Abstract

Tangerang is one of the big cities that is developing in Indonesia. Along with the development of the city, one sector that is increasingly developing is the housing sector. In implementing construction projects, problems are often faced, one of which is the occurrence of changes. Almost all existing projects experience variation orders (VO). Variation orders always have cost and time implications. Whatever the variation, there will be risks to the work being done, both in terms of work delays and additional costs that must be borne. Research using the SEM PLS method was carried out to find out what factors cause variation orders and how they affect time and cost performance in channel diversion infrastructure projects in residential areas. Based on the results of responses from correspondents, the significant value that influences project performance is planning and design with indicators of errors in planning drawings. Based on the results of the cost performance analysis for the amount of costs resulting from variation orders on work, the total increase was IDR. 10.516.305.346 and for less work the total is IDR. 6.628.461.533 around 12.96% of the initial contract price and the results of the time performance analysis for the amount of time resulting from variation orders on the project work show that there was a time extension of 5 months or 125%.

Abstract

Cold Storage Building is a building specifically designed to maintain room temperature in very cold conditions which functions as a commodity preservation area so that it can be stored fresh for a long period of time. When constructing a Cold Storage Building, a very specialist construction process is required. Therefore, it must be carried out using a certain construction method (modular construction), using special Materials (sandwich panels), requiring several specialist subcons & a lack of experienced workers. These conditions make the challenge of building a Cold Storage Building more difficult, which can affect the time performance of the project. This research aims to analyze factors that can influence time performance in the implementation of the Cold Storage Building construction project using the Multiple Linear Regression Analysis method. Based on data analysis, the equation Y = 3.166 + 0.108 X1 + 0.208 X2 + 0.040 X3 + 0.112 X4 + 0.164 Based on the results of the Coefficient of Determination Test, simultaneously Manpower Factors (X1), Material Factors (X2), Machine Factors (X3), Method Factors (X4), Money Factors (X5) and Environment Factors (X6) have an influence contribution of 87.6 % of Time Performance (Y). Meanwhile, for the results of the most dominant factors analysis using Beta Standardized x Zero-Order, it was found that the Material Factors (X2) was the most dominant factors that could influence time performance with an influence value of 34.01%. Considerations in determining alternative solutions to improve time performance on Cold Storage Building construction projects are carried out on the most dominant factors, namely the Material Factors (X2).

Abstract

Flooding is one of the problems in Pangkal Pinang City. Tin mining activities in the districts around Pangkal Pinang City have triggered flooding in Pangkal Pinang City Apart from that, the reduction in catchment areas and sub-optimal polder system infrastructure affect the height and duration of flood inundation in Pangkal Pinang City. Flood management is currently still partial, so it is necessary to carry out integrated coordination between agencies and institutions to review the master plan for flood management in Pangkal Pinang City. To prevent flooding, it is necessary to review the things that cause flooding, so research needs to be carried out to analyze these things. This research aims to determine and analyze the influence of mining activity factors, catchment areas, polder systems and coordination on flood conditions in Pangkal Pinang City. This research uses a multiple linear regression analysis model with supporting data from historical data on the height and average duration of flood inundation in Pangkal Pinang City. The research results showed that the model equation Y = 3.216 + 0.484X1 – 0.396X2 – 0.412X3 – 0.480X4. Based on the results of data analysis using SPSS, the results showed that mining activity factors, catchment areas, polder systems and coordination had an influence on flood conditions in Pangkal Pinang City with an influence contribution of 85.0% with the most dominant variable ranking influencing flooding, namely mining activity. The regression coefficient value for the mining activity variable has a positive value of 0.484. This shows that if mining activity increases by 1%, then the height and duration of flooding as a flood indicator will increase by 0.484 times assuming other independent variables are considered constant. This model is used to project future floods. With this modeling, it is hoped that it can be used to overcome flooding in Pangkal Pinang City.
