Abstract

North Sumatra, whose capital city is Medan, is in the 4th position as the most populous province in Indonesia, which of course will continue to increase over time due to population urbanization activities. Meanwhile, Medan City has increasingly scarce land for development, therefore the government is implementing a development strategy in the Medan City area which has a hierarchy related to the development of Medan City and Population. One of the districts that is related to Medan City is Deli Serdang Regency. Of the several sub-districts in Deli Serdang Regency, Tanjung Morawa Sub-district and its surroundings are the sub-districts that are highly prioritized for development. This design is in line with the one million houses for the people program which is the national residential development agenda listed in the attachment to Presidential Decree No.2 of 2015 concerning the national medium term development plan (RPMJ). Tropical architecture is very suitable for this development because it is considered to provide a positive reaction to weather and climate and can provide comfort to building users.

Abstract

This article aims to design a basketball sports hall in Deli Sport City North Sumatra that meets international standards by applying the theme of metaphor architecture. The design is focused on architectural aspects, including the arrangement of sports arenas and supporting facilities. This approach involves searching for ideas through various sources of information about the architectural data of basketball sports buildings and applying metaphorical themes as a solution in designing design ideas that are realized in the form of drawings. Metaphor architecture in the design of basketball sports buildings uses concepts or elements that refer to something familiar or symbolic to create visual and emotional appeal for visitors, and the approach applied is a shape or design element that resembles a basketball or part of a basketball game, such as the line pattern on a basketball, the shape of a net, It gives a dynamic impression and directly connects the building with its function.

Abstract

The lease agreement for land and buildings plays an important role in providing legal certainty and protection for the parties involved. In practice, however, such agreements are often not registered at the Land Office as specified in Article 127 B of the Regulation of the Minister of Agrarian Affairs and Spatial of the National Land Agency Number 16 of 2021. This leads to various legal issues that can affect certainty and legal protection for the parties. Based on this issue, this study formulates three main research questions: (1) What is the urgency of lease registration by the interested parties with the Land Office? (2) How is legal protection provided for tenants who register their lease objects at the Land Office under Article 127 B of the Regulation of the Minister of Agrarian Affairs and Spatial Planning/National Land Agency Number 16 of 2021? (3) What are the possible legal impacts, both disadvantages and advantages, of registering lease agreements with the Land Office as regulated by Article 127 B of the said regulation? This research employs a normative juridical method. This research approach also uses a conceptual approach (Conceptual Approach), the conceptual approach is intended "to analyze legal materials so that the meaning contained in legal terms can be known". Data was obtained through literature studies, reviews of relevant regulations, and legal document analysis. The findings indicate that lease agreements made before a notary provide authentic evidentiary strength, while registration at the Land Office offers legal certainty to third parties. However, challenges remain in implementing this registration, including a lack of public awareness and minimal dissemination of the importance of registration. The conclusion of this study emphasizes that lease agreements made before a notary and registered at the Land Office not only provide stronger legal protection but also enhance transparency in managing land and building assets. The proposed recommendations include increasing legal education for the public the benefits of agreement registration, simplifying registration procedures, and strengthening the role of notaries in ensuring compliance with the relevant regulations.

Abstract

Abstract: The regulation of auction is based on Article I, Paragraphs (4), (5), an d (6) of Minister of Finance Regulation No. 27/PMK.06/2016 concerning Auction Implementation Guidelines, which classifies, and voluntary non-execution auction. The issue of execution based on grosse akta as stipulated in Article 224 HIR or Article 258 RBG has evolved along with the rapid development of credit institutions in Indonesia. The problem Formulation in this study includes how the legal regulation of public auction through the intermediary of the State Assets Management and Auction  Service Office is strutured. This reseacrh employs a normative juridical method with a descriptive-analytical approach, the analysis used in this study is qualitative analysis. Additinally, article 6 of Law No.4 of 1996 on Mortgage Right, in conjuntion with article 224 HIR/258 RBG, plays a crucial role in the execution auction. Keyword: Auction Execution, Security Rights, Creditor, Debtor Abstrak: Pengaturan terhadap lelang didasarkan  Pasal 1 ayat (4), (5), dan (6) Peraturan Menteri Keuangan No. 27/ PMK. 06/2016 tentang Petunjuk Pelaksanaan Lelang mengklasifikasi lelang menjadi 3 bagian, yaitu lelang eksekusi, lelang noneksekusi wajib dan lelang noneksekusi sukarela. Persoalan eksekusi atas grose akta yang diatur dalam Pasal 224 HIR atau Pasal 258 RBG semakin berkembang seiring dengan lajunya lembaga perkreditan di Indonesia. Rumusan masalah pada penelitian ini adalah bagaimana pengaturan hukum terhadap lelang di muka umum melalui perantara Kantor Pelayanan Kekayaan Negara dan Lelang. Metode penelitian yang digunakan dalam penelitian ini adalah yuridis normatif  dengan sifat deskriptif analisis. Analisis yang digunakan dalam penelitian ini adalah analisis Kualitatif. Pasal 6 Undang-Undang Nomor 4 Tahun 1996 tentang Hak Tanggungan yang dikaitkan dengan Pasal 224 HIR/258 RBG dalam Pelaksanaan Eksekusi Jaminan oleh Kreditur Bank melalui Kantor Pelayanan Kekayaan Negara Dan Lelang. Kata kunci: Eksekuci Lelang, Jaminan, Kreditur, Debitur

Abstract

Students metacognitive skills, including planning, monitoring, and evaluating the learning process, are essential in science (IPA) learning at the elementary level. However, these skills often receive insufficient attention due to the dominance of cognitively oriented instructional approaches. This study aims to analyze the metacognitive skills of fifth-grade students in science learning at three public elementary schools in Surabaya. A descriptive quantitative method was employed, supported by qualitative data from teacher interviews. The results indicate that students' skills in planning and evaluation are relatively well-developed, while difficulties persist in the monitoring aspect, particularly in maintaining reflective consistency and recalling prior material. Although teachers have implemented reflective and contextual approaches, passive learning habits remain a significant challenge. Based on these findings, it is recommended that science instruction place greater emphasis on explicit and structured strategies to foster students' thinking awareness in a sustainable manner, aligned with the principles of the Merdeka Curriculum.

Abstract

Program Pengabdian Kepada Masyarakat (PKM) ini bertujuan untuk meningkatkan efisiensi produksi tahu di industri tahu Sengkaring, Kecamatan Donomulyo, Kabupaten Malang melalui penggunaan alat mesin AutoTofu Filter machine. Industri tahu lokal sering menghadapi tantangan dalam meningkatkan produktivitas dan kualitas produknya. Metode kegiatan akan melibatkan pengembangan dan penerapan AutoTofu Filter machine yang dapat mengurangi waktu dan tenaga kerja dalam proses produksi tahu. Dengan otomatisasi, diharapkan dapat meningkatkan kapasitas produksi, mengurangi kesalahan manusia, dan meningkatkan kebersihan produk. Pada saat ini keberlanjutan dari pengabdian kepada masyarakat sampai pada tahap pembuatan alat dalam rangka mengatasi permasalahan yang dialami mitra sehingga dengan adanya pengabdian masyarakat ini, diharapkan dapat memberikan dampak positif terhadap pengembangan industri tahu lokal, meningkatkan kesejahteraan masyarakat setempat, dan memberikan kontribusi positif terhadap perekonomian Kabupaten Malang.

Abstract

Several factors contribute to issues in providing compensation for land acquisition, often resulting in lengthy and prolonged processes. In addition to compensation-related problems, land ownership disputes often arise during the acquisition process. This research addresses the mechanism for providing compensation for land acquisition in cases of ownership disputes, based on justice and legal certainty. It also examines the legal protection for landowners in cases of unlawful ownership claims related to land acquisition compensation and analyzes the judge's decision regarding Tangerang District Court Decision No. 577/Pdt.G/2020/PN.Tng in conjunction with Banten High Court Decision No. 241/PDT/2021/PT.BTN. This study employs a normative juridical method, referring to legal norms through literature review to obtain secondary data. It is descriptive and analytical in nature, using qualitative analysis for data interpretation. The study found that compensation for land acquisition in cases of ownership disputes, such as in Case No. 577/Pdt.G/2020/PN.Tng, is entrusted to the court. Preventive legal protection for landowners in the event of ownership claims is provided through ownership evidence. If this evidence is insufficient, the aggrieved party may file a lawsuit. The judge’s decision in this case was based on legal considerations and the evidence presented. The research recommends that parties harmed by unlawful land ownership claims in land acquisition cases seek legal recourse through the court.

Abstract

Objective: This study aims to analyze the ability of students in the Primary School Teacher Education program to integrate Technological Pedagogical Content Knowledge (TPACK) in developing mathematics questions based on Higher-Order Thinking Skills (HOTS) at the C6 level (creating). This competence is essential for preparing future teachers to design questions that foster creativity, problem-solving, and innovation among primary school students. Method: This research employed a qualitative descriptive approach involving final-semester students who had completed courses on instructional design and TPACK. Data were collected through documentation of C6-level HOTS question development assignments, semi-structured interviews, and classroom observations. Data were analyzed through data reduction, display, and conclusion drawing. Results: The findings indicate that most students demonstrated the ability to integrate TPACK components—content, pedagogy, and technology—in designing HOTS-based mathematics questions at the C6 level. While some questions reflected strong alignment with C6 indicators such as originality and contextual relevance, challenges remain in harmonizing all TPACK dimensions consistently. Variability in technological integration and depth of creativity was also observed. Novelty: This study offers insight into how TPACK competencies support the development of C6-level HOTS questions within primary mathematics education. It contributes to existing literature by linking TPACK directly with cognitive assessment design in teacher education and highlighting the preparedness of pre-service teachers to meet the demands of 21st-century learning.

Abstract

This study aims to identify and analyze strategies for implementing Artificial Intelligence (AI) in Human Resource Management (HRM) through a comprehensive literature review. The research explores AI applications in key HR functions such as recruitment, onboarding, performance management, and employee development. It also evaluates the challenges faced during AI adoption, including ethical concerns, algorithmic bias, and organizational resistance. Additionally, the study highlights critical success factors like leadership support, digital competency development, and organizational culture adaptation. The findings provide valuable insights for organizations seeking to integrate AI ethically and effectively to enhance HR processes and overall organizational performance.

Abstract

In the era of public service digitalization, electronic mortgage registration (HT-el) has become an important breakthrough in improving the efficiency and accessibility of land services, but its implementation poses new challenges regarding the legal responsibility of Land Deed Making Officials (PPAT) who are directly involved in the registration process through electronic systems. Juridical empirical research conducted at the Land Office of Pekanbaru City shows that when errors occur in the Mortgage Granting Deed (APHT) or during electronic registration, PPAT is given 5 (five) days to correct the errors, but if they cannot be corrected within that timeframe, the application will be declared null and void. Uncorrected errors can result in the deed losing its authentic power based on court decisions for not meeting formal and material requirements, so that the power of the deed is only as an underhand deed which makes it difficult for the parties entitled to use the deed as valid legal evidence, and to overcome this requires solutions in the form of correcting the deed in APHT and correcting registration in the HT-El application through the process of re-inputting accurate data and re-paying administrative fees.
