Abstract

Pada umumnya, kontraktor memperhitungkan keuntungan maupun kerugian yang mungkin diperoleh berdasarkan selisih dari biaya total proyek keseluruhan yang diterima dengan biaya yang dikeluarkan saat proyek telah selesai dilaksanakan. Sebenarnya perhitungan tersebut tidak berhenti sampai disitu saja, masih perlu dilakukan optimasi-optimasi guna meningkatkan keuntungan yang didapat. Optimasi yang dapat dilakukan yaitu memanfaatkan selang-selang waktu (time range) antara penerimaan uang dengan pengeluaran uang untuk kebutuhan proyek yang merupakan keuntungan dari opportunity cost. Dengan melakukan pengumpulan data yang terdiri dari data kegiatan proyek, rencana anggaran biaya dan pembayaran termin pada proyek yang telah dilaksanakan, maka dianalisa keuntungan yang didapat dari rencana pemanfaatan dan penyimpanan uang diantara tenggang waktu     antara memegang uang dengan pembelian material dengan memanfaatkan fasilitas perbankan yaitu berupa simpanan tabungan dan bunga deposito. Hasil penelitian pada studi kasus proyek Pembangunan Gedung BPK-RI Pontianak terbukti pada proyek tersebut terdapat opportunity cost yang berasal dari selisih antara tenggang waktu memegang uang dengan waktu pembelian material dan pembayaran upah pekerja. Keuntungan tambahan yang diperoleh dari bunga simpanan adalah sekitar 0,2% dari total biaya proyek yaitu sebesar Rp16.038.849,83Kata Kunci : bunga deposito, opportunity cost. , proyek konstruksi

Abstract

Acceleration on projects is frequently used when there is a mismatch between the actual and planned schedules. In addition, acceleration is frequently implemented in response to requests from the project owner to complete the project as quickly as possible to meet specific goals so that the building can be used immediately. The owner of the Dekranasda Building and Hall in West Kalimantan requested that the project be finished immediately so that the Dekranasda Building could be used as the location for a national UMKM exhibition event. The initial plan for this project was scheduled for 152 working days. Because there would be an exhibition event, the project was accelerated to 128 working days. The purpose of this research is to accelerate the project for 24 days. The stages of this acceleration analysis start from finding what activities can be softened, then compiling a network diagram to identify activities on the critical path, followed by crashing analysis to get crash duration, crash cost, and cost slope, then Time Cost Trade-Off analysis is carried out. This research uses the PDM (Precedence Diagram Method) method applied to Microsoft Project to compile a Network Diagram. The results of the acceleration analysis show that the crashing process is carried out until the 12th crashing to meet the target acceleration duration of 128 working days from the normal duration of 152 working days, and the usual 24-day length is shortened. Twelve tasks have been added, raising the overall project cost from Rp. 6,794,007,874 to Rp. 7,091,725,614 by a total of Rp. 297,717,741.

Abstract

Saat ini pembangunan Infrastruktur di Kota Pontianak terus meningkat, termasuk pembangunan gedung baik gedung perkantoran maupun gedung bertingkat. Pada   bangunan gedung bertingkat, faktor tenaga kerja dan kondisi pekerjaan berpengaruh  terhadap produktivitas hasil pekerjaan. Penelitian ini bertujuan untuk mengetahui efektivitas   dan produktivitas yang dihasilkan tenaga kerja dan faktor yang mempengaruhinya pada pekerjaan bangunan gedung bertingkat .Dengan melakukan survei , pengumpulan dan pengukuran   data lapangan maka akan dianalisa efektivitas dan produktivitas pekerja dan faktor yang mempengaruhinya   terhadap pekerjaan kolom beton dan pengecatan pada bangunan gedung bertingkat di Kota Pontianak. Hasil penelitian terhadap efektivitas waktu kerja efektif masing-masing pekerja   pada pekerja kolom adalah sebesar 98,6 % pada proyek pembangunan Hotel Ibis, sebesar 95,71 % pada proyek pembangunan Hotel G dan sebesar 95,27 % pada     proyek pembangunan STIKES Dharma Insan..   Produktivitas pekerja pada pekerjaan kolom   lebih besar dari analisa BOW dan SNI. Produktivitas pekerja pengecatan dinding pada proyek Pembangunan Hotel G dan STIKES Dharma Insan   lebih besar dari analisa BOW dan hampir sama dengan analisa SNI. Hal ini bisa dilihat dari koefesien pekerja pada proyek pembangunan STIKES Dharma Insan   sebesar 0,085 OH   dan proyek pembangunan Hotel G sebesar 0,091, sedangkan koefesien pekerja BOW sebesar 0,225 dan SNI sebesar 0,063.

Abstract

A construction project is a series of interrelated activities to achieve specific goals (buildings/construction) within a particular time, cost, and quality constraints. One crucial resource in this context is construction equipment or heavy machinery. West Kalimantan is renowned for its abundant palm oil production, including in Sekadau Regency. Due to the lack of palm oil processing factories, PT. Agro Plankan Lestari constructed a palm oil factory. The research findings indicate that the average performance efficiency of the excavator was 64% (considered good) for both excavators. However, the average Overall Equipment Effectiveness values for both operators were below the tolerance level set by the Japan Institute of Plant Maintenance (JIPM), which is 40%. The average overall equipment effectiveness values of excavator A obtained an average value of 39.82%, and excavator B obtained 41.69%.

Abstract

Dalan konstruksi kayu berdasarkan peraturan SNI 7973:2013 tinggal mengenal kelas kayu I, II, III dan IV lagi tetapi sesuai dengan kode mutu beradasarkan modulus elastisitas dari kayu tersebut. Sehingga dalam perencanaan kayu sebagai bahan kontruksi bangunan, diperlukan parameter-parameter seperti kekuatan lentur, Kekuatan Tekan, kekuatan Tarik   dan Kekuatan geser berdasarkan peraturan SNI tersebut. Kekuatan kayu didapat dengan percobaan eksperimental dilakukan di laboratorium dengan acuan SNI maupun Peraturan lainnya. Penelitian ini untuk mengetahui kode mutu yang berdasarkan SNI 7973:2013 terhadap jenis kayu bangkirai dimana dalam peraturan lama kayu ini termasuk dalam kelas I. Dari penelitian yang telah dilakukan didaptkan hasil berdasarkan pemilahan secara visual untuk kayu   bangkirai Fb   11,46 MPa dengan kode mutu E12-E13 Ft 10,12 MPa dengan kode mutu E12 "“ E13   Fc//   10,12 MPa dengan kode mutu     E12"“E13   Fv 1,35 MPa dengan kode mutu E12 "“ E13 Fc⊥ 2,75 MPa dengan kode mutu E12 "“ E13. Dan hasil penelitian berdasarkan pemilahan secara mekanis untuk masing masing kayu   Kayu Bangkirai   Fb   11,72 MPa Ft   7,03 MPa   Fc//   15,97 MPa Fv   1,43 MPa   Fc⊥ 13,35 MPa. Dari penelitia   ini dapat kita bandingkan antara mutu yang lama sebesar 11 MPa untuk kuat lenturnya sedangkan berdasarkan peraturan baru kita dapatkan hasilnya 12 MPa "“ 13 MPa lebih bear dari memakai peraturan yang lama.  Kata Kunci: Kode Mutu, Pemilahan secara visual dan mekanis, Kayu Bangkirai, SNI 7973:2013, Sifat Fisis dan Mekanis.

Abstract

The soil condition in Pontianak City is mostly soft soil and peat soil which causes the low bearing capacity of the soil. Various efforts have been made to increase the bearing capacity of the soil, such as the use of wooden pile (kayu cerucuk). With the limited availability of wooden pile, the use of precast piles is an alternative in increasing the bearing capacity of the soil on the foundations of buildings/housings in Pontianak City. The purpose of this study is to compare the productivity and costs of using a wooden pile foundation measuring 12/15 cm with a length of 9-12 M against the use of a square precast concrete pile foundation measuring 15x15 cm2 with a segment length of 3-4 M at a depth of 12-20 M and a size of 12-20 M. 20x20 cm2 with a segment length of 6 M at a depth of 12-18 M in low-rise buildings in Pontianak City. From the results of the study, it is known that the productivity and average cost of piling per M' in a 2-storey shophouse building with an alternative foundation using 12/15 cm cerucuk piles is 22.3 seconds/m' at a cost of Rp. 17,306.24, precast piles square 15 x 15 cm2 of 111.5 seconds/m' at a cost of Rp. 144,274,439 and precast square piles of 20 x 20 cm2 of 125.7 seconds/m' at a cost of Rp. 291,338,955. In a type 150 house building with an alternative foundation using 12/15 cm wooden piles of 18.05 seconds/m' at a cost of Rp. 17,185.58, precast square piles of 15 x 15 cm2 of 104.67 seconds/m at a cost of Rp. 143,890.04 and 20 x 20 cm2 square precast piles of 94.66 seconds/m' with a cost of Rp. 289,724.234. The cost of foundation work with alternative foundations using precast square piles of 15 x 15 cm2 is the most efficient both from the aspect of driving costs, overall costs and the cost of the unit load carried by the foundation

Abstract

Soil (topsoil and overburden) above the granite quarry in pit 2 (two) PT. Karya Sumber Alam Perkasa has experienced a landslide. It is probably caused by the condition of pit 2 (two) slopes at PT. Karya Sumber Alam Perkasa, which is currently being mined, is quite steep. External factors that can trigger the movement of rock masses are vibrations due to breakers. This condition has the potential to increase the risk of slope stability. Slope stability is influenced by geological conditions, joints, slope geometry, water conditions below the soil surface, physical and mechanical properties, and vibrations due to blasting and mechanical equipment. Therefore, it is necessary to conduct a technical study of slope stability. The research aims to study rock mass class, potential type of landslide, and potential slope stability. The technical study of slope stability uses the Slope Mass Rating (SMR) method. Data processing using software Rocscience Dips 7.016. Analysis of potential types of landslides based on stereographic projections. The result of the RMR calculation is 78, so the rock mass class is number II, which is included in the excellent category. The results analysis of the potential for the type of failure indicates t tends to lead to the toppling failure, but after the study, there is no failure because it does not meet the landslide requirements. The result of the analysis of potential slope stability is that the slope in pit 2 (two) is safe or stable because the SMR value is 78 and the safety factor value is 2,458.

Abstract

Construction project work has several essential components: construction workers, tools, materials, and other needed facilities. The placement of tools, materials, and facilities in construction projects affects the efficiency of movement (traveling distance) and the level of worker safety (safety index). It is the background of this research aims to analyse the placement of tools, materials, and other facilities in the construction project of the Kubu Raya Regency Education and Training building. In this study, indicators to point out the placement of tools, materials, and other facilities have been optimized by using some indicators such as movement efficiency (traveling distance) and the level of worker safety (safety index). Four alternative placements were drawn up (including the existing placement in the current project), analysed, and assessed which alternative is the most optimal. The other options are selected by analysing those four alternatives using the Analytical Hierarchy Process method and evaluated by weighting ranking. The analysis results show that alternative 3 is the optimal alternative to the traveling distance and safety index indicators. Alternative 3 represents that the placement of tools, materials, and facilities on the project is carried out by conditioning the access space between facilities, which is made capacious to reduce the barriers of workers in moving from one facility to another

Abstract

Rebar is one of the main materials in a building. The material has been widely innovated by product providers. In addition to using conventional reinforcement on the floor slab, it is now possible to replace the reinforcement with wire mesh reinforcement. Because material costs are a very large cost in construction projects, it is necessary to do proper material planning. This final project will compare the two reinforcements with the aim that project implementers can plan materials appropriately so that it is expected to minimize the huge cost expenditure. In this final project, the reinforcement in the floor slab work will be reviewed in terms of direct waste reinforcement which will be assisted by software cutting optimization pro and reinforcement costs using the AHSP stipulated by Permen PUPR No.1 of 2022. After various stages are carried out, a comparison of the direct waste level, direct waste cost, and cost of the two reinforcements will be obtained. A Comparison of the three reviews found that wire mesh reinforcement is more efficient than using conventional reinforcement.

Abstract

Seeing the rapid development of the construction world, as part of the Indonesian economy, we need to support the growth of various facilities and infrastructure. In its growth, it must also improve its quality in all respects. In this case, material management plays an essential role in the construction process. The method chosen for this problem is the Economic Order Quantity (EOQ) method. The most economical amount of inventory can be determined by calculating the Economic Order Quantity (EOQ) method. This economical amount of stock can invest embedded in inventory materials, not excessive, so that it does not experience waste.
