Abstract

In running their business, property developers often have difficulty for obtaining fast funds for their capital needs. On the other side, investors tend to like many choices /various types of investment instruments that offer high returns and investment security. PT Esa Dana Unggul (EsaDana) is builded a company that meets the needs and wants of every consumer in investment needs through the Securities Crowd Funding platform. As a provider, Esa Dana offers credible product and service analysis so as to minimize the risk of loss for the investors. By making the best financial planning, the company’s finance will be allocated to create all interests that can have benefits within the company line. Starting from Cash Flow Projections, Capital Requirements, Financial Report Projections, Investment Feasibility Ratios and Company Financial Ratios that has been prepared using the best scheme, it is predicted that Esa Dana will be able o generate profits according to the expected time and value. Based on the analysis in this research, PT Esa Dana Unggul implements a differentiation strategy. PT Esa Dana strives to create superior value for customers compared to competitors in the securities crowd funding industry. Financial planning elements depart from the four main functions of company activities, namely the Marketing, Operational, Human Resources and Risk Management functions. These four functions will require costs to run business. These costs can be collected in each function and will later be taken into account in the company’s financial planning and company bookkeeping which will be used by our own management to determine the company’s running steps will influence the company’s strategy.

Abstract

Awareness of healthy lifestyles continues to increase by 19% year on year and this is good news for Indonesia. The results of a survey conducted by a company Brand Meals Although there is an increase in Indonesian awareness of healthy lifestyles, the fact is that the obesity rate in Indonesia is quite high. Slimmingfique is a clinic that started up against the backdrop of the difficulty of addressing the problem of obesity. Most people who undergo a slimming program fail because of the absence of a support system. Slimmingfique is a slimming center that invites an individual to live a healthy lifestyle that results in an ideal weight, accompanied by several experts, namely general practitioners, nutritionists, psychiatrists, and personal trainers in running the program. This study aims to explain the operational planning of the slimmingfique business from operation design, operation delivery, and operational cost projection. Slimmingfique provides supplement products and consulting services for obese people with various programs designed to help them lose weight. The business also designed an app that can be used by users to monitor during the program as well as help with communication with slimmingfique trainers.

Abstract

Perkembangan pelaku Usaha Kecil Menengah (UKM) di Indonesia sangat pesat,saat ini pelaku usaha sudah sangat banyak yang memanfaatkan platform online dalam memasarkan produknya. Selain itu, dalam mendapatkan modal untuk usaha yang dijalankan para UKM mendapatkan pendanaan yang berasal dari urun dana (crowdfunding) Sistem ini bisa dilakukan menggunakan teknologi informasi dan memudahkan pelaku usaha. Crowdfunding berbasis teknologi informasi ini akan menyediakan alternatif pembiayaan bagi UKM selain perbankan dan lembaga pembiayaan tradisional lainnya. PT Esa Dana Unggul sebagai salah satu perusahaan yang menyediakan platform securities crowdfunding (SCF) yang bergerak di sektor properti hadir untuk membantu pengembang (developer)dalam mengambil peluang menyediakan rumah tinggal dengan mendukung ketersedian modal pengembangan properti dan masyarakat yang ingin berinvestasi dengan mudah, cepat serta meminimalisir risiko kerugian. PT Esa Dana akan mempertemukan pemodal dan penerbit melalui platform Esa Dana. Penawaran efek melalui layanan urun dana berbasis teknologi informasi, sudah diatur dengan jelas dalam POJK Nomor 57/POJK.04/2020. Manajemen risiko adalah proses interaktif yang dilaksanakan oleh PT Esa Dana untuk mengidentifikasi, mengevaluasi, dan memitigasi risiko-risiko yang muncul baik dari pihak internal maupun pihak eskternal yang berkaitan dengan proses bisnis PT Esa Dana. Kemampuan untuk mengelola risiko sangat tergantung pada karakteristik bisnis model yang berjalan dan harus memperhitungkan kerentanan dalam penilaian risiko. PT Esa Dana memiliki karakteristik model yang cukup unik sehingga proses manajemen risiko akan dilihat dari internal dan eksternal Perusahaan, risiko yang timbul bagi penerbit, serta risiko yang timbul bagi investor. Background - The mining contractor services business that Company will operate focuses on the process of mining overburden material and coal mining products which are carried out in an open pit manner, then the coal products will be hauled or transported to the port of the concession owner. This operational process requires operational costs in accordance with the work according to the contract, Operational costs are very influential in getting a positive profit margin, because this business is what the client or concession owner pays is the rate of $/BCM of Overburden and $/Ton of coal produced. The Company only gets service revenue, not the selling price of the coal. Abstract

Background – PT ANP is a mining service company in Indonesia. startup companies in running the PT ANP mining services business really need to carry out financial analysis by calculating and analyzing existing parameters. The data obtained from this analysis will be able to assist company management in making strategic decisions both now and in the future. One such analysis is the investment feasibility analysis. In addition, a method for assessing the feasibility of an investment is also needed in identifying prospects for an investment plan. The prospect of an investment plan can be used as a basis for making decisions to accept or reject an unprofitable investment. Financial planning is an important aspect for the sustainability of PT ANP's mining services business. Method – Using financial plan framework Result – This financial analysis can help companies in financial decisions.

Abstract

In an organization, employee job satisfaction is an important factor in the management of human resources so it must be optimized, because job satisfaction determines the success of the organization's strategic goals and is able to contribute economically. Job satisfaction in an organization needs to be improved considering the current level of competition which is also getting tighter, so it is quite important to conduct research on the factors that affect the job satisfaction of architects. This research aims to analyze and explain the influence of competence on architect's motivation and the influence of professional code of ethics, competence, subjective norms and architect's motivation on architect's job satisfaction. This research uses an explanatory survey method approach with a questionnaire as a primary data collection tool online through google form. The research was conducted on May 20, 2023 until the Questionnaire was distributed to 100 members of the IAI Professional Association-Indonesian Architects Association. Multivariate statistical method namely Partial Least Square-Structural Equation Modeling (PLS-SEM) was used to answer the research hypothesis. The results of the research prove that competence has a positive influence on motivation, competence has a positive influence on job satisfaction, subjective norms have a significant influence on Job Satisfaction and Motivation has a significant influence on Job Satisfaction. While the professional code of ethics does not have a significant effect on Job Satisfaction. The implications of the results of this research for the organization should be able to increase the job satisfaction of architects, that is, by increasing their competence and work motivation. Competence can be done by improving their work skills with a variety of more challenging tasks. The same goes for work motivation, such as giving wide powers to the architect to organize his work team to always coordinate well. As for the organization of IAI as a container of architects' bonds, it should be more active in socializing the public/clients, by educating them on the importance of using the services of certified or licensed architects. For IAI, it should give strict sanctions to its members who practice by violating the code of ethics of the profession of an architect.

Abstract

The demand for housing needs in Indonesian society is still quite large and this is positively welcomed by housing developers to compete in providing the best housing for the community. From the data on available housing units above compared to the housing needs (backlog) by the community, there is still a very large gap. For example, the need for houses in West Java in 2021 is 2,638,153 units, while the available housing units in 2021 are only 11,115 units. In fulfilling the provision of residential houses, small and medium scale property developers need capital both for purchasing land and building units. This is where crowdfunding exists to help developers take advantage of opportunities to provide housing by supporting the availability of developer capital. From the investor side, Securities Crowdfunding is also a new alternative as a choice of investment instruments. The increase in the number of people who are aware of investment currently is also accompanied by an increasing number of investment instruments that are growing in society. Through the SCF scheme, investors and parties who need funding will be brought together through a digital-based platform or application. This is where property developers need capital and the desire of investors to look for investment instruments that are safe and with attractive investment profit sharing can be filled with the presence of SCF.Research method using STP and Marketing Mix (NICE and 4 P) strategies.Result This analysis can help the securities crowdfunding companies in property in Indonesia use their marketing strategy.

Abstract

After determining operational goals and targets, Simpel OM then determines a strategy so that the quality of work of employees and Operators becomes competitive and credible. The Simple OM human capital strategy is applied more to developing the skills and direction of each staff's job description, especially those that are closely related to the main strategy in QSPM. QSPM related to HR is recruiting qualified and experienced IT staff as one way to run the Simple OM platform more easily and easily accessed, recruiting and training Field Marketing staff for outreach to material stores, the community and to provide communication and practice. Simple OM application for material shop users, employing quality and targeted human resources, and organizing and creating training that is right on target.

Abstract

The abrasion-resistant steel supply and fabrication industry has many potential risks due to errors in the marketing process carried out by the company, lack of worker awareness and discipline regarding work instructions, lack of human resource management and company financial management. PT. Gipan Metal Teknik Indonesia has (PT. GMTI) problems in mitigating the risks it faces. This research aims to identify potential hazards and classify risk values at PT. GMTI. By determining the risk value, the company can provide risk control suggestions for each factor such as marketing, operations, human resources and finance. Key factors that influence the success of risk management implementation include management commitment, employee participation, effective communication, and access to necessary resources. In addition, this research also highlights the challenges faced by the fabrication industry in dealing with risks related to technological changes and increasingly stringent regulatory demands. The research results showed that there were 18 risk events and important implications for the abrasion-resistant steel supply and fabrication industry, emphasizing the importance of integrating risk management for each division at PT. GMTI.

Abstract

The steel industry between stockists and fabricators is very rare. Business Establishment PT. Gipan Metal Teknik Indonesia (PT.GMTI) combines stockists of abrasion resistant materials and the fabrication process that will be carried out by the company focuses on providing abrasion resistant materials from 4 to 20 thick. The company supports end to end services in the fabrication process which consists of design & drawing process , material, cutting plate, fabrication, forming up to the machining process. The investment value in this company is quite high, so to get a positive profit margin it really depends on operational planning where operational cost calculations are needed to run the company's business. The company makes a profit from the difference between stockist material sales and customization of the fabrication process and production operational costs. The purpose of this research is to determine the importance of operational influence in managing operations to gain company profits. The conclusion of this research is that the operational department needs to implement innovative strategies to be able to compete with competitors in the fabrication industry.
