Abstract

This study examines the legal status and enforceability of Preliminary Sale and Purchase Agreements, in the context of mortgaged strata title units under Indonesian property and contract law. While the agreement serve as binding commitments between developers and buyers, they do not effectuate ownership transfer and are not publicly registered, rendering them legally subordinate to mortgage encumbrances   that are recorded and enforceable as real rights. The research applies a normative-juridical method, supported by doctrinal and comparative legal analysis, to assess the hierarchy between personal contractual rights and secured creditor claims. Findings reveal that consumers who enter into of  Preliminary Sale and Purchase Agreements, for units still burdened by mortgages face significant legal uncertainty, particularly in cases of developer default. The study further evaluates the adequacy of Indonesia's consumer protection framework, highlighting the persistence of exploitative clauses in of  Preliminary Sale and Purchase Agreements, and the absence of institutional safeguards. To reconcile the imbalance between buyers and financial institutions, the paper proposes regulatory reforms, including the mandatory registration of PPJBs, standardized contract terms, and strengthened disclosure obligations. These recommendations aim to enhance legal certainty, uphold the principles of pacta sunt servanda, and ensure more equitable outcomes in Indonesia's increasingly complex vertical housing market.

Abstract

Managing family finansial is not simple, as it requires planning, financial allocation, implementation and evaluation so that financial management can run effectively and efficiently. This community service activity aims to improve household financial understanding and skill by providing practical knowledge on how to manage finance well. The training was conducted at the Pekanbaru City Tax Service Officer for fiskawati officers to improve understanding of financial concepts and prevent poor financial management. The positive respond demonstrated the relevance and needed for this training, which is expected to improve family financial literacy and well being.

Abstract

There are inconsistent findings regarding the influence of psychological contracts on innovative work behavior, with some studies showing no significant relationship while others indicate a strong positive effect, revealing a theoretical gap that needs further exploration. This study addresses that gap by examining how fulfilled psychological contracts, through the lens of Social Exchange Theory, stimulate innovative work behavior and enhance salesperson performance in Indonesia’s competitive automotive service sector. This study examines how psychological contracts influence salesperson performance, both directly and indirectly, through the mediating role of Innovative Work Behavior (IWB). Data were collected through a census of 184 salespeople from an automotive service company in Riau, Indonesia, using a structured questionnaire. Analysis was conducted with SmartPLS 4.1. The results show that psychological contracts significantly affect salesperson performance (β = 0.460, p < 0.01) and IWB (β = 0.904, p < 0.001). In turn, IWB significantly improves performance (β = 0.487, p < 0.001) and mediates the relationship between psychological contracts and performance (β = 0.440, p < 0.001). Theoretically, this study extends Social Exchange Theory by clarifying inconsistent findings on psychological contracts and innovative behavior in prior research. Practically, the results highlight the importance of fulfilling psychological contracts to stimulate innovation and strengthen sales performance in emerging market contexts.

Abstract

Pekanbaru dalam rangka seminar sehari, dengan tema ”Bijak Dalam Mengelola Keuangan Pribadi”. Tujuan dari pelaksanaan kegiatan adalah untuk memberikan edukasi kepada tenaga pendidik maupun tenaga kependidikan mengenai bagaimana cara mengelola keuangan pribadi yang tepat melalui berbagai instrumen investasi yang tersedia. Peserta kegiatan pengabdian adalah tenaga pendidik dan tenaga kependidikan SMA Santa Maria Pekanbaru sebanyak 32 orang dengan tetap mematuhi protokol kesehatan dan di laksanakan pada Aula Seminar SMA Santa Maria Pekanbaru. Bentuk kegiatan pengabdian adalah sosialisasi dengan menyampaikan materi kepada peserta kemudian dilanjutkan dengan sesi diskusi dan sesi tanya jawab mengenai langkah-langkah mengelola keuangan pribadi sampai pada cara pemilihan instrumen investasi yang tepat. Adapun capaian dari kegiatan sosialisasi yakni terlaksananya kegiatan pengabdian dengan lancar dan mendapatkan respon positif dari peserta seminar

Abstract

This research aims to determine, calculate, test and analyze the level of customer satisfaction in Citra Harapan Motor Bukittinggi (measured by CSI, IPA and IF methods). This study uses service quality variables with 5 (five) dimensions, namely tangible, reliability, responsiveness, assurance and empathy). This study uses a sample of 116 respondents who are customers of Citra Harapan Motor Bukittinggi. Data were analyzed using Analysis of Variation (ANOVA) with SPSS 22. The results showed that the overall level of consumer satisfaction (based on CSI values) was 79.58%. This value is between 60% - 79.99% which indicates that the consumer satisfaction index was "Satisfied" criteria.

Abstract

The purpose of this research is to analyze the response ofIndonesian Capital Market to increase in fuel price as announced by the Government on June 22nd, 2013. This study uses abnormal returns and trading volume activity as the indicatorsto observe investors’ responses in the capital market. Event study is used in order to examine investors’ responses. It measures the investors’ response before and after the announcement of increase infuel price. The sample used in this study includes all companies listed on the LQ-45 for the period of February to July 2013. The result indicates that there are significant negative abnormal returns before the announcement of increasing in fuel price and there are positive abnormal returns after the announcement of increasing in fuel price. However,there is no significant difference between the abnormal returns before and after the announcement. Additionally, there is an increase in activity shown by the increase in trading volume activity before and after the announcement. Yet, there is no significant difference between the activity before and after the announcement.

and analyze the effect of Capital Adequacy Ratio (CAR), Non Performing Loan (NPL), Operational Cost/Operational Income (BOPO), Loan to Deposit Ratio (LDR), and Net Interest Margin (NIM) on Performance Finance (ROA) at banking companies listed on the Indonesia Stock Exchange for 2016 – 2020. The population in this research are all banking companies listed on the Indonesia Stock Exchange, which are as many as 44 companies. The sampling technique in this research used a purposive sampling method. Companies that meet the sample criteria are as many as 29 companies. The data analysis technique used in this research is multiple linear regression analysis, descriptive statistical analysis, classic assumption test, model feasibility test, and hypothesis testing. The results of hypothesis testing show that NIM has a significant effect and positively correlated to ROA, BOPO has a significant effect but negatively correlated to ROA. Then CAR and LDR do not have a significant effect but positively correlated to ROA. While NPL has no significant effect and negatively correlated to ROA. Keywords: CAR, NPL, BOPO, LDR, NIM, and ROA ABSTRAK Tujuan dari penelitian ini adalah untuk mengetahui dan menganalisis pengaruh Capital Adequacy Ratio (CAR), Non Performing Loan (NPL), Biaya Operasional/Pendapatan Operasional (BOPO), Loan to Deposit Ratio (LDR), dan Net Interest Margin (NIM) terhadap Kinerja Keuangan (ROA) pada perusahaan perbankan yang terdaftar di Bursa Efek Indonesia tahun 2016 – 2020. Populasi dalam penelitian ini adalah seluruh perusahaan perbankan yang terdaftar di Bursa Efek Indonesia, yaitu sebanyak 44 perusahaan. Teknik pengambilan sampel dalam penelitian ini menggunakan metode purposive sampling. Perusahaan yang memenuhi kriteria sampel adalah sebanyak 29 perusahaan. Teknik analisis data yang digunakan dalam penelitian ini adalah analisis regresi linier berganda, analisis statistik deskriptif, uji asumsi klasik, uji kelayakan model, dan uji hipotesis. Hasil pengujian hipotesis menunjukkan bahwa NIM memiliki pengaruh signifikan dan berkorelasi positif terhadap ROA, BOPO memiliki pengaruh signifikan namun berkorelasi negatif terhadap ROA. Kemudian CAR dan LDR tidak memiliki pengaruh signifikan namun berkorelasi positif terhadap ROA. Sedangkan NPL tidak memiliki pengaruh signifikan dan berkorelasi negatif terhadap ROA. Kata Kunci: CAR, NPL, BOPO, LDR, NIM, dan ROA.

Abstract

Women Empowerment Through Healthy Pastry & Bakery Product Making Training at LSM Perempuan Binangkit Bandung is a community service program implemented by lecturers and students of the Pastry Processing Art Study Program, NHI Bandung Tourism Polytechnic. The purpose of this program is not only to improve the cooking skills and knowledge of the participants in order to improve the household economy, but it is also expected to be an alternative solution to solving the problem of increasing the risk of catastrophic diseases caused by inappropriate food intake and not in accordance with the recommendations of health institutions. This program is implemented using the cooking demonstration and hands-on practice methods. After the implementation of the healthy pastry & bakery product making training program, it can be concluded that the training participants became more skilled and knowledgeable in the process of making healthy pastry & bakery products which are expected to reduce the risk of catastrophic diseases.

Abstract

Penelitian ini bertujuan untuk mengetahui pengaruh cyberloafing memediasi antara work stres dan dukungan organisasi terhadap kinerja. Penelitian ini dilakukan pada Pegawai Negeri Sipil di Kantor Kementerian Agama Kabupaten Indragiri Hulu dengan sample sebanyak 213 responden. Variabel independen pada penelitian ini adalah work stress dan dukungan organisasi, sedangkan variabel dependen adalah kinerja yang dimediasi oleh cyberloafing. Pengukuran variabel dilakukan dengan menggunakan skala linkert.  Data yang didapatkan  kemudian dianalisa dengan metode statistik Partial Least Square (PLS). Hasil analisa menunjukan bahwa (1) work stressor berpengaruh  negatif dan signifikan terhadap variabel cyberloafing. (2) dukungan organisasi berpengaruh positif dan tidak signifikan terhadap cyberloafing. (3) cyberloafing berpengaruh positif dan signifikan terhadap variabel kinerja. (4) work stress berpengaruh negatif dan signifikan terhadap kinerja melalui cyberloafing. dan (5) dukungan organisasi berpengaruh positif dan tidak signifikan terhadap kinerja melalui cyberloafing.

Abstract

Penelitian ini dilakukan dengan tujuan untuk mengetahui pengaruh motivasi, kompetnsi dan disiplin kerja terhadap kinerja dengan kepuasan kerja sebagai variabel intervening di Kantor Kecamatan Sungai Lala Kabupaten Indragiri Hulu. Metode penelitian yang digunakan adalah kuantitatif yang bersifat deskriptif melalui pendekatan ex post facto dan survei. Populasi dalam penelitian ini adalah 129 pegawai. Sampel yang digunakan untuk mengolah data sejumlah 110 pegawai yang didapat melalui penyebaran angket dan kuesioner kepada seluruh populasi. Teknik analisa data menggunakan PLS - SEM (Partial Least Square - Structural Equation Modeling) dengan pendekatan secon order factor. Hasil penelitian Pengaruh langsung menunjukan bahwa motivasi berpengaruh positif dan tidak signifikan terhadap kepuasan kerja sedangkan kompetensi dan disiplin secara parsial berpengaruh positif dan signifikan terhadap kepuasan kerja, begitu juga dengan motivasi dan kompetensi berpengaruh positif tidak signifikan terhadap kinerja, sedangkan Disiplin kerja dan Kepuasan kerja berpengaruh positif signifikan terhadap kinerja. Kemudian Pengaruh Tidak Langsung Menunjukan bahwa Motivasi berpengaruh positif dan tidak signifikan terhadap kinerja melalui kepuasan kerja, sedangkan kompetensi dan disiplin secara parsial berpengaruh positif dan signifikan terhadap kinerja melalui kepuasan kerja.
