research with official sources within the Central Java BPN Regional Office, Semarang City and Semarang Regency Land Offices as well as literature study research using legal materials, which were then analyzed qualitatively using inductive methods. The results show that inequality in land ownership will continue to occur as long as there is no legal certainty governing non-agricultural land ownership limits, so far it has only been in the form of internal administrative regulations. In order to realize a land policy for social welfare and justice, it is necessary to immediately issue regulations regarding restrictions on non-agricultural land ownership in the form of a law.
