Abstract

This study investigates the factors that influence shophouse values in Makassar City, Indonesia, using a spatial regression model. The research addresses the lack of prior studies that consider spatial dependencies in property value assessments. By analysing data from 101 shophouses across four distinct city strata, factors such as building area, certificate type, and road width were found to significantly impact property values. Additionally, spatial relationships between neighboring properties were observed, indicating a 0.3 positive correlation. The study employed Structural Equation Modeling (SEM) with the R Project for Statistical Computing. The results provide insights into the spatial dynamics of urban property values, which are valuable for urban planners, investors, and policymakers aiming to optimize real estate development in rapidly growing urban centres.

Abstract

Efficient waste transportation requires route planning that considers time constraints, vehicle capacity, and road conditions. This study develops a Multi-Objective Vehicle Routing Problem with Time Windows model to optimize waste collection routes in Batu Bara Regency. The model simultaneously optimizes three objective functions: minimizing total travel distance, travel time, and risk based on road conditions. The solution is obtained using a Genetic Algorithm, with field data serving as model input. Simulation results show that the proposed model produces more efficient and realistic routes compared to conventional methods. The model effectively accommodates vehicle capacity constraints and customer service time windows. With the Genetic Algorithm, the solutions are not only operationally effective but also adaptable to the complex road network in the study area. These results can inform local government and waste management agencies in developing more adaptive and data-driven routing strategies, leading to cost savings, improved service efficiency, and reduced environmental impact. Moreover, the model can be extended or customized for other public logistics problems, such as food distribution or emergency response in semi-urban areas with similar infrastructure constraints. Future research can enhance this model by incorporating dynamic traffic data, multi-depot scenarios, or integrating sustainability metrics such as fuel consumption and emissions.

Abstract

In the current era of globalization, the internet is increasingly sophisticated and continues to develop, especially in the field of marketing, both in national and international markets. This competition is coupled with selectiveness. Companies must be able to communicate their products to consumers in selecting products for consumption. Under conditions like this, companies must be responsive to consumer desires. One of the popular e-commerce sites in Indonesia is Shopee.co.id. In this research, the independent variables are price (X1) and convenience (X2), while the dependent variable is the online purchasing decision (Y). This research aims to determine and analyze the influence of price and shopping convenience on online purchasing decisions of students from the Faculty of Computer Science at the E-Commerce Shoppe. The type of research used is quantitative research. The data processed is the result of distributing questionnaires to students of the Faculty of Computer Science at events using Google Form. The number of samples that will be used is 86 students. The sampling technique is: accidental sampling. In analyzing the data, the instruments used are the validity test, reliability test, multiple linear regression equation, f test, t test, and coefficient of determination test. The results of this research show that the results of the multiple linear test show that price has a negative and significant effect , comfort has a positive and significant effect. significant to online purchasing decisions of St. Catholic University Computer Science students. Abstract

This study aims to analyze the effect of product bundling and perceived value on continuance intention through satisfaction among non-subsidized mortgage debtors at Bank BTN, Medan Branch. Using a quantitative approach with 81 respondents selected purposively from 417 debtors, data were collected via questionnaires and analyzed using SEM-PLS. The results show that product bundling has a positive but not significant effect on satisfaction and continuance intention. In contrast, perceived value significantly affects both satisfaction and continuance intention. Satisfaction also significantly influences continuance intention. Additionally, perceived value has a significant indirect effect through satisfaction, while product bundling does not. These findings highlight the critical role of perceived value and satisfaction in encouraging continued use of banking services.

Abstract

Logistics distribution is vital for enhancing the efficiency and competitiveness of Indonesia. This research focuses on logistics distribution by introducing temporary depots in strategic locations to address the growing demands of the rapidly expanding e-commerce and transportation industries. As consumers increasingly expect faster and more efficient deliveries, logistics systems must adapt with flexible solutions. Temporary depots offer a practical approach to reducing delivery time, optimizing vehicle routes, and improving service efficiency to meet modern distribution challenges. The Multi Depot Vehicle Routing Problem model developed focuses on optimizing depot locations, vehicle allocation, and delivery routes while minimizing total distribution costs, including shipping, vehicle usage, depot construction, and travel from the distribution center to temporary depots. This research addresses how to minimize operational distribution costs, considering logistical demand, vehicle capacity, region visits, and flow conservation, while adhering to non-negative and binary constraints. The model aims to contribute to more efficient logistics planning, operational cost savings, and enhanced supply chain sustainability in Indonesia.

Abstract

Abstract: Language services managed by the Language Center include TOEFL-ITP tests, ECT (English Competency Test) tests, English courses, Japanese courses, Arabic courses, Mandarin courses, and translation services for English, Japanese, Mandarin, and ethnic languages. This research aims to identify the factors (antecedents) that influence user loyalty to the Language Center at USU. The data analysis technique used is quantitative causal with multiple linear regression methods and partial least squares structural equation modeling (PLS-SEM). The population in this research consists of service users from April 2024, with a sample size of 110 respondents. The independent variables are tangibles, empathy, reliability, responsiveness, and assurance. The dependent variable is user loyalty, with the moderating variable being the availability of digital and non-digital facilities. The results indicate that service quality significantly influences user loyalty, while the availability of digital and non-digital facilities does not significantly affect user loyalty at the Language Center at USU. The implications of this research suggest that the Language Center at USU must maintain professionalism to sustain user loyalty.Keyword: Antecedents, Loyalty, Service Users
