Abstract

In this case, the rapid development of gas station construction is a significant threat to life and global growth, with greenhouse gas (GHG) emissions functioning as one of the main catalysts. Indonesia is urged to immediately embrace green concepts in the progress of building construction efforts, including gas station buildings. This is the mission of the Sustainable Development Goals 2030, which states that by 2030, new building concepts will be 100%. Researchers conducted a study to answer questions about the problem, namely the BREEAM-based green concept with the nZEB method. Based on this research, the green building concept will experience an increase in cost ranging from 4.66% to 22.56% with BREEAM assessment compared to conventional design. Implementing BREEAM using the nZEB method reduced cost from 3.03% to 10.72%. The results of this research revealed ten factors that influence the cost performance of the BREEAM-based Green Building Gas Station Building project with nZEB, namely: reduction of energy use and carbon emissions, indoor air quality, waterproof performance, monitoring water use, heating for each comfort space, energy-efficient transport systems, transport assessment and travel planning, water leak detection, water-saving equipment, and sustainable transport measures. This research also found the implementation of BREEAM using the nZEB method.

Abstract

Abstract In 2022, Indonesia was home to 24,236 construction companies, with contractors dominating the sector, comprising 21,786 firms or 89.86% (Badan Pusat Statistik, 2022), The large number of contracting companies has led to intense competition. Several factors enable contractors to compete, including owner trust, owner satisfaction, and pricing offers. This study aimed to analyze the impact of trust and satisfaction on contractor competitiveness, with pricing offers serving as an intervening variable. In the competitive Indonesian construction industry, understanding the factors that affect contractor competitiveness is crucial as it enhances the effectiveness of competitive strategies. This research employed a quantitative method with a survey approach. Data were collected through questionnaires from project owners, and path analysis was utilized to test the relationships between the research variables with the aid of SMART-PLS data processing tools. The findings indicate that trust affects competitiveness through pricing offers as an intervening variable, whereas satisfaction directly affects competitiveness without the mediation of pricing offers.

Abstract

This study investigates the factors influencing the potential audit findings in Design and Build (DB) construction projects in Indonesia, employing Structural Equation Modelling–Partial Least Squares (SEM-PLS) and Importance–Performance Map Analysis (IPMA). Data were collected from 100 respondents, including project owners, contractors, and construction management consultants. The SEM-PLS results reveal that Integrity & Compliance Culture (β = −0.169, p = 0.045) and Administrative & Financial Compliance (β = −0.193, p = 0.027) significantly reduce the probability of audit findings, while other technical factors such as planning, supervision, and team competence show no direct effect. IPMA highlights Integrity & Compliance Culture and Contract & Documentation Management as top improvement priorities. These findings demonstrate that governance and compliance dimensions are more critical than technical performance in shaping audit outcomes. Strengthening compliance culture, enhancing administrative transparency, and implementing robust contract management are therefore key strategies to minimize audit risks in DB projects. The study contributes to the applied statistics literature in construction management and offers practical insights for policymakers, contractors, and auditors aiming to achieve accountable and transparent infrastructure delivery in Indonesia.
