Purpose: This study examines the development of Sadhu Lima Villa in Pererenan, North Kuta, Badung, Bali, and designs a villa development model applicable to similar boutique property projects. Research methods: A qualitative case study approach was employed, utilizing observation, semi-structured interviews with key stakeholders (investor, architect, contractor, and villa manager), focus group discussions (FGDs), and document analysis. The POAC (planning, organizing, actuating, and controlling) framework served as the analytical lens to evaluate the managerial process. Results and discussion: Sadhu Lima Villa was developed with a strong emphasis on tropical-modern architecture, eco-conscious design, and market-oriented strategies. Financial feasibility analysis confirmed its profitability, with a positive Net Present Value (NPV), a payback period of less than four years, and an annual Return on Investment (ROI) exceeding 50%. Furthermore, a comprehensive development model was designed, comprising three key components: design, finance, and sustainability. Implication: The study contributes to applied tourism business planning by providing insights into the creation of small-scale accommodation projects equipped with systematic business models.

Abstract

The Batur volcano in Kintamani tourist resort has enhanced its existence through the establishment of Batur UNESCO Global Geopark since 1st April 2016. However, the two tourist attrac- tions have not been mutually utilized each other. This study is conducted to determine the level of relationship and integra- tion between the two tourist attractions in order to find out beneficial solution for the two tourism industries. The results revealed that not all tourists’ climbers of Mount Batur visited the Geopark as an artificial-tourist attraction, whereas, not all the first tourists who visited the geopark was climbing the sa- cred mountain. Therefore, it is required more intensive efforts in tourism business in order to create a mutual synergy be- tween the two tourist attractions by all stakeholders including government, tourism industry, and the society. This is for the benefit of tourism business and of carrying out the natural con- servation and the preservation of local cultural values.

Abstract

Erupted in 1963, Mount Agung in Selat District, Karangasem Regency, the highest mountain in Bali, was started to be mounted by trekking/climbing tourists in 1980s. Since 1990’s especially 2000s, some initiatives to serve the trekking/climbing the volcanic mountain have emerged in the surrounding villages’ people. The present study is done using a technic of qualitative data analysis. The result of study shows that Mount Agung is regarded interesting to climb not only because she has exotic beauty and challenges regarding the degree of difficulty (and the degree of danger the trekkers/climbers may face) to climb but also get some certain mythologies from her status as a sacred mountain believed by Balinese people, especially the Hindu followers. The entrepreneurship practices of the local society in Selat Village then come up not only to serve the trekking/climbing as usual but also to conserve the mountain environment and of course to keep the trekkers’/climbers’ safety since the mountain has some taboos and restrictions in relation with the trekking/climbing itself.
